As the graph shows, the number of homes for sale on San Juan Island over the past several years is decreasing (light green columns) while the number of homes sold is trending upward. If you are buying or selling, Windermere Realtors have the right pricing tools to help you achieve your real estate goals.

As the new year begins to unfold, indicators point to a shift in our housing market’s dynamics. While sales of homes has accelerated on the mainland, we never really left third gear here. But our sales pace shows signs of improvement, especially in niche areas. Waterfront sales are trending upward, despite looming land-use regulations. Homes priced under $600,000 made up 62% of last year’s market, up from 54% in 2012. Homes priced over $1M were 12% of the residential sales last year, up from 4% the year before.We believe these numbers demonstrate the ongoing desirability of our islands. With mortgage rates threatening to inch up over the next 18 months and the supply of homes declining, it may be prudent to take stock market gains and buy some REAL estate.

Remember the Affordable Housing crisis of 2009? At that time, County planners projected a need for 200 affordable units per year out to 2025. Since then, Homes for Islanders (HFI) has sponsored 8-12 units/year, a total of 82 through 2013. Currently HFI has only 3 quali� ed applicants for the next phase in 2014 on both Orcas and San Juan islands combined. Is the affordable housing problem solved? Are there any island residents who’d like an affordable house of their own? Are there any renters who’d rather own?

HFI is a non-pro� t 501(c) (3) corporation that works to help provide affordable housing to very low and low income residents in San Juan County. HFI does this by assisting individuals and families to build their own homes by working together over the course of a year. Recent examples are Country Village on Browne Street in Friday Harbor and North Beach on Shady Lane in Eastsound. Both developments provide 3 to 4 bedroom homes and a garage with an affordable mortgage.

How does it work?HFI, supported by grants and loans from USDA, provides a ready to build site including all utilities, building plans and permits, on site organization and direction and subsidized � nancing. Monthly payments are established depending on the level of income and the number of persons living in the house.

Who can participate?Anyone with a fairly low income, regular employment and good credit! Income must be at least $14/hour year around. Good credit is a history of paying bills on time and no outstanding collections. (However, HFI does have funding resources to assist applicants to resolve debt issues.) If you have a question about income levels, call us.

Is the affordable housing problem solved?This is perhaps a last call for self-help applicants, if there are no applicants HFI must release their USDA funding to another community where the need is greater and there are many.
