Ladysmith Village, a 740-acre planned com-munity located 16 miles south of Fredericksburg and 25 miles north of Richmond is

a place more than 200 families call home, includ-ing the families of men and women serving atnearby military bases.

The community is part of parent companyNewland’s efforts to create enduring, healthiercommunities through small-town living and islocated close to several military bases, includingFort A.P. Hill, Fort Myer, Marine Corps BaseQuantico and Naval Surface Warfare CenterDahlgren.

“We understand the stresses of moving onmilitary families,” said Peggy Sue Collins, Market-ing Manager, Newland Communities. “That iswhy Ladysmith Village is designed in a way tomake residents feel at home from day one.”

The community, divided into four distinctneighborhoods along the natural corridor of theSouth River Sanctuary, encourages residents tointeract with their neighbors and engage inhealthy lifestyles by taking advantage of its manyamenities, including the following:

• A 12,500-square-foot Residents Club featur-ing an eight-lane pool with a beach entry, kiddypool, spray fountain and barbecue area. The Clubalso features a fitness room, a banquet space, conference rooms and media facilities.

• More than four miles of interconnected side-walks and trails that weave throughout the com-munity and the protected 120-acre South RiverSanctuary.

• An open-air natural amphitheater that oftenhosts community events such as live music per-formances and craft shows.

Residents also take advantage of the centrallylocated public library where they are able to joina book club, use the computer lab, attend a chil-dren’s story hour, or participate in a variety of cul-tural and educational opportunities. Additional-ly, the Virginia Department of Education gave allthree Ladysmith Village schools an A rating.Lewis & Clark Elementary, located inside of thecommunity, scored in the 90th percentile on the

nationally ranked Standards of Learning tests.

“What’s great about our community is thateverything is within reach,” said Collins. “Greatschools, beautiful scenery and wonderful peopleare right outside your door.”

Ladysmith Village has also received recogni-tion for its focus on the surrounding community. In 2010, the community made financial contri-butions to several local nonprofits includingChildren’s Angel Flight, the Marine Toys for TotsFoundation and the Caroline County FoodPantry.

“Just as our CEO, Bob McLeod, recipient of the

12th Annual Hearthstone BUILDER Award, hasmade a personal commitment to helping thosein need around him, Ladysmith Village has alsomade a commitment to support what mattersmost – our community,” said Tracy Graves, vicepresident of operations, Newland Communities.

In addition to a core focus on humanitarianinitiatives, Newland has achieved solid businessresults with five of its communities ranked in thetop 15 selling master planned communities in2009, and 2010 sales results look as strong. Thedeveloper was named Builder and Developermagazine’s 2010 Developer of the Year for itsachievements.

When Leslie Levine, her hus-band and their two young childrenwere slated to move from upstateNew York to Illinois several yearsago, her concerns led her to seekadvice on how to ease the stress thatoften befalls an uprooted family.

"I discovered the logistics ofmoving were out there, but not howto adjust to the move," she said. "Asa writer and journalist, I needed totalk to people who had moved, aswell as people in the moving indus-try."

After interviewing more than 120individuals -- relocation specialists, pediatricians, real estate agents, school counselors and transplantedfamilies -- she wrote "Will This PlaceEver Feel Like Home? Simple Advicefor Settling In After Your Move," aprimer for the millions of Ameri-cans annually who find themselvestransitioning from one area toanother.

Moving begins with saying good-bye, as well as working out ways tomaintain contact with friends andfamily left behind, according toLevine. "It's hard work to keep intouch, but you don't feel so uncon-nected if you do," she said.

Share something -- a photo-graph of the new house, a telephonecall, a note; it bonds you, she said."It's a scary world. Staying connect-ed gives us an anchor." It's also a loteasier these days because of suchinnovations as e-mail, Skype andFacebook.

Children also need this feeling ofconnection, and in her book, Levine-- who, at the time of her move, hada daughter, 8, and son, 3 -- provideslots of suggestions to ease the tran-sition for youngsters. For example, she had a party for her daughter justbefore moving.

"All the children got notecardsand envelopes addressed to her,"Levine says. "She had mail waitingwhen she arrived in her new home."

Arrival at a strange, empty housecan be especially unsettling to

young children. To start out on apositive note, Levine said she sent acheck to her Chicago real estateagent requesting she purchase a toydump truck and an American Girldoll and put them in the children'snew closets.

“They opened their closet doors-- something kids do first in a newhouse -- and were really excited,”Levine said.

For transplanted adults, Levineadvocates creating a "comfort box."

"Fill it with some of your favoritethings -- a beautiful mug, a framedfamily portrait, for example," shesaid. "Bring the box with you andopen it up when you arrive. Putthese things out on display rightaway. They say, 'This is our homenow.'"

Settling in and establishing newroots are also part of this difficultchange.

In many cases, people who aremoving are unhappy and lonesome,Levine said. "But don't expectneighbors to come over with cook-ies; that time has passed. The onusis on the person who's moved. It'sessential for you to do your ownoutreach.

"One of the best places to go forinformation is the local library," sheadded. "It's a clearinghouse for yournew community."

Talk to the librarian. Ask aboutgroups for parents. Are there bookclubs? Where should you go for gro-ceries? How about concerts? If youvolunteered at a local art gallery inyour old neighborhood, ask aboutsimilar opportunities in your newtown.

"To reference librarians, answer-ing such questions is their oxygen,"she said.

And give yourself time. "Connec-tions have schedules of their own,"Levine said. "You never know whenyou'll connect. Take friendliness

Your real estate agent is busy. That's not to say he isn't amazing, but when he's juggling a full clientroster, multi-tasking is the name ofthe game.

From drafting listings and tour-ing homes to open houses and clos-ings, he has a lot of responsibilities.Help him help you by doing yourpart.

"Brokers and clients need towork together as a team. Makingthings easier for the broker willbenefit the customer," said DrewGlick, a senior vice president atBrown Harris Stevens ResidentialSales.

Whether you're buying or sell-ing, there are plenty of things youcan do to help make the experiencea success. At the top of the list? Beprepared. Get your finances inshape; have your home ready toshow; and know what you wantbefore you sign on with an agent.

"A Realtor can come in and helpwith everything, but a well-pre-pared client, both financially andwith a home ready for the market, isahead of the game," said real estateexpert Michele Lerner, author of"Homebuying -- Tough Times, FirstTime, Any Time: Smart Ways toMake a Sound Investment."

Figure Out Your FinancesBefore you start shopping, know

where you stand financially. Get acopy of your credit report. Deter-mine how much you can afford tospend on a monthly house pay-ment and meet with a mortgagebroker.

"Get preapproved and have arelationship with a local bank ormortgage broker," said real estateagent Brendon DeSimone with theParagon Real Estate Group. "Havinga solid understanding of yourfinances before you engage with a

real estate agent will be a tremen-dous help and timesaver."

Have your down payment setaside and easily accessible. If youneed to borrow from your 401(k) orcash out long-term investments, start the process early so the fundsare available when you need them.

"Nothing wastes more time thannot having a deposit ready anddown payment money easily acces-sible," Lerner said.

As you navigate the buying andborrowing process, collect all perti-nent paperwork in a central file --and take it with you when meetingwith your agent.

Know What You Want"As a buyer, you can help your

agent most by knowing what youwant before you sign on," Lernersaid. "Carefully weigh your needsand desires so that you know which

features are must-haves and whichare want-to-haves."

Come prepared with a list of pre-ferred neighborhoods and schooldistricts, your desired bedroomcount and square footage, yourmust-haves and a realistic budget.

"Even if inventory is tight, thereare thousands of properties on themarket at any given time. If buyersgive me all their criteria and a wishlist, I might know the right proper-ty for them immediately," Glicksaid.

Paint a picture of your dreamhome, and be flexible.

"Being open to properties thatdo not fit into the initial criteria canbe important. I advise buyers tofocus on what they are looking forin an ideal world. If it is not avail-able, then expanding horizons isthe way to go," Glick said.

Helping make military moves easierPlato once said, “Necessity is the mother

of all invention,” and it is this very idea thatwas behind the inception of MilitaryByOwner.com, a national leader of online realestate advertising to the military community

David Gran (USMC, Ret.) and his wife,Sharon, had moved their family frequentlyduring David’s career. While on active dutyin 1999 and facing a move from Germanyback to the states, they recognized a need forassistance for relocating military families. This move triggered the idea of connectingmilitary families nationwide who were try-ing to rent, sell or buy homes. Hence, withthe purchase of a website design softwareprogram, MilitaryByOwner.com waslaunched in 2000.

The MilitaryByOwner website offers theopportunity for military families to show-case their homes for sale or for rent near U.S.military bases. The goal is to provide theservices necessary to help make militarymoves easier. Success is achieved throughadvertising exposure of the homeowner’s

BROOKFIELD HOMES

Be Ready To ShowBefore your home hits the list-

ings, be sure it's in tiptop shape. Fixminor problems; freshen up thelandscaping; organize the closets;clear the clutter; and stashnonessentials in storage.

"Chances are you know that you

plan on selling your home monthsin advance," DeSimone said. "Startplanning for it. Get a storage unit.Get stuff out of your house andstart organizing now. The faster theRealtor can get in and do his thing, the faster you can get your housesold."

While your home is on the mar-ket, stay on top of householdchores and yard work so the prop-erty looks showroom-ready at amoment's notice.

"Homes take longer to sellnowadays. That means regularupkeep," DeSimone explained. "If Icould just show up and know thatthe place shows impeccably, thatwould be a lifesaver."

Let your agent know upfront thebest times for showing your home -- but be prepared for impromptuvisits.

"Flexibility in allowing the bro-ker to show a property at various

times is key," Glick said. "Requestsfor showings are often made lastminute with relatively short notice.Turning buyers down for a showingmay lead them to just move on."

The same holds true for buyers;not all sellers are going to be flexi-ble, so you might need to adjustyour schedule if you want to seethe hot new listings as they hit themarket.
