Set around the world-class championship Riffa Golf Course, this BD190 million (500 million USD) development includes over 1000 highly desirable villas built to outstanding quality. As the Lead Architect and Project Manager for MSCEB for this prestigious and top end township project, I was in charge of the design of all the top-end villas, two mosques and other ancillary buildings. In addition, several standard villa concepts were developed, and carried out to Detailed Design and Tender documentation. The next three slides show the snapshots of various types of villas for all the three estates starting from the basic two bedroom townhouse of 193 m2 to the elaborate signature villa of 715 m2

One of the Royal family members of Bahrain requested Meinhardt for a quick conceptual proposal for a retail centre with multiple uses to include cinemas, retail, food court and general entertainment for children. Interpreting the typical racetrack pattern popular amongst malls, the concept has been developed on a circular plan consisting of four segments which are punctuated by vertical circulation cores. These cores include escalators, lifts as well as vistas into the centre and the outside. The mall was divided into four levels with the first level consisting of the bulk if the retail. The Second level contains the Food court, retail and the entertainment section for children. The third level contains the cinemas. The fourth level has unique vistas towards the inner centre with terraces. This was thought to be an excellent opportunity for some of the boutiques and small office owners. On the first level the centre is occupied by the ice rink. The Ground floor and an additional floor above it are completely dedicated to parking requirements of over a 1000 cars. Extending the concept of segments further, the various levels have receding and protruding sections in a seemingly random order. These are further trated with facade treatments comprising of mashrabiyas, arches, metal screens and glass. The circulation at the three retail levels has many interconnecting spaces which offer connectivity and a sense of magnificence to the mall. The next two slides show the schematic plans and section. The areas indicated exceeded the expectation of the client.

Souk al arabia, bahrain

A local Bahraini client requested a concept proposal for a prestigious development in Budaiya, Bahrain. Completely developed in Revit this concept of a mixed-use waterfront development, located across the water from the recently reclaimed Northern Town” is proposed to have residential apartments, serviced apartments, retail and a variety of Food and Beverage outlets. At approximately 140,000 sq.m. gross built-up area, this development will be the first of its kind and scale in Bahrain. The design is a modern interpretation of traditional Bahraini architecture, incorporating traditional elements such as wind towers, mashrabiyas, pergolas, traditional parapets, screens, etc., and an activated waterfront / board-walk accessible to the general public.

The AYA development was designed on a plot adjacent to the development of Bahrain City Centre. The L shaped plot is approximately 29000 m2 in area. Two residential towers of fifty three stories, A hotel building of twenty stories and a Fourteen storey office building comprising of an overall development of 261000 m2. The residential towers comprise of a combination of Studio, 1, 2, 3 and 4 bed apartments totalling to more than 1100 apartments and 210,000 m2. The Twenty storied hotel is about 160 keys with about 30,000 m2. The Office building has a floor plate of around 1200 m2 of open plan offices.

As a part of the Bahrain Bay Masterplan, Raffles City is being developed by Capitaland of Singapore, one of Asia’s largest real estate companies. The scheme encompasses Capitaland’s aspirations by proposing a unique architectural statement linking the entire site with a strong common identity. Rafael Vinoly Associates have prepared the concept design, with MSCEB as consultants for MEP and structural design. Full detailed design, construction documentation as well as supervision were undertaken by MSCEB. The construction Documentation for the towers were progressed on Revit by me and my team of two architects and four CAD draughtsmen.

Office building for kfh

This 8-storeyed Commercial Office building, located at the Bahrain International Investment Park is designed as two identical wings oriented northsouth, with great natural vistas towards the Airport and the Hidd Seaport. Two bridging floors at levels 4 and 5, comprising the Conference and Cafeteria levels, offer shade to the lower floors to create a semi-covered courtyard at the ground level between the two wings. The food-court at level-5 opens onto an outdoor roof garden. The design achieves an overall built up area of 14,900 sq.m. and offers parking for more than 200 cars at grade.

College of engineering, uob

The new College of Engineering facility at the University of Bahrain, Sahkir Campus is intended to serve as the image of the University to inspire both students and the people of the Kingdom of Bahrain. Tange Associates were commissioned by the University to prepare a schematic design for the new facility. The Tange scheme has been taken up for design development and construction. The project site area is approximately 126,700m2 (12.67 Ha) and the approximate built up area is 50,000 m2 Meinhardt has been commissioned by the University of Bahrain to undertake the detailed design and documentation of the Architecture, Structural and Civil Engineering, Infrastructure Design and Landscape Architectural works. As the Design Director, I have been responsible for the entire project deliverables.

Al Meera supermarkets is working towards its slogan to be the “Your Favourite Neighbourhood Retailer”. They have commissioned AEB to design nine Almeera stores in and around Doha. These comprise of the stores in Sailiya North, Umm Salal Ali, Leabaib 1, Bu Sidra, Al Wakra, Rawdat Aba El-Herran, Azghawa, Al Khor, Um Qarn, Rawdat Al Hamama. These convenience stores have one level which mainly contains mall, retail, supermarket, restaurant, toilets, and services areas. The sizes vary from a smaller convenience store of about 3000 sq m to larger format stores of about 9000 sq m Malls meet the customers’ demands the most, as the facilities provided offer him the chance to buy daily consuming materials and enjoy comprehensive shopping experience, surrounded by restaurants, cafes, bookstores and other commercial spaces. These designs are completely developed and detailed in Revit from concept to detailed design of all the services. Currently four of these projects are at construction stage and the substructure has been completed. The remaining six are ready for tender and commence construction

Burj Alfardan A flagship project for the prestigious Alfardan Properties, Burj Alfardan is located on a squarish plot of about 12000 sq m in the Lusail Marina. This commercial office tower is going to have one of the largest automobile showrooms in the Middle east for the premier brand of Jaguar - Landrover . There will be three levels of showroom space in a five level high podium totalling to a staggering 11000 sq m of built up area which will include offices and delivery areas for new automobiles. Over and above this, at the podium level the tower will have a modern restaurant for 300 pax along with a modern, state of the art gym with separate lap pools for men and women. Above the podium are 23 floors of modern office space available for the clientele of Alfardan. The total leasable area for the entire tower is to the tune of 55000 sq mts and the overall built up area including the three basements for parking is 115,000 sq mts. There are more than 1100 car parking spaces provided between three basements and four over ground parking levels in the podium This project has been completely developed in Revit including the MEP services and is at tender stage.

Mixed use project, muscat, oman

Muscat Mixed use project at Ghala heights Alfardan group intend to develop a mixed use project in Muscat, Oman. The plot measures 9775 sq m and the client's brief is to include offices, residential apartments, a car showroom and a full service station for their premier cars in the basement. Developed along the lines of the traditional architecture of Oman, the facade of the residential portion will reflect the patterns found in the Omani architecture. On the ground floor, the front of the development will boast a Car showroom, a receiving centre for the service station and a retail space of more than 5000 sq mts. On the mezzanine will be rentable offices , parking and offices for the car showroom. The service station woould be completely located in the first basement which will necessitate a complete system for mechanical ventilation.

The first floor would have a swimming pool, gym and a kids area for the residents of the development. A total of 180 apartments would be located on the level one to level eight of the development. On the other side, the offices would be developed as shell and core for the tenants and will also stretch from level one to level eight of the development. The total built up area for the development is above 90,000 sq m and covers about 60% of the plot area
