She also worked on the Turnpike Distribution Center in New Galilee, Pennsylvania. Rochelle was an instrumental part of the team involved in the conversion of the former Alcoa headquarters into the Regional Enterprise Tower, a facility dedicated to assisting non-profit organizations in southwestern Pennsylvania. For over 5 years she was responsible for all aspects of a full-service conference center at the Tower, including scheduling, accounts payable, accounts receivable, catering, audio-visual and marketing in addition to being the initial point of contact for the non-profit organizations occupying the building. Rochelle’s responsibilities include:

Maintaining appropriate standards of physical maintenance and housekeeping.

Preparing and supervising daily work schedules for operations.

Establishing and monitoring preventive maintenance schedules.

Maintaining established programs of safety and security for building occupants and property.

Responsible for issue and control of keys, card keys and security clearances to the property.

Providing proper control of materials and supplies. Requisition by established policies and procedures.

Preparing and auditing annual operating budgets and monitoring 5% tolerance. Preparing monthly reports of operation for review with

owners.

Securing bids for capital expenditures; submit to owner, secure approval and implement.

Building and sustaining client relationships.

Reviewing and approving payables and receivables as prepared at the site level. Review and supervise all accounting output as prepared by the accounting department as required by the property.

Evaluating specifications prepared for service contracts. Assist with selection and final award of contract services, vendor negotiation of service agreements and the overall monitoring of vendor performance to ensure full compliance with standards established within the service agreement.

Communicating with other departments to coordinate work and achieve objectives.

Maintaining accurate personnel records for union employees.

Conducting employee relations program, which encompasses employment interviews, employee discipline and union grievances. Prepare and maintain copies of HR-approved job descriptions for each job and ensure proper employee training.

Attending all scheduled property management staff meetings and training.
