UD PROJECTS OR PEOPLE IN THE MEDIA
Unlike the internally focused suburban re-
search parks of the previous decades,
Innovation Square aligns the goals of the City
of Gainesville and the University of Florida
to create a livable, walkable, adaptable and
sustainable urban research district that gives
Gainesville a competitive edge in attracting
and retaining the best minds and companies in
research. The Visioning process for the District
has set in place lasting partnerships between
public and private stakeholders to ensure
successful implementation.
Innovation Square is a unique project. On the
surface it appears to be a typical district plan,
but has become a much more comprehensive
process. The project started as a simple zon-
ing exercise, creating regulations that would
allow, even incentivize, research specific
development in an underutilized commercial
district between downtown Gainesville and the
University of Florida campus. It includes the
various elements of a district plan, but moves

beyond this with the creation of a robust data-
base that tracks and projects resource utiliza-
tion, provides a financial development model-
ing tool that provides instant scenario analysis
for development decisions, as well as a phas-
ing distribution model for real-time modeling
and projecting. And all of these elements are
tied together, so that decisions made from a
market perspective address and reveal issues
that might arise for service cost and distribu-
tion, allowing the broad partnership driving the
project to make decisions that will have the
best possible outcomes. More on the project...

If the downtown of tomorrow looks like most of
the redevelopment projects being planned for
it today, it will end up a monumental bore. But
downtown could be made lively and exciting --
and it’s not too hard to find out how.
This year is going to be a critical one for the
future of the city. All over the country civic
leaders and planners are preparing a series of
redevelopment projects that will set the char-
acter of the center of our cities for generations
to come. Great tracts, many blocks wide, are
being razed; only a few cities have their new
downtown projects already under construction;
but almost every big city is getting ready to
build, and the plans will soon be set.
What will the projects look like? They will be
spacious, parklike, and uncrowded. They will
feature long green vistas. They will be stable
and symmetrical and orderly. They will be
clean, impressive, and monumental!
