What is not included?

Costs for maintenance, repairs and material are invoiced separately on a direct basis. All costs above 3,000 CZK are

confirmed beforehand with the owner.

How does it work?

We collect the rent from the tenants, settle any necessary costs for utilities and forward the net rent on a monthly basis

to our client’s selected account.

Is it transparent and how do I receive information regarding my property?

All transactions are recorded live within the client’s dedicated Online Management System, where reports regarding the status

of the property, services performed and updates regarding viewings can be found. Additionally, each client has their own

account administrator, who takes care of all aspects of the property management and serves as a single point of contact.

BE provides accountancy, so that all taxes are covered and optimized to a minimum amount. This in-house service

provides a seamless flow of documentation between property management and our accountants.

registered addresses and nominee directors.

and when they expire we provide the choice of the lowest rates available.

Selling the property is a crucial phase of the entire investment as profits can be realised but also wasted if the

sale is not performed with efficiency.

The first step is to provide a correct valuation and sale scenario analysis. This serves as a tool to decide on the

right strategy for minimising costs for tax and mortgage redemption. Another vital aspect is to keep the tenants

in as long as possible to minimise rental losses.

BE can handle the whole process of selling the property without the necessity of involvement or presence of the

owner based on a Power of Attorney (PoA).

When a property is sold BE provides a no-fee currency exchange service so that you can avoid the low rates

the banks provide.

Full property management:

10% of monthly rent (long-term lease), without utilities, only charged when property is tenanted.

30% of monthly rent (short-term lease)

Investment selection and sourcing

1% of the acquired price + 10% from the negotiated discount (min. 30,000 CZK)

8,000 CZK is payable upfront, the rest of the fee after the conclusion of the case.

Letting service:

The letting fee is a one-off fee of 1 month’s rent and guarantees a tenant for a minimum of 1 year. If the tenant leaves

sooner, a proportion is refunded.

Sales service including all legal, notary, escrow and PoA representation fees:

3% for exclusive and 4% for non-exclusive sales. Minimum of 100,000 CZK.

Full and professional accounting solutions:

Property tax: one-off fee of 2,000 CZK

Income tax: 30 CZK per one accounting item.

Average cost around 5,000 CZK/year

Ownership transition tax: 9,000 CZK (this fee includes an official property valuation report)

Completion services:

Handover from the developer and snagging of the property: Price from 10,000 CZK.

Full kitchen installation solution:

Kitchens range from 100,000 CZK to 130,000 CZK including kitchen design, preparation, all appliances, installation

and wall cover.

Furnishing packs:

Basic furnishing pack – price from 20,000 CZK

Full furnishing pack – price from 48,000 CZK

Property insurance service: Price 1,000 CZK

Company and legal services:

Limited company (s.r.o.) formation: 35,000 CZK,

Limited company (s.r.o.) liquidation: 35,000 CZK

Company official registered office and mail collection: 5,000 CZK one-off fee and 1,000 CZK/month.

Nominee director: 3,000 CZK/month

Legal advisory services: 2,000 CZK/hour,

Long term / working visa: 15,000 CZK, EU cards/temporary visa: 10,000 CZK
