The Four Seasons Crossing Homeowners Association (the “Association”) is a Washington nonprofit corporation set up to maintain common areas and community standards for the benefit of all owners in the community. The Association is governed by its CCRs (Covenants, Conditions and Restrictions) and Bylaws (copies provided at the time of purchase).
The specific obligations of the Association and each owner are set forth in detail in the CCRs, and the Public Offering Statement but a general summary is provided below.
Generally, the Association is responsible for maintenance, repair and replacement of all common areas in the community. The areas of Association responsibility would include the common tracts, open spaces and facilities, street landscaping, perimeter fencing, and private roads. The Association also manages payment of business insurance for the Association, and the costs of administering the Association, for example the costs of regular contact with owners, scheduling and coordinating Associations meetings of the Board and Members, and contracting with landscapers and others to maintain the community. Association maintenance obligations may change.
Lot owners are individually responsible to care for everything the Association does not maintain including all home maintenance, all property improvements on the owner’s lot, and all yard landscaping.
The Association adopts an annual budget and sets and collects assessments to pay for its various responsibilities. The monthly assessment are tiered and you should refer to the Association Budget for further reference.
Due at Closing: One month of the Final Monthly Assessment to be paid in advance and applied to towards the first months HOA dues, estimated to be $56.00, and a one-time payment of a Working Capital Assessment, estimated to be $112.00, for a total estimated cost at closing of $168.00. The Association may also charge a title transfer and or a processing fee through escrow at closing.
