Infrastructure facility located at the University of Wollongong.

The gross floor area is approximately 12.000m² which consists of a four storey concrete structure including a detailed façade system, external brickwork, structural steel components and three link bridges to connect to neighbouring buildings. Internally, the ground floor will resemble a large open area for manufacturing, research and teaching - features include overhead gantry facilities and a ‘Strong Floor’.

The upper levels include specialised research facilities, teaching laboratories, collective research spaces, lecture theatres and teaching spaces to assist with research in transport modelling, supply chains and monitoring and analysis of infrastructure.

The SMART Infrastructure Facility has been designed to meet a 4 Green Star rating and includes detailed services, solar panels, low VOC content through internal finishes, day-light monitoring, skylights and openable windows. 2011 MBA AWARD WINNER

These include solar hot potable water, a rainwater harvest tank system for re-use for amenities & landscaping, motion sensor lighting, fresh air make-up mechanical system, curtain wall glazing, low VOC paint, re-use of brick pavers & light poles & preservation of the majority of existing trees. The project is located in the main campus and was constructed within a fully operational environment in close proximity to the public and student interface.

building with gross floor area of 4,800sqm, refurbishment of the existing administration building and cafeteria, car parks and modifications to warehousing buildings, complete with complex building and process services installations.

Key to the project is the integration of environmentally sustainable initiatives with the design and operation of the facility. This includes:

• Sun-shading louvers and natural light

• High performance glazing

• Economy cycle air-conditioning and cross flow ventilation

• Timing control on mechanical systems

• Energy efficient lighting and automated light sensors

• Rain water harvesting

• Solar panels for hot water

• Water efficient sanitary equipment.

The project was delivered in an operating facility. Continuity of the existing operations was paramount thus an integrated operations and construction schedule was developed in cooperation with Roche Products.

The site is also a highly secure facility which required project conformance to various security procedures and protocols. Cockram Construction developed special training and induction programs with Roche Products.

Short description of work completed The $8.7M project works which will be undertaken for the University of Sydney will be constructed in the live operational Concord Hospital Precinct. The project works for this new facility designed by Suters Architects include the demolition of the existing building K26. On completion of the demolition, a new building will commence and comprise of 2 floors with office and teaching facilities, wet and dry laboratories and lecture theatres. Some external works are included in the project scope and consist of landscaping and the re-diversion of existing services.

additional basement level which was refurbished for mixed office, teaching, animal holding and laboratory uses.

Stage 1 was delivered while the building was occupied by the various academic and research personnel including controlled environment laboratories for the Royal Prince Alfred Hospital where pathological testing is conducted. This required the application of high level construction security to ensure patient confidentiality and control of test results, and involved specialised construction techniques to ensure the atmospheric integrity of the laboratories was maintained.

The works included removal and replacement of furnishings, finishes and building and fire services, and renovation of external facades. Significant additional works were also included in the scope during the delivery period.

Stage 2 involved additional wet laboratories, lift installation and general refurbishment of selected areas of the building.

Works were within the agreed project program which required staging during construction to accommodate changes to the University’s operational requirements.

laboratory precinct. It will include high-containment certified PC2 and PC3 laboratories for virology, bacteriology, microbiology and molecular biology; refurbishment of existing animal and plant health laboratories, and an upgrade of electrical and safety systems.

Cockram Construction was engaged in an early tender involvement (ETI) process with NSW Public Works which essentially required us to provide feedback on documentation and potential design issues/risks. At this time we identified one of the key issues for the client was the programme and at tender time proposed a temporary PC2 certified laboratory structure to house researchers between moves so as not to disrupt their research. This in turn also cut 12 months off the practical completion date.

Concord Hospital and is the world’s first stand-alone research facility dedicated to asbestos-related disease.

The building comprised of a 2,700 sqm 2 storey research facility with six wet laboratories, two dry laboratories, shared core laboratories, education and meeting rooms

The project also includes the complete fitout of laboratories and administration areas including offices and workstations and the exterior has an impressive multi-finish facade with up lights.

The project was constructed within a live operational hospital environment and in close proximity to patients and the public – traffic management was a key to the safety success on this project and The Asbestos Diseases Research Institute was completed ahead of program and under budget in August 2008.

Interior Fit Out/Refurbishment Engagement 1 Name Of Engagement Reserve Bank of Australia (Stages 1 and 2) Short description of work completed The Reserve Bank of Australia head office is located in a 1960s skyscraper in Martin

Place. The building is listed on the Commonwealth Heritage List and Register of the National Estate.

Stage 1 involves the demolition of existing amenities including stairs and the decommissioning and recommissioning of the bank’s PABX. The fitout works involve the construction of offices, new amenities, installation of workstations and associated mechanical, electrical, hydraulic and fire services on the ground floor and level 1.

Stage 2 consists of the refurbishment and fitout of two levels, level 4 and level 9 delivered in three separable portions. The works involve demolition and replacement of some mechanical, electrical, hydraulic and fire services, and a complete office fitout including the restoration of ceilings, new partitions and workstations.

The building remained occupied throughout the refurbishment works and extensive coordination with the Reserve Bank is required.

Interior Fit Out/Refurbishment Engagement 2 Name Of Engagement Dennis Johnson Library and Leisure Centre Short description of work completed The Dennis Johnson Library has been integrated with the existing Blacktown

Leisure Centre enabling a total leisure experience for customers. The Library will use the integrated foyer/hub area and appropriate technology to extend the delivery of some library services outside of normal Library opening hours. The project involved:

The construction of a new library - a 1,500 square metre single-storey building.

Extensions to the existing Blacktown Leisure Centre involving an additional squash court, spin cycle studio, increased gym area, members bar and lounge.

Construction of three feature walls providing individual symbolism to the heritage of the Blacktown area including the aboriginal land on which the project sits.

A "drive-through" drop-off point, enabling you to return items from the convenience of your car.

A new rainwater tank to harvest rainwater was installed to supplement the swimming pool water supply.

Extensive landscaping and paving works.

The works were carried out with close co-ordination with the Blacktown Leisure Centre and Blacktown Library staff as the facility remained operational throughout the construction works.

The project was completed in October 2010 and achieved zero lost time injuries on practical completion.

This is one of a number of projects Cockram Construction has completed for Eli Lilly at their West Ryde facility.

Heritage Engagement 1 Name Of Engagement 88 George Street Short description of work completed The Sydney Harbour Foreshore Authority (SHFA) appointed Cockram Construction

as construction contractor for the refurbishment of a six-level heritage building at 86-88 George Street, The Rocks.

The project involved the demolition and construction works to refurbish the basement, ground floor, level 1, level 4, level 5 and the external podium. Each floor is approximately 2,200 square metres. It included the replacement of all services including a new passenger lift.

Extensive protection of heritage features and fittings was required during the construction works, as well as minimising noise and disruption to both the existing tenants in the building and visitors to The Rocks.

The Green Building Council of Australia has confirmed that this building is the first State Heritage listed building in Australia to achieve an "Australian Excellence" 5 Star rating.

Highly Recommended for Heritage & Adaptive Re-use Award with the Property Council of Australia.

The Badham Building had a heritage component whilst the Griffith Taylor comprised of a complete internal refurbishment and fitout and external façade treatments to the northern building elevation.

Significant design changes were incorporated successfully within the construction delivery whilst the original contract completion date remained the same.

Civil / Infrastructure Works Engagement 1 Name Of Engagement IKEA Warehouse Store, Tempe – Civil Works Short description of work completed The construction of the new $110M IKEA Tempe store in Sydney had two

associated Roadworks projects, the Princes Highway new store entry and the Bellevue Street upgrade – as part of the Department of Planning’s Major Project approval conditions. Cockram Construction NSW managed a team consisting of the client, IKEA, TTW Civil Design Engineers, other design consultants and also liaised with various approval authorities including, RTA, Marrickville Council, Sydney Airport Corporation Limited (SACL), and various service utility authorities to ensure all the required design and construction approvals were in place prior to commencement of construction. The Princes Hwy component ($4.48M) involved the design and construction of a new signalised ‘T’ intersection on the Princes Highway, including road widening and new cycleway, to cater for access to the new IKEA store. The new intersection also provides turning lanes on the Highway for left and right turn vehicles, to cater for the increased traffic loadings of the proposed development. Two intersections, located north and south of the development, were also upgraded. The Princes Highway is an extremely busy RTA road, which presented numerous coordination issues with road closures and traffic control, and involved undertaking a large component of the works at night. 1400m2 of new Jointed Reinforced Concrete Pavement (JRCP) was installed to widen the highway and make the new store entry, with an asphalt overlay - all to RTA specifications, and under a tight construction programme. An additional section of the exiting Princes Highway was also milled and re-sheeted with asphalt and additional central

medians were installed, as well as associated linemarking and signage. Six separate utility assets (Gas, Optus, Telstra, mains water, stormwater drainage, streetlighting and underground power) were required to be relocated, upgraded, and coordinated in order to enable to highway to be widened, and the new 1,800m2 Cycleway to be installed. Two bus stops and shelters were also upgraded as part of the project. Successful delivery of the roadworks, to RTA’s satisfaction, has been achieved prior to the store opening. The Bellevue Street ($2.2M) works included the design and construction of an upgrade to an existing side street to the IKEA development, for the Marrickville Council. Bellevue Street also provides for a second access and egress for the new store for deliveries, with the new entry point installed in conjunction with these roadworks. Associated utility assets (Mains water, stormwater drainage, Telstra, Optus, streetlighting and underground power) were upgraded/ relocated to allow the road to be widened, and the new cycleway to be installed. Two associated new retaining walls, fences and guardrails were also constructed to allow the new road to be built. Over 3000m2 of existing asphalt roadway was demolished and new base and roadway installed, along with 800m2 of new footpaths and cycleways.
