SITUATIONPolmaily Walled Garden lies in Glenurquhart close to Drumnadrochit in Inverness-shire. Formerly the flower and kitchen gardens to Polmaily House, the elevated house site is set against a backdrop of mature woodland in an unspoilt yet accessible location in the Great Glen. Just a short distance away are Strathfarrar and Glen Affric, two National Nature Reserves with remnants of the ancient Caledonian pine forest set in a landscape of outstanding beauty. This protected countryside offers the best in rural sport and recreation, from enjoying the native wildlife, to walking and cycling on forest tracks, and fishing for salmon and trout on the local rivers and lochs.

Drumnadrochit is about 1 mile away and has a useful range of amenities including shops, restaurants, a doctors’ surgery and a highly regarded primary and secondary school. Inverness, about half-an-hour’s drive away, has all the facilities of a modern city including its airport with regular flights to the south and Europe. DESCRIPTION The south facing site is set within a 2.23 acre, partly walled garden. The sale of the former garden offers a rare opportunity to create a bespoke house within its own beautiful established grounds which include a mature Himalayan cedar and the remaining stone walls on two sides of the site, the south-facing wall retaining a row of bee boles previously used for straw hives. A Pre-Application Advice Response from Highland Council has indicated that, in principle, one house would be acceptable given the size of the site.

DIRECTIONSFrom Inverness take the A82 signposted to Drumnadrochit. In the village turn right on to the A831 signposted to Cannich. Follow this road for approximately one mile and turn right at the sign to Polmaily House. Take the right hand fork off the drive and this leads up to the walled garden. Viewers should park in the turning area at the bottom of the slope that leads up to the site.

PRE-PLANNING ADVICE RESPONSEA response dated 4th April 2018 Ref No:18/00667/PREAPP has indicated that an application for planning consent for one house within Polmaily Walled Garden would be looked on favourably. Copies of this are available on request.
