Selling Your Home While some have the view that a realtor simply lists a property and waits for re-

sults, many understand that a good realtor does a lot more. Digital promotions and

marketing aside, a dedicated realtor is someone who will offer support in a variety

of ways that far extend the basic function of listing your property on MLS. Selling

and promoting your home, in order to achieve the best value in the market can

sometimes be extremely challenging. For any number of extenuating circum-

stances, a professional realtor earns their commission for hours of dedicated hard

work. From sourcing tradespeople, to interviewing potential interest, and even

when necessary rolling up the sleeves and helping the homeowner prepare the

home for display. Their assistance includes shielding their client from time wast-

ers, following up potential interest, and negotiating with offers. All this while stay-

ing alert to market conditions and updating their client with the latest information,

in order to best make decisions on pricing and timing. An experienced realtor with

real knowledge of your market, offers a service you simply cannot afford to by-

pass, for the mistaken belief they are not worth the commission.

First things to consider when selling your home. • Is my property an easy sell?

• What will it involve to prepare my home for display?

• Can I afford to not acquire assistance from a realtor?

Casablanca….Morocco’s gateway. Located on Morocco's Atlantic coast, Casablanca is the country's largest city and busiest port with a population of over 3.5 million. A cultural melting pot. Ro-man, Arab, Portuguese, Spanish, French, British, and Moroccan architecture is interspersed throughout the city.

In the12th century it became a pirates’ base for harrying Christian ships and was

destroyed by the Portuguese in 1468. The Portuguese returned to the area in

1515 and built a new town called Casa Branca (“White House”). It was abandoned

in 1755 after a devastating earthquake, but the ʿAlawī sultan Sīdī Muhammad ibn

ʿAbd Allāh rebuilt the town in the late 18th century. Spanish merchants, who

named it Casablanca, and other European traders began to settle there. The

French after a time outnumbered other European settlers, and the name Maison

Blanche (also meaning “White House”) became as common as Casablanca. For

many, the name Casablanca evokes the romance of the 1945 film starring Ingrid

Bergman and Humphrey Bogart; boasting its fair share of picturesque French

colonial and traditional Moroccan architecture, is a thriving business center full

of cosmopolitan arts venues, restaurants and nightclubs.

It took 6,000 traditional Moroccan artisans six years to build the magnificent mosque Hassan II. Its towering minaret is the city's most recognizable landmark, while the interior is a masterpiece of intricate mosaics, sculpted plaster moldings and carved and painted wooden ceilings. Wander down labyrinthine streets in the Old Medina part of town, and into tiny storefronts selling spices, clothing and

handmade crafts. Haggling is expected, and souvenirs are both cheap and au-thentic. Check out La Sqala, the medina's old Portuguese fortress. Quartier Habous, is the postcard-perfect "new medina" built by the French in the 1930s. Intended to represent the marriage of Moroccan tradition with modern French cul-ture. The Corniche is a scenic oceanfront boardwalk lined with restaurants, nightclubs, theaters and hotels, stretching for several kilometres. Casablanca is a cosmopolitan city with a host of great restaurants. From Spanish tapas to fine French fare and authentic Moroccan dishes, you can find almost any cuisine somewhere in the city. There is Rick's Café modeled after the iconic café in the movie Casablanca, which is a must see for fans.

Boost Your Metabolism

Metabolism is the process through which your body transforms the food you eat into energy. The basal metabolic rate (BMR) of your body helps maintain basic func-tions, such as cell renewal and repair, blood circulation, breathing and a hormo-nal balance, when you are resting. Sever-al things influence your basal metabolic rate, including age, gender, weight, height, body composition and your diet.

Loaded with antioxidants and polyphenols, green tea aids in improving your body’s metabolic activ-ity. With thermogenic properties, it promotes fat oxidation. Cayenne Pepper. Contains a com-pound known as capsaicin that has a positive impact on your body’s meta-bolic rate. Capsaicin has thermogenic properties that help cells convert ener-gy into heat. Grapefruits. Are rich in vitamin C that aids in improving the function of your metabolic system. Vitamin C reg-ulates fat metabolism and aids in fat-burning. Apples. The fibre aids bowel move-ment, water absorption, and keeps cells from absorbing fat. Boosts your

metabolism and help you lose weight. Ginger. Another common kitchen ingredient that can give a boost to your metabolism is ginger. It has ther-mogenic qualities, which means its intake can slightly increase body tem-perature. Coffee. The metabolism-boosting activity of coffee is derived from caf-feine, a psychoactive central nervous system stimulant that works to im-prove your body’s metabolic rate. Caffeine blocks the inhibitory neuro-transmitter adenosine and increases the release of neurotransmitters like dopamine and norepinephrine.

Buyer Competi-tion Expected to be Steep this Spring.

Fewer homes were on the market in February compared to a year prior, and home prices are rising as inven-tory continues to tighten, according to realtor.com®’s February Housing Trends Report. That has prompted economists to predict a particularly competitive spring homebuying sea-son. National housing inventory dropped 15.3% year over year in February, the largest annual decline since realtor.com® began tracking inventory data. Twenty-five of the nation’s 50 largest metros saw their inventory decline by 20% or more. The largest inventory drops were recorded in Phoenix, San Diego, and San Jose, Calif., where decreases exceeded 36% year over year, real-tor.com® reports. The inventory crunch pushed the median U.S. list-ing price up 3.9% to $310,000.

“The Fed’s decision to cut rates by 50 basis points earlier this week in reaction to concerns over the spread of COVID-19 [also called the corona-virus] is good for home buyers, but only if they can find a home to pur-chase,” says Danielle Hale, real-tor.com®’s chief economist. “Finding a home remains the chief challenge in today’s inventory-starved market. Given the still-decreasing number of homes for sale in many markets, if a listed home is priced well, expect it to sell quickly this year. Construction of new homes will need to jump into overdrive in order to bring the na-tion’s supply and demand for hous-ing back toward equilibrium.” Fur-ther, Hale also says it remains un-clear just how big of an impact the spread of the coronavirus could have on consumer spending, at least in the short term.

The latest housing numbers don’t take into account the mounting fears of COVID-19 outbreaks in the U.S. over the last week. However, last month, the housing market was ro-bust. Home prices in 46 of the 50 largest markets in February were, on average, 6.5% higher than a year earlier. Philadelphia saw the largest home price increase in the nation, up 17% annually to $295,000

Pending Home Sales Ascend

National Association of Realtors WASHINGTON (February 27, 2020) – Pending home sales rebounded in January, ticking up following a decline in December, according to the National Association of Realtors®. Only the West region reported a minor drop in month-over-month contract activity, while the other three major regions each saw pending home sales grow. Year-over-year pending home sales activity was up in all four regions and thus up nationally compared to one year ago. The Pend-ing Home Sales Index (PHSI),* www.nar.realtor/pending-home-sales, a forward-looking indicator based on contract signings, grew 5.2% to 108.8 in January. Year-over-year contract signings increased 5.7%. An index of 100 is equal to the level of contract activity in 2001.

“This month’s solid activity – the second-highest monthly figure in over two years – is due to the good economic backdrop and exceptionally low mortgage rates,” said Lawrence Yun, NAR’s chief economist. “We are still lacking in in-ventory,” he said, noting December’s and January’s combined supply was at the lowest level since 1999. “Inventory availability will be the key to consistent future gains.” Pointing to data from active listings at realtor.com®, Yun says the year-over-year increases show a strong desire for homeownership. Markets drawing some of the most significant buyer attention include Fort Wayne, Ind.; San Francisco, Calif.; Sacramento, Calif.; Lafayette, Ind.; and San Jose, Calif. “With housing starts hovering at 1.6 million in December and January, along with the favorable mortgage rates, among other factors, 2020 has so far pre-sented a very positive sales climate,” Yun said. “Moreover, the latest stock mar-ket correction could provide exceptional, even lower mortgage rates for a few weeks, and that would help bring about a noticeable upturn in the coming months.”

January Pending Home Sales Regional Breakdown

The Northeast PHSI rose 1.3% to 92.9 in January, 1.2% higher than a year ago. In the Midwest, the index increased 7.3% to 105.3 last month, 6.5% higher than in January 2019.Pending home sales in the South grew 8.7% to an index of 129.4 in January, a 7.1% increase from January 2019. The index in the West declined 1.1% in January 2020 to 92.6, still a jump of 5.5% from a year ago. The National Association of Realtors® is America’s largest trade association, representing more than 1.4 million members involved in all aspects of the resi-dential and commercial real estate industries.

What Makes JK Rowling Inspiring? You don’t need to be a Harry Potter fan to appreciate the tale of its author JK Rowling. It’s an example of determination and rags to riches story that would inspire the 2011 movie about her life. J.K Rowling conceived the idea of Harry Potter during a train ride from Manchester to London in 1990. She moved to Portugal in 1992 to teach English, then met a man, married him, and had a daughter. A year later she parted ways with her husband and filed for a di-vorce in 1993. This was the turning point of her life when she along with her infant daughter moved to Edinburgh, Scotland to be near her sister. Packed in her suitcase were the first few chapters of Harry Potter. It was the most diffi-cult and devastating period of Rowling’s life. She was divorced, jobless, and a single mother of an infant trying to support herself and her child without giv-ing up her dream. She suffered severe bouts of depression, and anxiety but she persevered By the time she finished writing her famous tale of the boy magician, it was five years later from that train ride, her mother had died, she divorced and lived in near poverty. Her book was first rejected by 12 publishers. What is so remarkably inspiring about her story is that despite living in near poverty and despite being rejected 12 times – she persisted with her dream to tell the world a story about the magical life of Harry Potter. Her determination and belief in what she had created stood against incredible odds. Yet she was not deterred by the crippling self- doubt, that understandably would apply in her situation and would in most cases be sufficient to derail anyone’s ambi-tion, and goals in life. By 2013 her first book had sold 500 million copies. Today she is a billionaire, the first author to become one, and a famous activist for Women’s rights. Her fantastically original story is now a household name with blockbuster movies, theme parks, and even a wildly popular fan-based podcast, called Muggle-Cast. In her most painful moments living just above poverty, Rowling might not have been able to see the empire she’d soon create. But she did see her story and it moved her. Despite the many difficult circumstances she faced at the time – she channeled her pain to create an even better story.
