Making the decision to move results in an array of

What is an Occupation Right Agreement?

An Occupation Right Agreement (ORA) is the agreement

between you and the Country Club Huapai. It gives you

the right to occupy your villa or apartment in the Country

Club. An ORA is the most common form of tenure used

by retirement villages in New Zealand.

Country Club Huapai is registered under the Retirement

Villages Act 2003. The operation of retirement villages

is governed by the Act and its regulations, the Code of

Residents’ Rights and the Code of Practice, set out the

rights available to retirement village residents. You must

sign the ORA in the presence of your solicitor who will

explain the agreement and your rights under the Act.

What is the estimated weekly cost and what do the costs cover?

The weekly cost will initially be *$100.00 per week.

Costs will cover:

• Building insurances (excluding your own contents,

chattels and possessions)

• Rates on the land and buildings

• Water charges

• Power for community facilities

• Cost for running/maintaining the Village facilities &

common areas

*set cost until June 2020

Can I benefit from capital gain?

Unlike many other retirement villages, for a premium

payment, you can benefit from our Capital Gain
