Now that your property photography has been booked in, we have a few tips and tricks that you can do to ensure your property shoot will run as efficiently and effectively as possible, which will in turn optimise your property photos for marketing.

Toop Photography Team procedure• Our Toop&Toop photography team will arrive at your

property at the scheduled time organised by your Sales Partner, and will shoot your property within the tight timeframe allocated. If you are unsure of the timeframe allowed for your property, please ask your Sales Partner.

• During the shoot the team will move around the house, capturing every angle of your property, highlighting the key features and beauty. If you wish to, feel free to go for a walk, coffee etc. while they are taking photos. If you do plan to be present at your property during the allocated shooting time, please be aware that the less people at a property, the easier it will be for everyone. The key rule to remember is if you can see the camera, we can see you, even in reflections.

Key Guidelines• Have all the lights and lamps turned on for when they arrive.

• Please raise all blinds and open all curtains.

• Rain or shine, we will still shoot your property. If it is raining, please provide a mat in order for the photographers to wipe their shoes and equipment before entering and exiting the house (backyard and front yard).

• We usually don’t photograph walk in robes or laundries, unless they are a feature of the house.

• If you have a night shoot booked, please don’t turn off any lights until we have left your property, as the light for the night shoots are key in capturing the best night images of your property.

• Please remove as many personal photos as possible. Not only will it declutter your home, but also do more to help attract potential buyers visualise themselves in your home.

• Make sure all items that need to be removed or moved, have been prior to your shoot.

• Remove personal items that may be seen in photos e.g. handbags, mobile phones etc.

• Remove pet bedding, food, water bowl etc. from every room.

• Ensure areas are neat and tidy.

Although you and your family members are more than welcome to be present during the shoot, please feel free to go out for a walk or coffee. We find the less people at a property, the easier and quicker it will be for us to complete our photography or filming.

Specific Area Guidelines Consider fresh flowers and cushions to add a bit of colour to the room.

Use fresh bed covers, throws and cushions to add a splash of colour.

Living Rooms

• Ensure all lights and lamps are switched on. This includes all side table lamps, standing lamps. Please make sure all globes are all in working order.

• General declutter of living areas e.g. remove TV remotes, magazine towers, papers etc.

Bedrooms

• Don’t hide anything under the beds.

• Switch all bed lamps on and ensure that the bulbs are working.

• Walk in robes don’t usually get shot unless they are a feature of the house.

• Ensure that the bed covers have minimal crinkles.

• Remove highchairs and prams from bedrooms as they take up too much space.

Polish and clean all stainless steel appliances, to give the kitchen a sleek look.

Kitchens

• Remove all dirty dishes.

• Remove generic soap dispensers.

• Don’t use the sink to hide things, as they will be seen.

• Free up bench space by putting away appliances, unless they are considered décor.

Bathrooms

• Clean all mirrors.

• Declutter the bathroom by removing all cleaning chemical and tools, all personal hygiene items eg. toothbrush, hairbrush, medication.

• Remove all items from shower eg. shampoo, conditioners, soaps.

• Do not place bathmats on floor or hang them on shower.

• Make sure all towels are folded neatly on the rack.

Add style by adding a unique soap dispenser, wrapped bar of soap or candle.

Spend a day in the garden removing weeds, trimming hedges and adding fresh mulch to garden beds.

Consider using a high pressure spray gun to clean driveways and pathways and bring them back to new.

Backyard areas

• Hide the garden hose or neatly roll it up.

• Remove all dog poo from yard.

• Ensure that if you have a pool, that it is clean, all pool covers are removed and cleaners (creepy crawlies, scoop) are also removed from the water and pool area.

• Declutter the yard, removing garden tools, brooms, lawn mowers etc.

• Hide all bins.

• Open entertainment/garden umbrellas.

• Remove barbecue covers.

• Turn on water features.

Front Yard

• Move cars from carports and driveways. We won’t shoot the inside of a garage, so you can hide cars away in them and have garage doors down.

• Remove leaves from the driveway.

• Hide all bins.
