We are launching a new series of classes that are scheduled to begin on Tuesday, May 14th. These classes will cover a very wide spectrum from technology to etiquette, marketing to closing the transaction and all things in-between. We have many instructors with enormous expertise and experience who will be a part of the program. Many agents operate in a team environment and their agents will find this beneficial for the day-to-day sales needs. Shelly Schaffer and Sarah Bliss have been instrumental, with help from many others, in putting this 6 week training program together. Please be on the lookout for information regarding the complete class schedule, times and locations. A part of the old is our professional business meeting on the first Thursday of every month. This meeting is designed to update everyone on what is happening within the company and gives all of us a chance to share ideas and give accolades to agents for their successes. On the other Thursday mornings we offer education sessions that are open to all agents. These sessions have a mix of guest speakers from County Assessor Keith Russell, to CPA Leon Grass to Attorneys discussing relevant issues in today’s real estate world. Other services offered at RE/MAX Professionals include a Professional Warranty with One Guard. You can offer your buyers and sellers a policy that is very extensive and can be expanded. Warranty brochures should be available in each office. If you need transaction coordination, we have that service covered too. If you are short on cash we offer “cash before closing” to our agents. Educating consumers on the market conditions has always been important, and now more than ever education is critical to obtaining listings and finding buyers. News articles have recently been telling consumers that Phoenix is in a new housing bubble, but facts do not support that theory. Tight supply, not excessive demand, is driving up prices, and most buyers are relying on cash or large deposits instead of speculative lenders.

At the opposite end of the spectrum, recent public opinion surveys indicate that nearly 80% of consumers think the housing market crisis is either still happening or worsening, despite hard data that the market has been steadily improving for the past few years. Only 6.7% of home loans in Arizona are delinquent, and home values are seeing consistent appreciation. Loan approval rates are also up 18.6% from a year ago. Financial circumstances may be less of a factor than fear that is keeping consumers out of the market.

Now for a West Valley snapshot. The lowest priced West Valley areas seem to be the ones that have seen the greatest price increases over the past year as the market continues to seek equilibrium. Active adult and retirement communities have only seen modest price increases. Like all of Phoenix, the West Valley housing market is moving slowly toward balance between buyers and sellers.

Everyone recognizes the importance of backing up their data but many people never get around to it for various reasons. In past articles I’ve written about online backup providers, relatively easy ways to just back up your data to an external drive at home, and why not to use some cloud services for backup of sensitive information. Often, however, the vast array of available options actually makes it harder to decide what solution would work best for you. There is one option that covers all those bases and combines them into an inexpensive, easy to use, and flexible solution that should work for just about everyone: CrashPlan

CrashPlan is free backup software that you can download to your computer (available for Mac, Windows, and Linux operating systems at www.CrashPlan.com) that you tell what you want backed up and to where, rather than other services and applications that do all-or-nothing backup to one location. The CrashPlan solution has 3 storage options that you can combine in just about any configuration you’d like: local (to your own external USB hard drive that you can pick up at any electronics or office store), remote-site (your own backup drive at a different location), and cloud-based (in the CrashPlan data centers). The local and “cloud” options are self-explanatory, but the remote-site option is a little more interesting: this allows you to install CrashPlan at another location (at home or the office, or even on a friend or colleague’s computer with whom you’ve agreed to swap backup space), and CrashPlan will automatically see that other location and copy your data to it over the internet without any active management on your part. And don’t worry, all of the options use encryption to make

sure the backup data is not readable by anyone but you no matter where it resides.These options are helpful because most people have different classes of backup needs within their own data whether they realize it for not. For instance, you might not be terribly concerned about losing music or games on your computer in the event of a catastrophe like a flood or fire as long as your business documents and family photos were safe. And, even for the just the “critical” data you want backed up, some folks may be OK with being able to restore it eventually so long as they still have it somewhere, whereas others might require nearly immediate access to those files in the event of a data-destroying incident. Here’s where CrashPlan really shines.

Let’s take the example of backing up non-critical items like music and games, irreplaceable but not urgently-needed items like photos, and important frequently used business documents. With CrashPlan you can still choose to back up everything to one place if that meets your needs, but you can also combine destinations to fit your expectations and budget. You can select those less important items and send them to a local storage device, send the irreplaceable files to an off-site location (as well as a local backup drive if you’d like), and your business documents to CrashPlan’s cloud storage (and also either or both of the other 2 locations). CrashPlan then handles all the details and runs automatically in the background, and if you’re using the remote site or cloud options you don’t even need to remember to plug in a laptop to an external drive as long as it’s connected to the internet, and that’s often a big stumbling block for people using other backup systems. You don’t pay for the backup options using your own storage space locally or at a remote-site, and the CrashPlan cloud storage plans only cost between $2 and $10 per month for most people. An added benefit of the paid CrashPlan service is that anything stored with them is accessible from your account on their website, so you can log in from any internet-connected computer and have immediate access to your files, either occasionally for conven-ience, or urgently because you’re on vacation and just dropped your laptop into the ocean!

If you don’t already have a backup solution that is both robust and that you actually use frequently, take a look at CrashPlan now... before you need it!
