Canadians live in anticipation for warm weather and sunshine. Yet, some summer days can be difficult to enjoy when overtaken by smog and humidity, especially for those who suffer from asthma, allergies or other sensitivities.
When summer temper-atures soar, homeowners tend to seek refuge in their homes by closing the win-dows and relishing the air–conditioned space. Believe it or not, a retreat indoors may not alleviate symptoms or offer much comfort if the air from out-side is invading the home.
Home occupants are not protected from out-door allergens and humid-ity unless these seasonal preparations have been checked off the to–do list:
Seal it tight. Use an in-sulation/air barrier to seal up cracks and penetra-tions that allow hot air to invade the living space, carrying with it unwanted airborne irritants. Spray foam is an effective option because it’s sprayed on as a liquid and then expands to seal every nook and cranny so that no air can pass through. Spray foam makes it easy to get a tight fit around wall openings, such as windows, elec-trical/cable service entry points, and light fixtures. Some spray foam prod-ucts, such as the ones of-
fered by Icynene, are air barriers. Icynene also of-fers a 100% water–blown product, making it an even healthier option for home-owners.
Ventilate right. Once the leaky areas have been sprayed and sealed, home-owners should check with their insulation contract-or to see what changes they might want to make to their HVAC system to improve efficiency and ventilation. This may be
achieved through down-sizing their system, intro-ducing a ventilation sys-tem, or installing a HEPA filter.

In fact, accord-ing to the 2011 TD Can-ada Trust Home Buyers Report, more than half of Canadians (55%) say they spent more time buying a car, furniture or even a smart phone than they did when buying their home.

nerve–wracking, but understanding the pro-cess and being prepared will give you confidence to act quickly when you find your dream home.
“The actual purchase of a home from start to finish can happen very quickly. People need to prepare themselves and their finances before they start house–hunting,” says Farhaneh Haque, regional manager, mobile mort-gage specialist, TD Canada Trust.
Haque offers her advice
for homebuyers to consid-er before house–hunting:
Know what you can af-ford: Banks have mortgage tools like the TD online mortgage calculator to help you determine how much you may be able to afford. On top of your mortgage payments, don’t forget to budget for costs like utilities, insurance, property tax and any reno-vations. “This research should be done before you start house–hunting,” says Haque. “You don’t want to start looking and fall in
love with a home that is outside your price range.”
Get pre–approved: Ob-taining a pre–approval for a mortgage puts you in a good position to make an offer as soon as you find the right home. There is usually no cost or obliga-
tion to get pre–approved, and it’s a good opportun-ity to come in and talk to a mortgage expert to clarify any questions.
Save up for a larger down payment: The more money you pay upfront, the more you’ll save in
the long run. “Speak to your bank about opening a high interest savings ac-count and automate your savings with a pre–author-ized transfer,” says Haque.

Any parent knows that children come with lots of baggage, literally. Mud rooms in homes often become a dumping ground for coats, boots, knapsacks and sporting equipment as they en-ter and exit the home on a daily basis. A little or-ganization can go a long way in keeping this space neat and tidy and helping to prevent dirt from be-ing tracked in and out.
Here are a few tips to consider when designing an effective mud room:
Store it: Storage is the most important aspect of any mud room. A cus-tom wall unit with built in shelves can store shoes and boots and free up floor space for a bench or chair, perfect for donning footwear.
Locker–style cabinets for each member of the family can help to keep each individual’s items organized in one spot and provide storage for off–season items that aren’t worn often.
Hang it: Hooks (spaced five to nine inches apart) allow for easy access to frequently needed items. For children, secure them about 35 inches from the floor, for adults, about 60
inches. These can be used to hang jackets, scarves or knapsacks.
Step on it: Slate, honed tile, cork or vinyl flooring is slip resistant and inde-structible. An area rug is also great to catch mud or dirt before it makes its way into the house.

Finding your first home at a price you can afford
It’s colourless, odour-less, and tasteless.
Exposure can cause symptoms similar to the flu and food poisoning.
It’s sometimes called the “silent killer”.
It’s carbon monoxide and it can be deadly.
When it comes to protecting your-self and your family from the dangers of carbon monoxide (CO) exposure, the first line of defence is always the proper maintenance of fuel–burning appliances. When fuel–burning devices are prop-erly installed and main-tained, they will operate as designed and exhaust gases outdoors.
The second line of de-fence is the installation of carbon monoxide alarms. The importance of having carbon monoxide alarms is heightened during the winter months when we keep doors and win-dows closed and increase our use of fuel–burning
equipment, such as fur-naces.
Here are some tips to guide you in the installa-tion and maintenance of your carbon monoxide alarm:
• Alarms should be certified by the Canadian Standards Association, CAN/CGA 6.19, or the Underwriters Laborator-ies 2034 standard.
• We’re most suscept-ible to the effects of car-bon monoxide while we’re asleep—install your alarm near your home’s primary sleeping area.
• Install additional alarms in other sleeping
areas, near rooms where your combustion appli-ances are located (like adjacent to your furnace room), or rooms near a potential source of car-bon monoxide (like an attached garage or fire-
place).• Don’t let
f u r n i t u r e , draperies or obstructions to normal air flow block your car-bon monoxide alarms.
• When harmful car-bon monox-ide levels are present, an
audible alarm will sound.• If your CO alarm
sounds, open windows and doors and evaluate your situation. If any-one is experiencing the flu–like symptoms of CO exposure, seek medical help or call 911.
