HOA Board Meetingz Changes Are Coming z
In the spring of 2014, the sitting
HOA board decided to bring all
functions of the HOA back in
house. At that time, deed restriction
violations and all that was required
to encourage compliance, was han-
dled by another company for the
HOA. The same company was also
doing some accounting functions
for the HOA. Pool management
was being done by a 2nd company.
As is has turned out, it was not
only a financially responsible deci-
sion to bring both deed restric-
tion/ACC functions and account-
ing in house, but also a decision
that has led to increased commu-
nication between the Board and
Greenwood Forest Residents. We
now have a better tracking system
for deed restriction violations that
supports greater compliance, and
quicker resolution.
Having all operations under the
same roof has also enabled the
Board to increase collections of
unpaid HOA dues and respond
more efficiently to legal matters that
affect the welfare of the subdivision.
In order to provide uninterrupted
time for our staff, Caroline and
Denise, beginning October 3,
2017, the main clubhouse office
will be closed on Mondays and
Wednesdays. The main office will
be open Tuesday, Thursday, and
Friday from 9 am to 5 pm.
Denise will be available in her
Deed Restriction/ACC office
when she is not doing driving
inspections Monday through
Thursday. Please call before com-
ing so you will be sure to find
Denise in her office.
We should also have our new,
automated phone system in place
very soon. It will allow you to get
answers to many frequently asked
questions as well as reach either
Caroline or Denise directly, or
leave them individual voicemails.
If you have questions or concerns
about these arrangements, please
bring them to the November HOA
Board Meeting on Wednesday,
November 2.

REMEMBER THESE IMPORTANT TIPS:• A closed door may slow the spread of smoke, heat
and fire.
• Test smoke alarms at least once a month by pushing
the test button.
• If the smoke alarm sounds, get outside and STAY
OUTSIDE at your meeting place.
• Call 9-1-1 from a cellphone or neighbor’s phone and
STAY OUTSIDE.
• Install smoke alarms in every bedroom, outside
each sleeping area (hallways), and on every level of
the home. Larger homes need more alarms than
smaller homes.
• Did we mention, STAY OUTSIDE? Contents can
be replaced, you cannot.

Anyone with outstanding assessment fees
is urged to contact the HOA to arrange
payment. Payment plans may be available,
however, you must communicate with the HOA.
Accounts that remain delinquent will be
forwarded to the attorney for collection.
The account will incur additional costs
which can be considerable. The HOA
Board considers legal action the last resort,
however when an owner is chronically
delinquent, has refused a payment plan,
defaulted on the plan, and ignored requests
for communication; legal action becomes
the only option.
HOA fees are part of the covenants of the
neighborhood that you agreed to when
purchasing your home. Nonpayment of
these fees can result in the foreclosure of
your home.
If you are delinquent and have not yet
received a letter from the attorney,
please contact Caroline Roberts at
(281) 444-3522 to make payment
arrangements or speak to the HOA Board.
Please don’t wait any longer.

THE FOREST NEWS October 2016 5
The Women’s Club September meeting was awesome
as the ladies were excited to visit with each other after
a summer hiatus. Many shared exciting stories about
what they had done over the summer. They were also
looking forward to our 2016-2017 new year.
We are pleased to welcome our new member Melissa
Morton, who only recently moved to Greenwood,
and lives on Miller Valley Drive. Melissa is a native
Texan, and she shared that she was very excited
about recently obtaining her real estate license.
Our “Aloha To Summer” program was simply
outstanding! Our lovely Tahitian dance instructor
taught us the graceful Hula of Hawaii and the fast
and exciting hip shaking dance of Tahiti. Our ladies
eagerly joined in and very quickly there was a “whole
lot of shaking” going on. What a wonderful scene to
witness all the ladies perfecting their hip movements.
We all had a “hula” of a good time!
Our October program will be a Fall Fashion Safari.
Again, our lovely ladies will be modeling clothing
from some of our favorite neighborhood boutiques.
Mark your calendar for our November program on
Feng Shui for the holidays. We will learn how to
arrange our interior surroundings in harmony and
balance in preparation for the Christmas season.
Special interest groups:
Book Club meets the first Wednesday of every month.
The October book is After You by JoJo Moyes.
Quilting group meets every Wednesday at 9:00 am.
Mary Henricksen informed us that all quilts will be
donated to charity.
Bridge group meets the 2nd Monday of the month
at 9:30 am. Beginner Bridge meets every Wednesday
at 1:00 pm.
Wineaux Group: Joyce Schnell announced that the
next Wineaux party will be held at the home of Trudi
and Jim Trainor on Saturday, October 22nd. Joyce
will be sending out additional information very soon.
Happy Halloween to All!

Home & Garden Club Our annual garage sale is scheduled for October
27th. Barbara Brent has signup sheets for volunteers
on the 26th and 27th. We will be accepting donations
of clean, usable clothing, toys, household items, small
working appliances, small pieces of furniture, and
other treasurers that you no longer want to dust!
Start cleaning out those closets, neighbors! The
proceeds from the garage sale go directly back into
the beautification of the neighborhood.
The September yard of the month went to Ana
and Nicholas Koenig at 5322 Pine Arbor. Take a
drive by and check it out! Isn’t it great living in a
neighborhood where we have numerous yards that
would qualify as yard of the month! Now if we could
just figure out how to keep the weeds away!
We hope to see lots of new faces as we kick off another fun and exciting year!
Your Home & Garden Club board is at it, again!
They have been working very hard to have
everything ready for the 2016-2017 year. The first
meeting was September 22nd.
Make sure you mark your calendars for the 4th
Thursday of every month at 9:30 am, so you don’t
miss any of the programs Carol Pomes has planned
for you! In September, the program is; The History
of Butchart Gardens; October, the Garage Sale;
November, A Chemical Free Home; December,
the Christmas Luncheon; January, Floral Design;
February, Landscape Principals & Superstar Plants;
March, Plants of the Bible; April, Our Spring Trip to
the Florescence Show at the Museum of Fine Arts.
Wow, what a super list of programs!
Our meetings always start out with light refreshments
and a little time to catch up with our friends and
neighbors. We hope you will join us this year. If you
haven’t completed the membership form, it was in
the August newsletter. Bring it to the next meeting,
along with your check for the $15.00 annual dues,
and you are ready for the fun to begin!
CRIME WATCHThe next Crime Watch meeting will be on Wednesday, October 12th at 7 in the Clubhouse.
Meetings are held the 2nd Wednesday of each month.

NEW CONSTABLE
Greenwood Forest has welcomed a new Sergeant
to our contract. Tamika Givens started her career
with Precinct 4 as a patrolman in Greenwood and
after a few years was promoted to Corporal in neigh-
boring Fountainhead. She was recently promoted
to Sergeant and transferred from Fountainhead to
fill our Sergeant position which was created when
Constable Sergeant Charles Bloomfield transferred to
the Harris County Sheriff ’s Department. Welcome,
Sergeant Givens!
SCAMS
• The COMPUTER SCAM is old but resurfac-
ing. It is usually initiated by a phone call from
a person alleging to be from Microsoft stating a
virus on your computer has been discovered. He/
she offers to help you with the problem if you
will allow them access to the computer by provid-
ing your email and password. If you allow them
access, you will then have a serious problem as
they will charge you hundreds of dollars to return
control of the computer to you and even then it
will be infected with various malware and spy-
ware and the sensitive information in it will have
been taken.
• The CREDIT CARD SCAM is also one that has
been around for some time but continues. It origi-
nates with a call from Heather, Rachel, etc. from
Credit Card Services. Their offer is to consolidate
your credit card bills and save you a lot of money.
The problem starts when you provide them your
credit card numbers. If you fall for this scam, you
will never regain control of those cards and will
incur significant debt.
Both of these scams originate in India and normally
the person you are speaking with has a heavy accent
and can barely communicate in English. Never pro-
vide sensitive information to people on a call you did
not originate.
Safety & Security • HOME AUCTION SCAM – Of particular
concern was an isolated incident that occurred
this last month in Greenwood. A young man
approached a Greenwood resident and presented
the resident with a document. The document stat-
ed that the resident’s home was to be sold at pub-
lic auction the following Tuesday but the “nice”
man was willing to purchase the home and save
the home from auction. The resident promptly
shut the door and called the club manager. This
was immediately turned over to our Constables
and the Houston BBB. The home was fully paid
for and current with all taxes and assessments and
was not scheduled for auction. This was the first
known instance of this type scam in Texas.
Please be aware of the aforementioned scams
and don’t fall victim. Also be alert to suspicious
neighborhood activity and call our Constables at
(281) 378-9472 to report.
