How did you come up with the idea of Al Habtoor City?

I have often said that the best way to predict the future is to create it, and that is exactly what I am doing. Anything is possible here if you set your mind to it. The UAE is a country that is rich in culture and heritage and Dubai knows how to be a modern city that incorporates the past.

I had a prime location in Dubai, with a 30 year old hotel sitting on it - The Metropolitan, which I was always sentimental about, as it was my first hotel. But it had a limited number of hotel rooms. It was on a prime spot, but its earnings potential was extremely limited. The hotel couldn’t keep up with demand. I had to do something about it. Even though I was attached to it, I am a businessman, so I had to use reason over sentimentality. I determined that I had to create something that could keep up with 21st century Dubai, but I would not settle for anything else less than perfect. I worked on the design phase with my team for more than a decade.

Why did the final design work for you?

We had a basic idea and kept on improving on it. What we came up with is what you see today, it is like nowhere else in the world. There is nothing better. I call this land 'the blessed land'. It has been full of blessings since day one when His Highness Sheikh Rashid gave me the plot. Ever since it has kept on giving. I will give you an example, we were just about to make our announcement to unveil Al Habtoor City when I heard that the RTA was going to announce the canal. So we delayed our announcement until one week after the Dubai Water Canal was unveiled. We are blessed with this location.

How much is the land worth today?

It is priceless! Tell me one place in the world that has what we have to offer? We are the only development on both Sheikh Zayed Road and the Dubai Water Canal which links Business Bay to the Arabian Gulf. This marks the first time you are sharing your success with investors? Why now?

They say the legacy lives on when you spread it around. That is just one of the reasons. It is my philosophy not to sell off plan. I want to give investors’ the confidence that they can see what they are buying into. It is not a concept. It is not sand. It is a tangible product; a real home. It is my promise to deliver on time, or ahead of schedule. I will not settle for anything else. The UAE and Dubai are an investors' haven, offering people a safe and secure place to buy into. We have excellent infrastructure here, excellent schools, the benefits are endless.

What is the secret to your success?

I believe in discipline, taking calculated risks and having a strong team around me. I never get into anything unless I know what I am walking into. Due diligence is very important. I am committed to success, and do not allow failure. Failure has made me stronger, but I have not allowed it to get in my way. In fact, my past failures have made me the man I am today; they have contributed to my success. I follow in life what I call God’s constitution. I get up early and go to bed early. The day is for working, the night time is for sleeping.

How much of your success has been luck?

Luck has played its part in my success, of course. I would say 30-40 per cent of success is God’s gift, the rest is down to hard work and commitment. We are blessed with visionary leaders who have turned this city into one of the envies of the world. I was lucky that His Highness Sheikh Rashid gave me the land where Al Habtoor City is today, but I was responsible for turning it into what it has become. It is what I call the jewel of Dubai.

What did the plot of land look like when you first saw it?

It was just sand and sabbha. It was like the middle of nowhere. Now it is the centre of Dubai. This is how visionary our leaders have been from when Dubai was nothing but sand. Sheikh Rashid predicted the importance of the location. It is now ideally placed near the Dubai International Financial Centre, overlooking the Burj Khalifa and the Burj Al Arab – two of Dubai’s most famous landmarks. It is close to both the Dubai International Airport and Dubai World Central – Al Maktoum International Airport. It is a landmark in its own right.

What was your initial reaction to the location?

I was happy I had been given the land. It was my first chance to build my dream project, my first hotel. But, I had no idea where I would get the money to build it. I didn’t have a penny to my name. Money was the main obstacle, but I overcame that.

But you did it, despite the lack of funds. How?

I managed to get the funds from loans. Thankfully I sweet talked the bank to lend it to me. We started construction in 1978, and the Metropolitan Hotel opened its doors in February 1979 by Sheikh Rashid. When I asked him whether he was pleased with the finished result, he said “It’s lovely, but I can’t help thinking it looks like a donkey tied up in a swamp.” That wasn’t very flattering; a ‘princess tied up in a swamp’ would have had a nicer ring to it as both the hotel’s exterior and interior were very attractive. Still, it was surrounded by rolling sand on all four sides as far as the eye could see, so I understood what he meant.

When I pondered on the hotel’s isolation, I remembered that old joke about a thirsty man in the desert. Here it is, in case you’ve never heard it: A man’s car breaks down in the middle of a desert. Without a phone or water he decides to set off, hoping to find a town. Dehydrated and very thirsty, the next day he comes across a man selling ties. “Water... water,” he says. “No water,” says the man. “Do you want to buy a tie?” The next day, the man is crawling across the sand with his tongue hanging out and what does he see but another man selling ties.

He hopes it isn’t a mirage and is relieved to discover it’s the real thing. As he drags himself up the steps to the entrance, crying “Water... water,” the doorman bars his entrance. “Sorry, sir,” he says, “you can’t come in here without a tie.” Could you have ever imagined then

what it has turned into today?

I sometimes reminisce about the past, but I am not a nostalgic man. I am forward thinking. I am very proud of Al Habtoor City, and I am looking forward to the day when it is buzzing with activity.

What plans have you next for Dubai?

We have a lot of investments businesswise.

When it comes to business, I never stop planning, I am expanding in the UAE and globally. The Al Habtoor Group now has 14 hotels – seven locally and we have seven hotels abroad. My main focus, going forward will be on philanthropy and alleviating poverty. This is one of the biggest threats to the world. I will do everything in my power, with the help of other philanthropists around the world, universities and think tanks to combat this global issue.

CHAPTER 8(Pages 156-158)

In the late half of the 1970s, I was still dreaming about owning my own hotel and hoping that I could find a suitable plot of land on which to build it, when Sheikh Rashid called my home. The call came at around 5.30 in the morning when I was still fast asleep. I soon opened my eyes when my wife yelled “Khalaf! Come quickly! Sheikh Rashid is on the phone.”

It took me some minutes to pick up the receiver because I first needed to clear my throat and my mind of sleep. As soon as I told him “Good Morning,” he said “Ah! So you were sleeping,” accusingly, as though I had committed a mortal sin. Why do you wake up so late?”

Before I could answer, he said “Get dressed quickly. I want to see you right away. Come to Zabeel (his town palace). I want to show you something.” I don’t think I’ve ever showered so quickly in my life. When I arrived at the palace, there was just time to gulp down a cup of coffee before he said “Yallah! Let’s go.”

With Sheikh Rashid sitting in the front seat of his Mercedes 230 long wheelbase next to the driver, I got in the back next to someone else whose name I can’t recall. We drove in the direction of Abu Dhabi along what was then a one-lane road with traffic in both directions called the Abu Dhabi Road (now Sheikh Zayed Road). He wouldn’t tell me where we were going until the vehicle turned off the road into the desert some way up and said “Come on. Let’s get out here.” At that point, I had no idea what was in his mind.

I was staring at some white desert rats and wondering what on earth we were doing in the middle of nowhere, when he suddenly said “This is yours,” pointing at a vast expanse of desert all around us, as far as the eye could see. For a second or two, I was speechless. All I could do was stand and stare as he tried to explain to me where the land in question began and ended. My mind was racing.

“I want you to build a hotel here for a reason. I’ll tell you, but I don’t want you to talk about this with anyone. There are plans in the pipeline to move Dubai Airport from the middle of town to Jebel Ali where there is plenty of land for expansion.”I understood his thinking perfectly. Jebel Ali is thirty-five kilometres from the city of Dubai, so any

hotel constructed on this particular piece of land would be closer to the new airport than any other. Gulf nationals, even those from fairly remote areas, began to fly frequently when Bahrain, Qatar, Oman and Abu Dhabi bought Gulf Aviation and rebranded it as their joint flag carrier, Gulf Air, in 1973. The airline was based in Bahrain and had a reputation for luxury due to its double-decker ‘Five-star Tri-Stars’ with restaurant-style seating and a boutique selling designer items in First Class. There were quite a few first-time flyers around then; they were usually the ones hauling themselves up the aircraft stairs laden down with bed rolls, blankets, cooking pots and even small Primus stoves – which rumour had it they would occasionally try to light in the aircraft aisle to make coffee.

I was overjoyed. I couldn’t thank him enough. At last, I would have what I always wanted, a hotel. (What I didn’t know at the time was that Dubai Airport would remain where it always was and that it would take more than thirty years for an airport – Al Maktoum International – to begin operations at Jebel Ali.)

I was excited to tell my family the good news. But wait... I didn’t have any money. Reality hit me. Where would I find the enormous sum of money required to build, furnish and staff a good-sized hotel with the kind of facilities demanded by international business travellers? “I can’t thank you enough, Your Highness,” I said “but where will I get the money for a hotel?”

Sheikh Rashid made it known that he wouldn’t entertain lending me any money for the project as all the capital he had was reserved for new infrastructure and for Dubai’s running expenses. He was unstinting with his help when it came to providing local business people with land or opportunities to work on governmental projects, but as far as I know, he never handed anyone large amounts of cash.

“Talk to me about anything... anything at all. But don’t talk to me about money,” he said. Soon afterwards, I got the chance to have a lengthy one-on-one chat with the Ruler at his majlis when we discussed my plans for the hotel and other ventures. Sheikh Rashid sat back fascinated. He loved to talk about anything that would enhance Dubai.

CHAPTER 1(Pages 32 -43) When I was five or six years old, I asked my father, “Do we have any money, Abouya (‘my father’ in Arabic)?”

“Of course we have money. We have a lot of money,” he replied. He then fetched his special box and opened the lid to proudly show me the princely sum of 100 rupees, which was worth in the region of 100 dollars in today’s terms. It seemed like an absolute fortune to me.My father never judged anyone based on their monetary worth. A person had to earn his respect through honesty and good character. name appears on a Forbes’ List that ranks drug lords along with everyone else.

As I evaluate others, I prefer to be held in esteem for my human qualities rather than my bank balance.

“Don’t be intimidated by anyone!” Father would say. “When you meet someone, whoever they are, never cast your eyes downward. Look them in the eye!” All parents should say those words to their child. All children need to feel they are unique and all parents should bolster their child. There is so much wasted talent around all because people lack the confidence to chase their dreams.

My gentle father, Ahmad bin Mohammed Al Habtoor, was my rock from the day I could walk and talk. I don’t think any child has been showered with more devotion than was lavished upon me throughout my young years. He usually called me Al Sheiba or ‘old man’. You’ll probably think that was an unusual pet name for a child. It actually derived from my having been named ‘Khalaf ’ after my mother’s paternal grandfather, Khalaf Al Otaiba. Moreover, I was unusually mature for my age.Abouya adored all his children, but for some reason, he loved me more than my siblings. He would hardly let me out of his sight. Perhaps he thought of me as a mini-copy of himself or a ‘chip off the old block’ because we looked so much alike in terms of features and physique.Characterwise we were very different. He was an uncomplicated, tranquil person who never strayed far from his tribal roots. There was nothing he enjoyed more than riding out into the desert to sit around a campfire with his Arab friends or to hunt dinner with his falcon perched on his arm. He also derived great pleasure from tending to his camels that provided us with nutritious milk.

The humble camel was the most valuable of beasts. From its hide, rugs, saddlebags and tenting were produced, while its hair was woven to make traditional bishts (men’s winter cloaks). They were indispensable for those making long journeys due to their ability to negotiate sandy terrain and go without water for days. This loyal, proud – and occasionally bad-tempered – creature also provided young boys with the opportunity to prove their skill and stamina in the sport of camel racing. Racing camels are still prized in the UAE. Some enthusiastic owners hire special trainers as well as nutritionists from abroad and construct luxurious air-conditioned stables. There are even special camel swimming pools that are used as an

aid to exercise.

Our own camels were not nearly as pampered.Together with fish, rice, dates, honey and cheese, camel milk was a main staple of our diet. Fruit was a real luxury that was mostly reserved for those recuperating from an illness or for joyous celebrations. Grapes, figs, oranges and lemons from Ra’s al-Khaimah could sometimes be found in the local souk alongside imported fruit from Iran, but all fruit was very expensive.

The very thought of a juicy orange or sweet lemon would make our mouths water and we never ceased to nag our parents to provide them. Tinned peaches, pineapples and apricots were occasionally available, but anyone who was fortunate enough to lay their hands on canned food usually hoarded it for special occasions.

Thanks to my father’s expert hunting skills, staple foods were supplemented with desert game, such as houbara (bustard), karawan (stone curlew) and the dhabi (gazelle) whose meat was considered a real delicacy.

THE FOLLOWING STORY SHOWCASES THE FAILURES ENDURED BY KHALAF AL HABTOOR, AND DESCRIBES HOW HE OVERCAME THEM TO BECOME THE SUCCESSFUL BUSINESSMAN HE IS TODAY.

CHAPTER 8 (Pages 148-153)

In 1976, with my engineering firm going from strength to strength and large contracts coming in fairly regularly, I figured it was time to think about diversifying my business interests. I had been advised to avoid putting all my eggs in one basket, so when a great friend of mine, ColonelMohammed Saeed Al Ghaith, Chief of Police and head of Dubai’s intelligence services said “Let’s open a soap factory,” I was receptive to the idea. With my penchant for cleanliness, the word ‘soap’ had an attractive ring to it. What’s more, who in the world doesn’t need to wash themselves? And my soap would be a lot cheaper than imported brands. I was sure my locally-made soap would take the UAE market by storm. My zeal must have rubbed off onto Riad, who was keen to partner with us in the venture.Riad volunteered to fly to London so he could

meet with the management of Unilever to ask if they would be willing to give us a franchise to manufacture Lux soap. Unilever’s products – Bovril, Brooke Bond Tea, Persil and Pond’s skin cream – were all household names in the 1970s. Riad tried his very best to secure that franchise, but unfortunately, he came back empty-handed.We discussed what other use we could make of our factory building, which was situated in a fairly undeveloped area of Dubai called Rashidiya. It was all dressed up, but we had nowhere to go with it. It was a really stupid mistake on our part to have built the factory before getting the franchise.

Then the man we had hired as factory manager spoke up, interrupting the gloomy atmosphere. His name was Walid Derbass, a chain-smoker with nervous tics, who at around forty-five kilograms weighed even less than me. He made us all more tense just looking at him.

“We can still make soap. We can easily find out how to make it. We can import our own equipment and ingredients. True, we can’t call it Lux, but we can label it with the nearest thing. How about ‘Luv’? Maybe shoppers won’t be able to tell the difference.”

We looked enquiringly at one another for a while until I said: “So be it. Luv it shall be.” Very soon, Luv was in the air in more ways than one.

None of us had really given much thought to what goes into soap as we had anticipated learning the details from Unilever. When I understood that one of the ingredients of a bar of soap was tallow, which is rendered beef, lamb or horse fat also used to make candles, I did feel a slight sense of discomfort.

In the event, we imported machines from Italy and all the ingredients including the fat from Germany. We actually managed to manufacture and package four tons of soap daily in several sizes, which were initially snapped up by local shops and small supermarkets. When our brand began to fly off the shelves – on second thoughts, crawl would be more accurate – we felt a real sense of achievement. We’d done it without any assistance from Unilever or any similar manufacturer.

I took great quantities home to distribute to my parents, brothers, friends and neighbours, feeling most generous. I told my wife that she should never again even think of buying fancy foreign brands. “It’s a matter of loyalty,” I told her.

Sure enough, there was always lots of Luv on display in the bathroom. I was pleased until it became apparent that I was the only one in the house washing with it. Every time I picked up a bar, it was the same size as when I’d used it last. I didn’t have to be Sherlock Holmes to deduce that either my wife and kids had decided to refrain from bathing, which was highly unlikely, or enemy soap was hiding out in a cupboard somewhere. It was. The illicit stash was found and the ‘traitors’ were duly given a ticking off, which was a bit unfair of me when I had to keep driving away the niggling conclusion that I could just about bear to use it myself.

Unfortunately, what began as Luv at first sight quickly turned sour. Orders were cancelled and retailers returned their stocks. We were inundated with complaints. Some consumers were breaking out in rashes and hives, including a few of my managers who, like my family members, had been instructed to wash with Luv, or else. Unfortunately for them, they had been more obedient than my wife and kids.

When one of my employees would come to me complaining of itchy lumps, bumps and pimples, I would hand him a packet of anti-histamine tablets along with a tube of anti-allergy cream.

Obviously we were doing something wrong. We struggled on for several years gathering losses when I decided to have another go at persuading Unilever to trust us with a franchise, hoping that my charm would be more persuasive than Riad’s had been.

I made an appointment with one of Unilever’s directors, put on my best suit and tie and met him at the Britannia Hotel opposite the American Embassy in Grosvenor Square where I was staying with my family.

“What can I do for you?” he asked very officiously.“I own a soap manufacturing factory in Dubai together with two partners.

It’s been running for a number of years and we would like a franchise to produce bars of Lux. Unilever would, of course, be rewarded with a substantial percentage of the profits.” From the expression on his face, he thought I was a Middle Eastern hillbilly; definitely someone not worth bothering with.

“Who are you?” he asked, not waiting for an answer. Then with the trace of a smirk he said “You had better not use too much soap. You might vanish and disappear.” I was unsure how to react to such rudeness. It crossed my mind that it might just be English-style friendly banter.

I forced a smile and tried again. “We have the premises and all necessary equipment. We have the money, we have managers and employees. All we need is a well-known brand name like yours, some training and know-how. Why don’t we join hands?”

“Sorry friend. I don’t think you understand. Unilever is one of the biggest international companies in the world. Quite frankly, we’re unable to consider you and your partners as potential franchisees. I’m

only sorry you’ve wasted your journey.”

“And by the way,” he added, “be warned that your factory will close down very soon. We are aggressively marketing Lux in your part of the world and we can hardly keep up with orders. Don’t even imagine you’ve got any chance of surviving because, believe me, you haven’t.”I had met hundreds of British people in Dubai, but none of them were nasty like him. He was a real piece of work! It was with great disappointment that I flew back to Dubai where my partners were anxious for my news. “The Unilever man said ‘we’re too big and you guys are nobodies,’” I explained.

The residents of Rashidiya started to complain about the putrid smell of animal fat permeating their fresh air – and in truth, it was really nauseating. It was then that I had to admit to myself that our product was doomed. It could never compete with quality imported brands and was causing more hassle than anything else.To make things worse, Unilever sued us for labelling our product ‘Luv’, which they said was a deliberate attempt to capitalise on the Lux name. We won the case because we hadn’t done anything to contravene any laws in place at the time. I ended up selling the factory at a throwaway price to an Iranian man who, I believe, shipped his product to Iran.

We made a big mistake entering into a partnership with Mohammed Saeed Al Ghaith because we didn’t think his idea through well enough. Instead of doing a proper feasibility study and then finding a well-known personal care company willing to give us a franchise, we simply rushed forward because... well... we liked and trusted Mohammed. No wonder we lost all our money! That is not the way to go about starting up a new business as we learned to our cost. Riad was the clever one. He only took a 20 per cent share; my own was 40 per cent. Sometimes I think I should ask him to pay me the difference.

There is a saying in Arabic “You learn from your own pocket,” which in my case was so true. I always advise people now to concentrate on businesses or careers that they know inside out or in which they have a natural interest. I wish someone had told me before I learned that lesson the hard way.

A couple of friends visited me at home in the mid-1970s and one of them said “You know, people are making a lot of money from film production nowadays,” before going on to elaborate enthusiastically.

“Is that so?” I said. “Why are you telling me this?”“Well, I think now is a good time to capitalise on that trend,” he said.

“Why don’t you open a film production company? We’ll be with you all the way.”

The idea was completely foreign to me. I knew nothing at all about film-making, so my first instinct was to say a firm “thanks, but no thanks”. But they weren’t going to give up that easily. They continued arguing their case and pushing their points with such vigour that I was persuaded

against my better judgement to go ahead.

My three new partners and I allocated a large amount of money to the new venture, registered a company, rented office space and appointed a manager. The company produced three programmes that aired on television, but none of them were well-received. The day came when we realised that this company wasn’t working out, so we called a meeting with the manager to discuss whether there was a way for the business to recover or whether we should withdraw our investment and place it in something more profitable.

It was then that we found out there was no money left; virtually nothing at all. Less than half had been spent on programme-making. The bulk had gone on hosting people in the movie business to lunch, dinner and parties. The manager had also been spending our money on his own late-night drinking, partying and womanising. My partners were disappointed but undeterred. They asked me to consider investing even more in the company under a new manager, but I refused and walked away, regretful that we had wasted our hard-earned cash on something none of us had any clue about.

I may have placed my fingers close to the fire, but I obviously didn’t feel they had been burned because around the same time, I invested in a jewellery shop. Two Lebanese friends of Riad and myself, who had been based somewhere in Africa working with diamonds, came to Dubai saying they wanted to go into the jewellery business and needed a local partner and investor.

They were very charming and persuasive so, you’ve guessed it – I took the bait and so did Riad. My new partners may have been very likeable but I couldn’t shake a nagging feeling that they were not trustworthy. A few things occurred to make me worried on that score. A year later, I decided I wanted nothing more to do with them or their possibly dodgy doings. It was around midnight when my feelings of uncertainty overpowered me to the extent that I called Riad to say: “Tomorrow morning, I want you to go to the shop, divide the merchandise into four and close it down.”

He did just that. He divided the imported Italian gold equally before placing it in four bags. He kept one for himself, gave the other two to the Lebanese and came to my home bearing my share. I gave it to my wife and other female family members, but they took one look at it and deduced it wasn’t pure gold. When I checked, I found out they were right and it wasn’t too long before some of it began turning rusty.

Sometime after the jewellery store fiasco, I opened a luxury goods shop with another guy. We imported watches from Switzerland and silk cloth from various countries. A year later, most of the original stock was still waiting to be bought. I took it and distributed it among my friends. That was it! I’d finally had enough of partnerships. “Please don’t propose any new partnerships with anyone else ever again,” I told Riad, who was just as disenchanted as I was.
