• Going forward, we will see more mixed-use multi-family retail projects

• Large power centre developments anchored by fashion will slow down

• Edmonton still enjoys a relatively low vacancy rate (4.6%) compared to

other cities

• No one can say for certain what will happen with oil pricing and how

long it will be depressed, but today our local retail market is strong, and

developers are paying close attention to the amount of product they

bring to the market

• I think it is fair to say a very deliberate “phased” approach is certainly

underway in terms of what product retail developers are bringing to the

market in the next few years
