    1 Introduction

    Shawmac has undertaken a technical review of the Traffic Impact Statement submitted for the proposed liquor store

    on Lot 3 (1922) Pinjarra Road, Pinjarra. The review has been undertaken as an independent technical review

    against the requirements of WAPCs Volume 4 Individual Developments TIS requirements. The review has

    identified a number of issues with the proposed development which are outlined in Section 2.

    2 Technical Review

    Table 1 below outlines the technical review of the proposed development against the WAPC

    TIS has assumed no traffic is generate by the current therefore assumed

    to be producing no traffic which is considered appropriate.

    in the traffic generated area. However, a 20% reduction has then been

    applied to the leasable floor area (357m2) reducing the overall traffic

    generated compared to the gross leasable area which is not considered

    to reflect the traffic generated by the development.

    including the reduction of lanes on Pinjarra Road from 4 to 2 however

    does not demonstrate that the development has accommodated the

    proposed road upgrades.

    2 Vehicular access and parking

    2.1 access arrangements The crossover onto Pinjarra Road does not allow a vehicle to enter whilst

    a vehicle is waiting to turn out of the cross over. The crossover should be

    improved to allow for two way operation.

    The car parking meets the TPS parking requirements based on the GLFA

    of 375m2. The Liquor Store has a drive through with one lane with any

    queuing blocking access to the rear car parks. No analysis has been
