A growing cityVienna is a dynamic city. New projects for living and working are

continuously being completed in its urban development zones.

CRANES AS FAR as the eye can see. A fast-growing city such as Vienna needs a lot of new living and working space for its incoming population. At the beginning of 2018 1,888,776 people were living in the Austrian capital, which represents an increase of more than 21,000 over the previous year. Ac-cording to estimates this trend will continue in the next few years and the population should reach two million by 2029.

It is for this reason that tens of thousands of apartments and jobs as well as public spaces will be created in the city’s numerous urban development zones during the next few years. It is particularly striking that most of these zones are located on former railway land in central urban areas. For example, a new downtown district surrounding Vienna’s new Central Station, which opened in 2014 on the site of the

city’s former South Station, is due for completion in 2020. The district, which is made up of the Sonnwendviertel and Quartier Belvedere Central (QBC) projects, will be home to no fewer than 5,000 apartments and 20,000 jobs – as well as schools, kindergartens, hotels, shops and restaurants.

A new life for railway landA number of projects in the North Station urban develop-ment zone in Vienna’s second district are already occupied. By 2025, the former station site covering 85 hectares will be home to around 10,000 apartments, 20,000 jobs and a range of infrastructural facilities. Signa Holding’s Austria Campus will be complete by the end of 2018. Around half of the of-� ce space (200,000 square metres) will be used by Bank Aus-

tria as its headquarters. Restaurants, retail space, a hotel, a medical and conference centre and a kindergarten are also due to be realised.

A further new urban district should be developed on the nearby 44 hectare site of the Northwest Station from 2020. There are plans for 5,000 apartments for around 12,000 people and for the same number of workspaces with a gross � oor area of 730,000 to 780,000 square metres. Around ten hectares of public green space should be developed in the form of a narrow park stretching right across the site. And it is also planned to replace the former railway tracks with a cycle path. The background: The urban development zone should remain free of through traf� c.

A trend towards towersBuilding plots within the city are rare and expensive. This is why today’s urban development also involves the construc-tion of residential and of� ce towers. And this trend has also reached Vienna. An example of the residential towers that will come to market in the next few years is the project “Hoch 33” from ÖSW. The 33 storey building in the Monte

Laa urban development zone was completed in summer 2018. “Living on the top” has long been one of the highlights of the housing markets of Europe’s major cities. Another such project is the three-part “TrIIIple” on the Danube Canal from the project partners SORAVIA and ARE Development while SORAVIA will also complete the “Austro Tower” on the adjacent site by 2021. Also on the water – directly overlook-ing the Danube – the S+B Group is developing a new urban quarter with six high-rise projects: the Donaucity.

Planted façadesA further trend in urban areas is planted façades. These are not only attractive to look at but also provide an agreeable microclimate – which is extremely important in a large city such as Vienna. The comprehensive planting of façades is, for example, a central theme in the new Biotope City dis-trict on the Wienerberg, and this theme is continued in the diversi� ed design of the open spaces of the district which re� ect the trend towards “urban gardening”. ÖSW AG and others are building a total of 197 subsidised rental apart-ments on the former Coca Cola site on the Triester Straße in

Vienna-Favoriten between now and autumn 2019. Each of the apartments will have a private green open space such as a loggia, a balcony with planters or a garden.

Seestadt Aspern continues to growVienna’s largest current urban development zone is in the north of the city: Seestadt Aspern in Vienna’s 22nd district. The new urban district with 10,500 apartments for 20,000 people and 20,000 jobs is being built in phases on a site of around 240 hectares on which Aspern Air� eld was once lo-cated. The � rst “Seestädter” have already moved in. Howev-er, between now and the projected completion of the new urban district in 2028 a lot of water will � ow down the Dan-ube and the Seestadt will become home to countless new exciting and innovative projects. Incidentally, the project derives its name from a lake covering 5.4 hectares.

One of the � agship projects in the Seestadt is HoHo Wien, the world’s highest timber high-rise building. This sustainable project from Kerbler Holding includes a total of � ve buildings. The highest tower has 24 storeys and the two smaller towers 16 and eleven respectively. Around

4,600 cubic metres of spruce from sustainably managed Austrian forests will be used in the project and the share of the development represented by timber building will be 75 per cent. Vanessa Haidvogl

NOWHERE IN THE world does one live as well as in Vien-na. The international consultancy company Mercer has named Austria’s capital the city with the highest quality of living for the ninth time in a row, putting it at the head of a list of 231 global cities. Decisive factors behind this re-newed top positioning included, in particular, the good se-curity situation, the well-structured public transport net-work and the countless cultural institutions and leisure opportunities. The survey was based on the opinions of

“expats”, employees who spend several years working abroad.

In addition to this, Vienna is also the � rst European me-tropolis to head the annual “Global Liveability Index” of the well-known British weekly “The Economist”. The study com-pares 140 cities on the basis of

factors such as political stability, social security, access to healthcare and education. In recent years Vienna has regu-larly occupied second place on the list but this year it was able to dethrone Melbourne after the Australian city’s sev-en years at the top.

lation of the federal capital should pass two million in 2029. The city is planning ahead in order to ensure that future generations will also be able to enjoy this excellent quali-ty of life. Key infrastructure projects such as Vienna’s new Central Station or the extensions to the U1, U2, U3 and U6 underground lines have already been completed and the expansion of the network with the new U5 and a further extension to the U2 are on track. Yet it is not only the net-work but also the price that is right. Thanks to the 365 euro annual ticket that was introduced in 2012 the number of passengers is greater than ever: In 2017 961.7 million pas-sengers travelled by tram, bus and underground. More than half of all trips in the city are made by public transport. Currently, the number of annual tickets in Vienna exceeds the number of registered cars.

The ease of combining career and family is another ar-gument in favour of Vienna as a location. Kindergartens are free for children aged between zero and six. And in

terms of education policy, Vienna is investing in campus schools which combine kindergartens, all-day primary schools and new middle schools in one location and enable children between the ages of zero and 14 to learn together in one school.

Tourism is boomingThe excellent qualities of the city are also appreciated by tourists from around the globe. In the � rst six months of 2018 Vienna’s tourist industry reported a new record of 7,223,000 overnight stays, an increase of 4.1 per cent over the same period in the previous year. Around 80 per cent of the overnight stays between January and June were made by international visitors. Amongst Vienna’s top-ten mar-kets, Austria, Germany, the USA, Great Britain and Russia experienced single-digit growth whereas growth amongst Chinese tourists again reached double � gures. According to Vienna’s tourism strategy, the city is seeking to reach the targets of 18 million overnight stays and a turnover of one billion euros by 2020.

New record results for conferencesVienna’s meetings industry is also reporting excellent � g-ures. In 2017 the city hosted more than 4,000 congresses, corporate events and incentive trips and all other key indi-cators rose signi� cantly: Around 611,000 congress visitors represented an increase of eight per cent over the previous year while the number of overnight stays by these visitors rose nine per cent to a new record of 1,874,000.

“The importance of conference and congress tourism for Vienna becomes clear when one calculates the share of all overnight stays in Vienna represented by such guests. Conferences, congresses and incentive trips enjoy a 12 per cent share of Vienna’s success in the � eld of tourism, which means that the city owes every eighth overnight stay to the sector,” says Tourism Director Norbert Kettner.

The contribution of Vienna’s conference industry to Aus-trian value creation is no less gratifying. The signi� cant threshold of one billion euros was exceeded for the � rst time in 2015 whereas the 1.163 billion euros generated in 2017 represented a further eight per cent increase over the previous year. This value creation takes into account all turnover which impacts upon the Austrian economy – not just direct expenditure by participants, organisers, exhib-itors and accompanying persons but also revenue in “up-stream” areas of the economy (such as the food and drink, printing and publishing, construction, banking, insurance and communication sectors) that is indirectly generated by events. Over the course of the past decade the value created by the Vienna conference industry has risen by around 78 per cent.

The largest congresses of the second half of 2018 include the United European Gastroenterology Week during which 14,000 participants will meet in the Austria Center Vienna for a third time after 2014 and 2016. And Austria’s EU pres-idency will also be responsible for an estimated 35,000 to 50,000 overnight stays in Vienna. Vanessa Haidvogl

currently have a total of 15 major real estate projects at the design, development or construction stage. The entire group is planning to invest around 147 million euros in 2018 and a large part of this will once again be invested in real estate.

Which are the largest current projects?Our largest current residential projects are “Neu Leop-oldau”, where 1,400 – partly subsidised – apartments are being built on the site of the former gasworks and “Wien Oberlaa”, where 800 new apartments – including 120 so-called “new council apartments” – are being built on the site of the former AUA headquarters. In the area of com-mercial and special real estate we are currently build-ing a Social Centre for MA 40 at Anschützgasse 1. The timber building will help people at dif� cult moments in their lives.

Vienna continues to grow. How can Wien Holding con-tribute to the development of the city? Our group contains GESIBA and ARWAG, two important residential developers who jointly realise around 1,000 new apartments in Vienna every year. The business park that we have developed at Breitensee offers unique com-mercial and working space for a wide range of needs. Our company WSE Wiener Standortentwicklung was recently commissioned by Wiener Linien to develop properties that are surplus to operational requirements. The � rst projects, such as the reuse of a redundant tram shed, are already on the drawing board. Such real estate projects are mak-ing a signi� cant contribution to the development of the city. One thing, however, is always paramount: We want to create “more Vienna for living in”. This means that our real estate developments are always driven by the desire to improve both their immediate surroundings and entire districts – through the creation of parks and an infrastruc-ture of new local services, etc.

A growing city needs adequate educational facilities. How is the school expansion offensive going?We are realising kindergarten and school projects in the shape of new-build, expansion and refurbishment pro-jects. We are currently executing ten projects such as Bildungsgrätzl Spielmanngasse in the 20th district. Here, we are expanding two existing primary schools while also building a new middle school without interrupting normal operations. A total of 20 new classrooms are being built on the site. In addition to these ongoing projects nine more are already on the drawing board. Vanessa Haidvogl

What are the plans for 2018?In 2017 we reported a turnover of around 545 million eu-ros, the best result in the history of the company. And by representing almost 50 per cent of this total real estate is our most important business sector in terms of turn-over and, hence, a major contributor to this success. We

Six Major Projects on the DanubeThe S+B Group are developing a new city district on one of the most attractive

locations in Vienna, directly on the Danube.

THE SITE AROUND the former Copa Cagrana is awaken-ing from its slumber: Together with their partners, S + B Gruppe AG has acquired and redeveloped the majority of the remaining DonauCity (DC) construction plots and are thereby close to realizing a special kind of district. of 200,000 m2 of residential and of� ce space will be built on the site over the next few years. are directly adjacent. There are also well-planned infra-structure facilities such as the optimal connection to public transport services (U1), easy accessibility via private trans-port (A22), an optimal local supply, restaurants, schools, nursery schools and medical centres.

Those who really want to make the most of it can set out on a trip to the New Dan-ube, perhaps with their own electric boat. This makes the new DonauCity a residential, working and recreational area of a special kind. “In inter-national terms, there aren’t

many big cities that can offer spaces quite so attractive”, says Wolfdieter Jarisch, CEO of S + B Gruppe AG, based in Vienna.

VIENNA REMAINS AN innovative and dynamic business location which is in the sights of both international and Austrian companies: After the City of Vienna reported a record of 178 international corporate relocations in 2016, the � gure rose even further – to 191 – in 2017. This latest record is the result of the intense joint efforts of the ABA and the Vienna Business Agency.

The most common feedback from incoming companies is that they particularly value Vienna’s excellent infra-structure, stability and, hence, planning security. These numbers also show that internationality, modernity and a cosmopolitan outlook are not just slogans but concrete location factors that safeguard investment, value creation and jobs. The 191 corporate relocations of 2017 triggered total investment of 537.1 million euros (a rise of 86.5 per cent compared with 2016) and created 1,087 new jobs.

Germany continues to be the leading country of origin As in previous years Germany, which was responsible for 51 corporate relocation projects, continues to lead the list of countries of origin by a considerable margin. Next come Switzerland (plus nine) and China (plus eight), both of which achieved signi� cant increases in 2017.

Vienna also remained in the forefront in 2017 in terms of corporate start-ups. For example, the 9,098 start-ups re-ported in the city last year represent 22.7 per cent of the

Austrian total. This means that around 25 new companies were established every day.

Vienna’s Agreement for the FutureThe economic motor continues to hum: WIFO forecasts fur-ther economic growth for Vienna, predicting a level of 2.5 per cent in 2018. In order to ensure that Vienna remains a suc-cessful city for living, working and doing business in the fu-ture, Vienna City Council and the Vienna Economic Chamber have drawn up a joint working programme. Mayor Michael Ludwig and Walter Ruck, President of the Vienna Economic Chamber, signed this “Agreement for the Future” in July.

The contents of the agreement include the simpli� ca-tion of the bureaucracy facing companies, the development of the infrastructure of the fast-growing city, the training of skilled workers and an internationalisation offensive. E-government applications should, for example, be expand-ed. And another aim is to speed up the approvals process for operating facilities.

In order to strengthen Vienna as a location for business and innovation on the international stage, joint interna-tional activities are also planned. In the � eld of life sciences, for example, Viennese know-how is sought-after globally. Economic missions sent by the City Council and the Eco-nomic Chamber should showpiece innovative IT solutions and state-of-the-art technologies in the � elds of smart cit-ies and biotechnology. Forward-looking location development in Floridsdorf and LiesingAs a result of its fast-growing population Vienna is already the second largest

German-speaking city – and this trend is continuing.

THIS MEANS THAT the area occupied by business activities and, hence, the number of jobs must keep pace with this development. In order to offer the best possible advice and support to both established companies and those relocat-ing to Vienna, two District Managements were established in the city on the initiative of the Vienna Economic Cham-ber, the Vienna Business Agency and Municipal Department 21 of Vienna City Council: one in the industrial district of Liesing and one in the industrial and commercial areas of Floridsdorf.

The primary objective of District Management is to use targeted measures to safeguard the commercial areas of the 21st and 23rd districts for the long term and to establish these as attractive places for doing business in order to cre-ate the ideal environment for both new and existing jobs.

A particular focus is placed on the encouragement of re-source-friendly economic activities and the involvement of local businesses. Needs-based consultancy services inform companies about opportunities for energy-ef� cient, envi-ronmentally-friendly operation and any available subsidies.

The extremely high standards of both locations help them to attract relocating companies. The District Man-agements are service-oriented points of contact for both local businesses and those interested in coming to the area.

Thanks to their networks, both District Managements have a good overview of the vacant commercial property in Lies-ing and Floridsdorf and can support companies in their search for a suitable object.

What is the “Initiative Smart City Wien”?“Smart City” is Vienna’s core strategy. It covers the issues of quality of living, saving resources and innovation and in-volves such detailed targets as an 80% reduction in green-house gas emissions by 2050 vis-à-vis their 1990 level. The strategy was agreed by Vienna City Council in June 2014 and is currently being updated on the basis of a completed mon-itoring of the results so far.

What are currently the major challenges in Vienna?Maintaining a sustainably high quality of living in view of the city’s growth and the global climate crisis. This involves urban planning questions as well as issues from education to economic policy. A central subject in all of this is how to keep the city affordable.

How important is a smart city for attracting relocating companies?A smart city is a city that has already recognised and is al-ready addressing the problems of tomorrow. This improves Vienna’s position in the competition between cities. Com-panies interested in settling here get the message that they will still be in the right place in Vienna in 30 years’ time. In

this sense, the smart city also safeguards the business loca-tion. For example, United Smart Cities – a global smart cities programme which was established by the United Nations Economic Commission for Europe (UNECE) and the Organi-sation for International Economic Relations (OiER) – opened the � rst Smart City Lab in Vienna in May.

Does the initiative concern speci� c projects or districts in Vienna or is the idea being “rolled out” across the city?The idea and the related measures are valid for the whole of Vienna. Comprehensive information is offered by our Smart City Agency which is based within Urban Innovation Vienna (UIV), a 100-per-cent-subsidiary of the City Council. There are additional pilot projects in individual urban develop-ment areas such as Aspern Smart City Research (ASCR) or Smarter Together in Simmering.

What do you see as the most important factors for a smart city in the coming years?The initiative is already strongly anchored in the city. The aim for the next few years must be to strengthen the role of business. Furthermore, the issues of climate protection and adapting to the climate crisis are becoming steadily more important all around the globe. Viennese solutions could be much more strongly positioned internationally. Cities every-where are interested in knowing how Vienna solves its prob-lems and maintains the leading position in terms of quality of living con� rmed by, for example, the Mercer rankings and, more recently, “The Economist”. This also bene� ts both the location and the innovative companies and demonstrates a particularly high level of credibility in view of the interna-tional appreciation of Vienna’s strengths. DUE TO ITS location, Vienna has been enjoying increasing interest from international companies for years. Above all, numerous companies from the research and development (R&D) sector have chosen the location as a headquarters for their activities in Central and Eastern Europe. By the same context, the ideal economic conditions and funding opportunities provide an excellent environment for re-search-oriented companies and scientists alike. The list of resident corporations reads rather like the who’s who of the global life sciences industry: International companies such as Boehringer Ingelheim, Baxter, Otto Bock and Siemens all place great emphasis on Vienna as a research location. A myriad of pioneering achievements in the R&D sector have come from Viennese laboratories. One characteristic fea-ture in particular is the dense network of producers, sup-pliers and service providers. There are also copious com-petence centres, innovation labs and industry clusters that jointly organize clinical trials.

Market Leader as Research Region A quick look at a few � gures and some data shows that in recent years, Vienna has made an impressive recovery in

its performance in the areas of re-search, technology and innovation. The number of resident research companies has increased by 300% in 15 years! Vienna is now one of the leading locations for research expenditures in Europe. In total, around 1,000 Viennese companies employ 46,000 people in research and development. With a research quota of 3.66 percent, Vienna ranks among the top regions in the EU. The positive development is no co-incidence. With targeted long-term investments in research and tech-nology projects, the City of Vienna consciously places emphasis on

sustainable impetus. Priority areas are: Information and communication technologies, life sciences, energy and environment, mobility and construction as well as urban manufacturing. A total of around €12.3bn will be spent on R&D in Austria in 2018 representing an increase of 5.6% over the previous year. Around €4.2bn of which is to be contributed by the public sector. One sure reason for the increase is that the research premium for 2018 has been increased to 14% for companies based in Austria.

There are bountiful good examples of global research and life science institutions which have settled in the fed-eral capital. A major international example thereof is the US company; LifeNet Health. LifeNet Health is a world lead-er in “human tissue transplantation” and recently opened its European headquarters in Vienna. LifeNet Health is the world’s largest provider of transplant solutions and human tissue. Every year, more than 600,000 allograft implants are distributed to 32 countries on � ve continents. However, na-tional initiatives, such as the “Green Energy Lab”, Austria’s largest national energy project, also show that whether na-tional or international, R&D knows no borders and is an endless process... Have your expectations been met?ÖBB-Immobilienmanagement GmbH has been developing large and centrally located areas of land for the ÖBB for many years. We have succeed-ed in � nding optimal new uses for former ÖBB properties as a way of facilitating the devel-

opment of completely new urban districts with educational facilities and residential and of� ce space for thousands of people. Two of the most impressive examples of this are the development of the areas around Vienna Central Station and the former Vienna North Goods Station. So yes, I think that we have met expectations and given an important boost to the development of the city.

What is your next focus in Vienna?The largest ÖBB property which is due to be rezoned and commercialised in the next few years is the former Vienna Northwest Terminal and Goods Station, which has a devel-opment area of 440,000 square metres. This will become home to apartments for 14,000 people, of� ces, schools and kindergartens, all of which will be laid out around a ten hectare park. The commercialisation of the � rst plots will be able to start in a couple of years following the approval of all permits and of the development and land use plan.

What are the locational advantages of ÖBB properties? Our properties have excellent transport connections due to the fact that they are almost always adjacent to a sta-tion. They are also sought-after because of their scale and central locations. During the implementation of projects local authorities tend to transform station forecourts into local transport hubs. This provides a good basis for attracting public administrative bodies and hotels. The results of this include the limiting or even prevention of private cars in city centres and the encouragement of the use of the railways. A number of development projects of properties in Vienna, Linz, Graz, Salzburg and Innsbruck provide good examples of this process.

Do smaller towns also offer such potential or are your ac-tivities focussed on Vienna and Austria’s provincial cap-itals?Our largest land reserves are certainly to be found in Vien-na and the provincial capitals. In the medium term, how-ever, we would also like to implement our development ap-proach in smaller towns. One good example of this is our highly innovative development project in Amstetten. Over the course of the next few years we will develop nine hec-tares of railway land into new residential forms such as sheltered and multi-generational housing and alternative health facilities in partnership with Amstetten City Coun-cil and the entire Mostviertel Region. I believe that this project represents an innovative and forward-looking ap-proach to the realisation of new, individual and needs-ori-ented concepts in rural areas.

What decisions is the City Planning Directorate hav-ing to take today in order to ensure that Vienna is still one of the cities with the highest quality of life worldwide in 2030?Major infrastructure pro-jects have long lead-times in terms of both design and permitting. Just think of the sixth bridge across the Danube or the U5 under-ground line. We have had concepts for these projects for more than a decade yet it will still take some time before they are open to traf� c. This is why we are already working with the ÖBB on the regional train network for 2030. A dense public transport network will continue to be one of the central pillars of Vien-na’s high quality of life. The same applies to the city’s network of green spaces. It

takes time for a tree to cast a shadow or a park to take full effect. This is why the � rst construction phase of a large urban development district always includes the creation of its central parks.

Urban planning must have a vision. What will future gen-erations require in order to live or to create a home? Those key words “future generations” lead us straight to the construction of educational facilities. School building is constantly evolving in line with new technologies. This

applies to both the buildings themselves – the building services – and the expectations of users. Digitalisation is revolutionising teaching methods and this is in� uencing both the spatial programme and the level of equipment. And climate change is having a strong impact on building design in general. We are constantly looking at innova-tions – particularly in the area of building cooling.

How do you arrive at the conclusions that form the basis for further urban planning measures?Expanding our horizons internationally and in terms of know-how is the best way of adding to our own expertise and forming this basis. We regularly organise study tours and presentations in and with other cities. The feedback shows that Vienna is still a pioneer in many areas and that the city’s top position in so many rankings is no invention. By exchanging ideas with other cities we are constantly learning how to solve problems even more effectively. We make careful use of research in our projects. Aspern Smart City Research which we set up in Seestadt Aspern is a driver of innovation whose research will have an impact far be-yond the boundaries of the Seestadt “laboratory”.

Can city planners also in� uence such current issues as the creation of affordable housing?As a public body the City Planning Directorate acts in line with political programmes and decisions. The creation of affordable housing is one of Vienna City Council’s top prior-ities. We are constantly making suggestions and proposals for improving the parameters. However, the implementa-tion of many of these ideas requires changes to the legal or contractual framework and, hence, political decisions. Re-gardless of whether we are considering zoning or develop-ment plans, subsidies or the drawing up of norms, the City Planning Directorate plays an integrating, coordinating and controlling role. And if a concrete project has hit a snag we get everyone together, decide the next steps, initiate politi-cal decisions and solve the problem. Vanessa Haidvogl

Living space with added value6B47 has transformed a former post offi ce headquarters in a top location in downtown Vien-

na into a high-quality, contemporary residential building. Chairman of the Board Peter Ulm

reports upon what makes the refurbishment project known as Althan Park so special and which

other projects are in the pipeline in Vienna.

Your prestige object in Vien-na, “Althan Park”, will soon be completed. What is spe-cial about this project?“Althan Park” is a textbook example of a building con-version that uses resourc-es extremely ef� ciently. We have transformed an of� ce block that had stood empty for years into a high-quali-ty mixed-use building while completely retaining the

original basic structure. As the property is located at the heart of an inner city residential area that had evolved over many decades it was very important to us to revitalise it with great sensitivity. By retaining the reinforced concrete frame we prevented thousands of journeys of trucks loaded with rubble and new building materials.

What mix of uses is planned?“Althan Park” is part of our “Althan Quartier” urban district development project. We are developing an area of 2.6 hec-tares around Franz-Josefs-Bahnhof in the ninth district into a district centre that will slip harmoniously into the existing neighbourhood structure. A colourful mix of uses should en-courage the emergence of a new, dynamic quarter. Our aim is to largely retain existing structures and integrate these into our district development projects. We are convinced that economic and social needs must be given equal priority if new quarters are to have the best chances of success. This is why we have envisaged a mix of uses for “Althan Park”. In line with the slogan “Living space with added value” we are

providing for a combination of living, working, social, com-mercial, tourism and leisure activities.

How many residential units will there be in “Althan Park”?Around 240 units with a broad range of sizes and � oor plans and a total area of 18,000 square metres. A particular asset of this centrally located residential building is the modern, high-quality � nishes: All units have parquet � oors, under-� oor heating, a video intercom and an external space.

Which projects are you currently building or planning in Vienna?This summer saw the opening of “PhilsPlace” which has 135 full-service apartments and commercial space in the base and is another change-of-use and revitalisation project. We also completed “Park� ats 23”, 160 freehold apartments on Liesingbach in the 23rd district, in June 2018. The residential buildings “3rdBerg” and “Paragonstraße” in the 3rd district and “Teichgasse” in 1100 Vienna are currently on site and the con-struction of the “Hirschstetten” project in the 22nd district will start soon while the residential building “OpenUp!” in the tenth district is currently in the approvals phase. And the con-struction of further residential projects in the tenth and 20th districts will also start in 2018/2019. Anita Orthner

Vienna is growing steadily. The movement of people to

the city is relentless and its population is set to pass

the two million mark during the coming years. This

means that the federal capital is one of the fastest

growing cities in Central and Eastern Europe. This

strong infl ux is refl ected in rising demand for new

aspern Seestadt: lighthouse projects on the lakeshoreGerhard Schuster, CEO of Wien 3420 aspern Development AG,

on Seestadt as a workplace, new horizons and lighthouse projects on the lakeshore.

Mr Schuster, it’s now 10 years since the aspern Seestadt brand was launched. What stage is the project at today? First, a brief recap: The master plan on which the city brand-ing process was based was actually approved the year before, in 2007. The plan stipulated that the new urban development zone was to provide both housing and workplaces, and that a central lake would give the place a unique � air. The next few years were largely taken up with planning processes, approval procedures, vision development and lobbying work. Late 2012 saw the completion of the � rst building, the Seestadt Technology Centre; the underground link followed in 2013, and exactly four years ago the � rst wave of pio-neers moved into their new homes.

Today a quarter of the total site has been developed, 6,800 people live at Seestadt and 2,000 work here, not including the crews on the construction sites. Alongside the major employers such as HOERBIGER and Wien Work we also have shops and businesses, research institutions, schools and admin-istrative facilities, healthcare practitioners and so on.

What is your current focus? In the new Lakeside Park Quarter, the concept of combined living + working is truly coming alive for the � rst time. More than 2,500 people will eventually work in the Quarter’s of� ces, businesses and F&B enterprises. 14 innovative projects – including 5 high-rises – with a total gross � oor area of 230,000 m2 are taking shape in a prime location adjacent to the underground station. The best known is one of our lighthouse projects, HoHo Wien, which is the world’s tallest timber high-rise and features a remarkable hy-brid timber construction method. On the neigh-bouring plot a study is under way for our next lighthouse project under the working title work-� ow, which we’re developing with HoHo master-mind Rüdiger Lainer and the strategic consul-tancy M.O.O.CON around the concept of “New Work”. The size of the site, its location overlook-

ing the Lakeside Park, Sonnenallee boulevard and the U2 line and a stand-out interior make work� ow very exciting indeed. Further away on the development horizon but already taking concrete shape for us is the “new” northern lakeshore centred on the diverse, vibrant Lakeside Crescent quarter and a further high-rise project. All these business hotspots have several fea-tures in common: direct access to the lake, parks and attractive squares, a full spectrum of urban amenities with restaurants,

cafés and shops on the doorstep, excellent trans-port links and an innovative environment.

Talking of innovation and Industry 4.0 – what’s new on that front?The Seestadt Technology Centre is about to en-ter an exciting new phase. It’s already home to our Industry 4.0 pilot plant, Aspern Smart City Research, an array of start-ups and the global high-tech player Atos, and a further 6,800 m2 of production facilities and of� ce space for high-tech, research-led enterprises are due for com-pletion in 2019. THE YEAR 2019 marks the 150th anniversary of the open-ing of the opera house on Vienna’s Ringstrasse. On the 25th of May, 1869, the Vienna State Opera was inaugurated with Mozart’s “Don Giovanni”. The Vienna State Opera will be celebrating the anniversary on May the 25th, 2019, with a ceremonial act followed by an evening premiere of the “Frau ohne Schatten” opera by Richard Strauss. On the 26th of May, there’ll be anniversary festivities at the Herbert-von-Kara-jan-Platz. There will also be ensemble singers, guests, the Vi-enna State Ballet, the State Opera Orchestra and many other artists playing on the public areas around the opera itself.

Two exhibitions have also been dedicated to the 150th anniversary: The “150 Years of the Opera House on the Ring” show will take place in the building itself, using original documents, loaned items and snap-shots in artistic positions, recitals of personal fates and milestones to set the building in a completely different light, and “The Elite Dance - 150 Years of Ballet at the Vienna State Opera” in the Theatre Museum (as of 16th May, 2019). The State Opera building was constructed as one of the � rst magnif-icent buildings on the newly created ring road. It was designed by the Vi-ennese architects August Sicard von Sicardsburg and Eduard van der Nüll.

Free Admission to the OperaThe Vienna State Opera schedule for the 2018/2019 season offers a world-wide unique range of 50 opera works, 16 ballets and � ve children’s pro-grams. The six opera premieres play-

ing at the “Haus am Ring” include not only the newly staged repertory classics “Frau ohne Schatten” by Richard Strauss and “Otello” by Giuseppe Verdi, but also Hector Berlioz’s “Les Troyens” and Gaetano Donizetti’s “Lucia di Lammermoor”.

The “Opera live am Platz” will also be running during the 2018/19 season again showing approximately 85 live per-formances throughout the months of April, May, June and September on a 50 sqm video wall on the Herbert-von-Ka-rajan-Platz with free admission. On February the 28th, 2019, the Vienna Opera Ball will be held for the 63rd time, transforming the building into a magni� cent ballroom for one night and thereby rendering it Austria’s most impor-tant meeting place for artists, politicians and entrepreneurs from all over the world.

The Musical City of ViennaA cultural metropolis like Vienna has a number of prestig-ious music institutions: The Volksoper is Vienna’s second largest opera house and offers a variety of stage art, from opera to operetta to musicals and from ballet to contem-porary dance. Vienna’s classical concert life is dominated by two major establishments: The Musikverein and the Konzerthaus. Musicians from all over the world know the Musikverein from the New Year’s Concert, which the Vi-enna Philharmonic celebrates each year with works from the Strauss dynasty and its contemporaries, and which is watched by a TV audience of millions all around the globe.

The Vienna Konzerthaus was opened in 1913 and is the Vienna Symphony Orchestra’s main venue. The inner-city Ronacher and Raimund Theaters opened in 1893 in the sixth district have also established themselves as renowned musical stages. Vanessa Haidvogl

“HE WHO WANTS to do business in Europe would be well advised to pay a visit to Vienna,” intones Henkel Eastern Europe. Henkel is a world leader in all things relating to beauty care, detergents and adhesives. The company’s had its headquarters for Central and Eastern Europe in Vien-na for many years. A key reason for the international consumer goods groups’ presence here, in addition to the geographical location at the heart of Europe, is the excellent infrastruc-ture. In addition to political stability, having access to excellent infrastruc-ture is an elementary prerequisite for globally active companies as well as a high quality of life and good basic conditions. Vienna has been regarded as the leading gateway to Eastern Eu-rope for decades. Especially in terms of air and freight forwarding though also the dynamic, international start-up scene, which has settled in Austria’s capital in recent years, has contributed to a “boost” in the expan-sion of the city’s (digital) infrastruc-ture. The prestige project thereof is the “Broadband Strategy 2020”. By granting funds from the “broadband billions”, the extensive availability of ul-tra-fast broadband throughout Austria will be guaranteed by 2020.

“3rd Runway” Will ComeAnother major infrastructure project at the gates of the federal capital is the “3rd Runway” at Vienna Airport which will play a decisive role. With a third runway, Vien-na International Airport wants to strengthen its position and expand its role as an economic driver in the region. In addition to air traf� c, the Danube, an important European waterway, is an essential part of the Austrian and Europe-an transport infrastructure. With the Danube Action Pro-gram, the Federal Ministry of Transport, Innovation and Technology (bmvit) has developed an “integrative strate-

gy” for the use and protection of the Danube which is due to be fully implemented by 2022.

Alternative FuelsSustainable transport infrastructure also includes the in-frastructure for alternative fuels, including e-charging sta-tions and the promotion of renewable energy sources. Wien Energie is placing particular emphasis on the expansion of solar energy and electro-mobility. Over the next � ve years, €870mn is to be invested in securing supply, renewable ener-gy solutions and innovation. Around €100mn thereof is ear-marked for the “Solar Offensive” alone, i.e. the expansion of photovoltaic surfaces. A further €15mn will be spent on the construction of 1,000 new electric charging stations. By the end of 2020, an extensive e-infrastructure network will have been created throughout the city.
