& specification.
ROOF 2: 0,6mm thick galvanized mild steel (gms), pre-painted
standing seam profile roof sheeting such as KlipLok or equal approved
on 100x100mm gms Z-purlins @ 1100mm max c/c on 3 deg pitch
150x100mm I/IPE-beam rafters @ 1100mm max c/c strictly to
Structural Engineer's design & specification.
RAINWATER GOODS: aluminum Watertight guttering to match roof
sheeting and rain water downpipes fixed as per Manufacturer's
specifications to discharge into surface water channels and to run to
soakaways and roadway. Positions of downpipes to be confirmed on
site.
INSULATION: Sheet-type membrane such as Sisalation 420 industrial
or equal approved to be used throughout. 50mm thick blanket-type
insulation such as Isotherm or equal approved to be used in applicable
ceilings (roof 2 ceilings).
CEILING: Roof 1 - suspended timber ceiling to detail. 22x100mm
hardwood timber planks painted white @ 150mm c/c to allow natural
light from clear-storey glazing installed as per Manufacturer's
specification. Roof 2 - skimmed plasterboard fixed to 50x50mm
brandering @ 400mm max c/c fixed to u/s trusses.
WALLS: External - non-loadbearing galvanized mild steel stud frame
construction to Engineer's detail & specification. Finish: external finish
to be 0,6mm thick galvanized mild steel (gms), pre-painted standing
seam profile roof sheeting such as KlipLok or equal approved on
50x50 vertical purlins @ 1100mm max c/c fixed to gms stud frame to
detail. Internal finish to be approx. 15mm plasterboard painted with min
3 coats to later specification.
Internal - non-loadbearing galvanized mild steel stud frame
construction to Engineer's detail & specification. Finish: 15mm
plasterboard both sides painted with min 3 coats to later specification.
Note: All to comply with the SANS 10400 codes of practice.
OPENINGS: all external door and window openings to be fitted with
DPC to detail.
FLOORS: floor finish as per plan on 30mm thick screed on 100mm
thick mass concrete floor slab on 250 micron DPM on 30mm thick
sand blinding on clean, well compacted stable earth.
FOUNDATIONS: NB: ALL FOUNDATIONS TO STRUCTURAL
ENGINEER'S SPECIFICATIONS.Founding of footings to local Inspector's approval. All foundations to
comply with SANS 10400. Cavity brickwork filled to u/s of DPC withmin. 10 MPA mass concrete. All reinforced concrete to StructuralEngineer's detail & specification. All concrete footings to beminimum 15 MPA mass concrete.Non-loadbearing gms stud frame on 600x200mm strip footings orthickened slab.
I/IPE loadbearing steel structure on stub columns and bases strictlyto Structural Engineer's design and specification.DOORS & WINDOWS: all windows to be aluminum to schedule fixedaccording to Manufacturer's specification. Doors to be approvedprior to order.GLAZING: all glazing is to conform to the National BuildingRegulations, i.e. safety glass to be intsalled to doors & windows inexcess of 1m sq or below 500mm AFFL. NB: clear-storey glazingstrictly to Specialists detail to comply with the SANS 10400 Part XA.EXTERNAL PAVING: brick paving to be laid on clean well-compactedsand with cement edges with falls to paver dish surface channelsand catch pits to detail as shown.PAINTING: Internally - 3 coats pure acrylic high cover PVA toapproved color. Externally - cladding sheeting supplied pre-paintedto approved color.DRAINAGE: No change to the drainage run. Proposed drainage to be
connected to existing municipal connection. All rodding eyes to have
brick surround with SABS approved cover and frame. The head of
each drain run is to be ventilated. All work to comply with National
Building Regulations. No work to be covered until approved by the
local authorities.
All boundary pegs to be pointed out to the Building Inspector prior to the
commencement of construction.
All dimensions, levels and areas are to be checked and verified before any
work commences.
The height of plinth, depth of excavation and the number of steps are to be
finalized by the Client.
Neighbours are to be informed before commencement.
Ensure all building materials are situated within the property. If possible, a
hoarding permit should be applied for. Cover sand at all times.
Builders rubble should be removed weekly or when it reaches a quantity of
6 cubed. Site is to be cleaned daily.
Make sure all Builders are protected with the Compensation Fund for
Occupational Injuries and Diseases Act 1993.
Ensure that all builders are protected under OHAS.
Inform the Labor Department before commencement of the project.
Only make use of registered Contractors/builders. Make use of suppliers
who are VAT vendors.
If possible, make use of the Contract for Minor Works Agreement JBCC
Series 2000.
