In Case You Missed It…

One of our own was recently featured in an article in the Sun Paper! Patterson Park’s Matt Gonter was front and center on December 7th when the Sun printed a story about how so many property owners are receiving the tax benefits of the homestead tax credit when they do not live there – many were shells! Thanks to Matt’s hard work and the vigilance of others like him, millions of dollars of undeserved tax breaks have been corrected – that’s money we all know our city needs! Way to go, Matt!

Upcoming Events in the Park HAPPY NEW YEAR! Make a resolution to take advantage of all that our great neighborhood has to offer in 2009, as well as give back to the community. Never attended a PPNA meeting? Not gone on a C.O.P. walk lately? Thinking of volunteering but not sure where or how? Find out and get out there! With fewer organized events this month, it makes it the perfect time to get involved.

January 7th (Wednesday) Join your neighbors for the weekly Citizens on Patrol Walk. Never been? We meet ever Wednesday at the corner of Linwood and Baltimore at the Park entrance at 7 o’clock. Dogs welcome! The walk is usually followed by dinner and casual socializing at Three…

January 8th/10th (Thursday/Saturday) Christmas Tree Pick Up will be on your second weekly trash day, either Friday or Saturday depending on your location. Trucks will return to pick up trees after trash has been taken.

January 8 th (Thursday) Feeling creative? Then head over to the Creative Alliance Talent Nite at the Patterson. A $5 Donation admits you for a night of drama and musical acts.

January 12th (Monday) Make sure you attend this month’s Patterson Park Neighborhood Association Meeting at St Elizabeth’s at 7 o’clock for elections! Get in the habit of attending these monthly meetings to stay abreast of important issues facing our community

January 19th (Monday) Celebrate and honor the life of one of our nation’s most influential civil rights, political and social rights leaders at the Martine Luther King Jr. Parade. The parade starts at noon at the intersection of MLK Blvd and Eutaw St.

January 20th (Tuesday) Happy Inauguration Day! If you’re heading down to DC to witness this historic event, good luck braving the crowds and cold!

January 29th (Thursday) Meet and mingle with your neighbors at the monthly PPNA Happy Hour at Sign of the Times on Belnord, beginning at 7 o’clock.

Featured Real Estate Articles: Strong Community, Strong Property Values

In these tough economic times, it is easy to feel discouraged. Each month, you see in this newsletter that the property values of our neighborhood are still falling. Homes are sitting on the market longer, and selling for less. This is, of course, not something that only those in Patterson Park are facing, but rather something that countless communities around our nation are struggling through. While the market is not something any one of us can control, there are things we can do as a neighborhood to keep our community strong. In so doing, we can make our neighborhood an attractive place for buyers to consider. The key to selling a house quickly and for top dollar is to make it the best value in a buyer’s eyes – there is no reason we can’t use the same logic for a whole neighborhood!

Patterson Park, as we who live here know, is a fabulous place to live. With incredible proximity to Canton, Fells Point, the Inner Harbor and major road ways, you can be anywhere in the city quickly and easily. But why leave the neighborhood when we have the resources of “Baltimore’s Best Back Yard” – Patterson Park itself– at our doorsteps? Wonderful local restaurants, running groups, a close-knit community, a strong and active neighborhood association… what wonderful features! Any buyer can add the bells and whistles to a house after they purchase it, but they can’t add the community features.

So what can we do as individuals to make Patterson Park an even more attractive place for buyers? Here are a few suggestions.

First, take pride in where you live. Once you feel a sense of pride, you’ll be motivated to keep your home in good shape, your front steps and sidewalk clean and clear or trash, your tree pit mulched and weeded. See a discarded bottle in the park while walking your dog? Why not pick it up and toss it in a can. Sure, you didn’t drop it, but don’t you want your neighborhood to look it’s best?

Second, work as a team. We are lucky to have such an outstanding sense of community in our neighborhood - how many of your non-Patterson Park friends can say they have monthly happy hours and weekly walks with their neighbors? Make sure we keep the team strong by coming to Neighborhood Association Meetings, weekly Citizens on Patrol walks, and other social events. Knowing your neighbors makes everyone more likely to do their share, so introduce yourself and encourage others to join the team.

Third, don’t be afraid to ask for help. If you’re facing an issue, be it big or small, don’t forget you are surrounded by a wealth of collective knowledge. Looking for a new plumber or carpenter? Your neighbor probably has a great recommendation. Want to do a greening project on your block but find it a little daunting? Some green-thumbed neighbors would probably love to pitch in. Asking for and offering help reminds us that we are part of a cohesive community in which we need each other’s individual knowledge, skills and talents.

Finally, go ahead and brag a little! Don’t be afraid to tell others how great you think it is to live here! While we have things in our community we’re still working to perfect, what neighborhood doesn’t? What we do have is commendable and should be shared with friends, families, and coworkers. Adding value to our neighborhood in the eyes of others adds value to each and every on of our houses. And THAT is some encouraging news.
