    Porto Montenegro is a phaseddevelopment, the first of which is complete

    RENTAL POOL OPTIONS

    All residences benefit from Regents bespoke hotel services and can beincluded in the professional rental pool, either entirely or in part byclosing off self-contained living areas (i.e. modules) within the residence,allowing for maximum flexibility.

    Entering the rental pool is completely optional but is dependent uponthe residence adhering to hotel policies and rental pool standards - i.e.

    including being equipped with the hotel furnishings package.

    Te owner and guests may use the residence at any time on an unlimitedbasis with advance notice. When not in use, the unit will be availablefor rental to guests of the hotel. Gross rental revenues are pooled, 60%of which are then redistributed quarterly to pooled residence ownersbased on entitlement points, with the remaining share covering t he costsassociated with the rental program.

    Te condominium charges, currently set at 85 / sqm of the total grossserviceable area, include all basic services, manager services fee, sharedfacilities charges, group residences insurance and a sinking fund. Tesecharges are billed quarterly to every owner regardless of whether theirresidence is in the rental pool or not.

    RESERVATIONBuyers may secure a un it in their name with a non-refundable ReservationDeposit of 10,000, or 20,000 for residences over 1million, and bysubmitting a signed Reser vation Agreement. Upon receipt of the deposit,the unit will be marked reserved in the buyers name and the buyer will besent a Sale and Purchase Ag reement (SPA).

    The Sale & Purchase Agreement:Signature of the Sale and Purchase Agreement should be made in personat the notarys office in Kotor, Montenegro, or via Power of Attorney.

    On signature of the Sale and Purchase Agreement, the 10,000 (or20,000) Reservation Deposit will be contributed to the first of the stagepayments, which are as follows:

    Stage 1: 25% of purchase price on signature of Sale and Purchase AgreementStage 2: 25% on completion of core and shellStage 3: 25% on completion of interior lock-offStage 4: 25% on building completion
