    POWER WELFARE SOCIETY (PWS)

    Established in 2005 under AP Societies Act with anobjective to built residential complex for its members

    comprising employees, their friends & relatives from

    power sector like POWERGRID, NTPC etc.

    Project Envisages construction of flats comprising of

    1158/1463/1800/2069/2374/3650 Sft (Super Built

    area)

    Around 760 members have already joined the project.

    Society runs on the concept of no profit no loss basis.

    conditions of existing members .

    Project is being built on 23 % construction area and 77

    % Open area in 7.5 acres

    Totally 853 Flats of different sizes are planned .

    Vacancies are filled at a fixed price close to 2945/- per

    sft against present market cost of around Rs 3200/Sft. The above price is possible only due to no profit moto

    in our society.

    Located in prime area Close to Financial district and

    educational institutes like ISB, CBIT, MGIT, Vasavi,IIIT, ESCI.

    IT majors like Wipro, Infosys, Microsoft, CA, ICICIbank backend office etc. are with in 10 min drive and

    at around 3-4 km distance. Air port which is 18kM away can be reached with in 25

    min through ring road.

    Cost Calculations for C2 Flat

    Super Built up area 1800 SFT,

    Total cost of the flat including amenities and wood work is

    59.50 Lakhs ( FixedCost)

    Cost Per SFT on Market Terms

    Total Cost of flat = 59,50,000

    Less Cost of amenities = 5,00,000 (Notional Cost)

    Less Cost of Wood work = 1,50,000 (Notional Cost)Net Cost for 1800 SFT = 53,00,000

    Cost per SFT = 2945/- per sft (Registration @2.50 Lakhs Extra inc VATApprox or as per actual)

    Corpus fund and maintenance charges will be as per actuals and will be

    decided at end along with other members

    Cost Comparison w.r.t market for C2

    Super Built up area 1800 SFT,

    Total cost of the flat including amenities and wood work is

    59.50 LakhsCost Per SFT on Market Terms (Assuming 3200 Per sft)

    Basic Cost of flat = 3200*1800=57,60,000

    Add Cost of amenities = 5,00,000 (Notional Cost)

    Add Floor Rise Charges for flat in 19th floor = 1800*150=2,70,000/- ( Assuming

    floor rise of Rs.15 per floor above 10th

    floor). Only Rs 5/- per sft floor rise above5 th floor onwards in PWS.

    Net Cost for 1800 SFT = 65,30,000

    Net Saving if you buy from PWS = 65.3 59.5 = 5.8 Lakhs+ add saving inRegistration charges.

    (Registration charges in case of PWS is Rs. 2.50 Lakhs, where as with others itis around Rs. 3 to 4 lakhs per flat. Extra)
