TRANSfusion The desire to heal, revive, respect & remix the retail community.

TRANSact: Bold new retail concepts intermingle with local favorites to create a spontaneous and exhilarating shopping event that is all at once exclusive, inspiring, global and grounded. Limited edition product offerings, paired with one-night-only entertainment options, create an energy and excitement that traditional retail establishments cannot match.

TRANScend: More than just retail, it is communal… what Ray Oldenburg called the ‘THIRD PLACE’. Combined with live/work loft-style housing units, a zero carbon footprint can be attained. Reduced commuting needs give back our most precious commodity – time

TRANSmutable: This flexible experiment allows developers to easily shift the mix of shops, restaurants, and entertainment to meet the needs of any community at any time of the day.

TRANSlate: Re-purposed shipping containers are fabricated off-site to the specifications of many iconic brands as retail and experience.

TRANSformation: New life is injected via mobile retail villages that fuse shopping, entertainment, food and socialization. Composed of pre-made, sustainable modules inserted into the landscape that adapt to their context. Modifications capitalize on climate conditions and responsibly use and generate the energy within each region.

TRANSportation: Linked to mass transit, these HUBS become the new cores of our communities.

TRANSition: We are at the cusp of a fundamental evolution of retail. New cultural and social communities. New demographic and ethnographic groups. New vocabulary and language. New ways of communicating. New icons and totems. New forms of commerce

TRANSparent: Retail interaction is now a two-way street. Today through online social networks, the customer defines and judges what the brand is, and how it evolves. Developers need to build an architectural framework as a backdrop to retail tenants, who must be fluid in defining who they are, what they stand for and how they stay in synch with their customer.

Located at the confluence of the Ohio and Licking Rivers, Ovation will be an urban destination unlike any in the region. The over $900m mixed-use project will include 500,000 sf of retail, 1.1m sf of office, 1,200 residences and 600 hotel rooms. A landscaped levee and park system integrates the project with the river edge. Buildings and public space are oriented to maximize the magnificent skyline vistas of downtown Cincinnati.

THE SHOPS AT CITY SQUARE SALT LAKE CITY, UT

New mall within two city blocks (20 acres) to replace two existing malls. The 2-storyMall weaves its way around 8 existing office towers and 4 new residential towers, withthree anchors including Nordstroms.

NORTHLAKE MALL CHARLOTTE, NC The 1.1 million square foot Regional Shopping Center’s concept is based on the mill factories in the region and the‘front porch’ hospitality of the community, creating a warm and inviting entry that carries deep into the mall.

TRINCITY MALL TRINCITY, TRINIDAD FRCH was challenged with designing a master plan expansion at Trincity Mall to create a shopping and entertainment destination for this Trinidad community. A phased development of interior and exterior “neighborhoods” is designed to create a shopping holiday for both local customers as well as international visitors. “Sense of place” is created through varied architectural experiences, with careful placement of color, texture and patterns that is reflective of an international spin on Trinidad.

THE DOMAIN AUSTIN, TX

Concept design of a mixed-use project featuring 700,000 sf of high - end retailers including Tiffany & Co., Macy’s and Neiman Marcus. 75,000 sf of office and 400 high-end apartments above the retail completes a streetscape that meanders around 100 year old oak trees. SADI 2008 and ICSC 2008 award winner for Innovative Design.

THE SHOPS AT WATERSIDE NAPLES, FL Renovation of an existing, plant overgrown exterior shops to a lush landscaped oasis with soothing waterfalls. A place to relax and enjoy luxury retailers including Saks Fifth Avenue, Cartier, Gucci, Tiffany & Co., Burberry, Anthropologie and more.

XAVIER EAST CAMPUS CINCINNATI, OH FRCH was challenged with creating a mixed-use destination for students and adjacent communities to work, live and play. Keying off the surrounding urban grid, a diagonal street composition was applied to the masterplan. A serpentine parkway integrates the existing campus with the new village and will include over a million sf of office, hotel, student housing, apartments, recreational center, retail and restaurant space.

XAVIER EAST CAMPUS CINCINNATI, OH FRCH was challenged with creating a mixed-use destination for students and adjacent communities to work, live and play. SAN FERNANDO MIXED-USE SAN FERNANDO, TRINIDAD FRCH designed a master plan for a retail and entertainment based mixed-use destination for the San Fernando region of Trinidad. The concept is influenced by the rhythms of Trinidad music, culture and geometric forms that evolve into one another. The site will include two levels of open-air and enclosed shopping, a 12-screen cinema and bowling alley, grocery store, restaurants surrounding a series of lagoons and gardens and an 85-room hotel with condominiums above.

THE GALLERIA AT TOKYO MIDTOWN ROPPONGi, TOKYO, JAPAN A 4-story open arcade hosts 220,000 sf of retail on the 4.5 acre site, helping to knit together residential and office spaces. The wood and glass materials evoke regional architecture. Honorable mention award for SADI 2008 and ICSC 2008 award winner for Innovative Design.

COMERICA PARK, DETROIT, MICHIGAN Lounge areas, restaurants and retail shops of the new ‘Tiger Stadium’. The Beer Gardens Include a ferriswheel, large barbeque grills, giant baseball player topiaries and tiger head marquee-lit archways.

GROSSE POINTE LOT 2 AND 3 GROSSE POINTE, MICHIGAN The citie’s masterplan is to expand downtown by replacing the parking lots behind main street with a 3-story mixed-use projectwith over 100 condominiums above two levels of parking (public and for the project), laminating the deck with 20,000 sf of retail.The architecture transitions between the commercial district and residences with a sensitivity to that unique context.

GEORGETOWN COMMONS ANN ARBOR, MICHIGAN Neighborhood retail and convenience shops and restaurants (90,000 sf ) with 125 units of residential located above. The site terrain drops 20’ as you enter the site providing the opportunity for substantial deck parking for residents and customers alike.

PEPSI SUITE AT THE NEW MEADOWLANDS STADIUM EAST RUTHERFORD, NEW JERSEY the history of Pepsi and Gatorade are represented through permanent and temporary displays that engage the guests within the suite, while the energy emanates out into the stadium concourse to entice and interact with people passing by.

SANCTUARY AT RIVER PLACE DETROIT, MICHIGAN Nine story mixed –use project with over 200 condominiums above two levels of parking along the revitalized riverfront. The parking is ‘laminated’ by retail and work/live units to create a vibrant atmosphere on the street and along the riverwalk.

VILLAGE OF ROCHESTER HILLS ROCHESTER HILLS, MICHIGAN The first lifestyle center in Michigan. Small pocket parks, a fountain and a gazebo create village charm and it has been officially adopted as Rochester Hills’ downtown.

VAUGHAN MILLS VAUGHAN, ONTARIO, CANADA The new 1.2 million sf racetrack shopping center with fifteen anchors and over 200 retail stores, restaurants and entertainment outlets.

The 52 acre site (21 hectares) is located in the northern section of Taiyuan, and is currently home to the regions largest retail market and

warehouse distribution center. The existing facility is completely out-dated, buildings are ill-maintained and foundations are .gnilbmurc

The city has identi� ed a developer and collectively are pursuing a master plan that remakes Taiyuan Shahe Wholesale Market into the

regions premiere shopping destination, while providing a large central park equipped with amenities for the city residents, shoppers and

tourists. The project scope includes: 3,320,000 SF (300,000 SM) of retail, restaurants, and entertainment; 800,000 SF (75,000 SM)

of of� ce and electronic trading facilities; 2,690,000 SF (250,000 SM) of warehouse; and parking for 2,500 cars and 22,000 bikes.
