County approves 50-year lease with developer proposing distribution warehouse in El Cajon

EL CAJON — The San Diego County Board of Supervisors on Wednesday unanimously approved a 50-year lease with a local developer for the construction of a distribution warehouse — reportedly to be run by Amazon — in El Cajon.
Under terms of the lease, the developer agrees to invest $20 million in the property and to pay the county $420,000 annually in rent. The project will be located on vacant land zoned for industrial use. It still needs approval from the Federal Aviation Administration because of its proximity to Gillespie Field.
The county owns the land at the northwest corner of Cuyamaca Street and Weld Boulevard, but El Cajon has land use authority and respon-sibility for ensuring it meets state and local codes.
Developer Lee Chesnut’s plans show a 142,746-square-foot “last-mile distribution hub” that will include a 17,000-square-foot office building, more than a dozen docking sites and nearly 970 parking spots.
The supervisors said they liked the fact that the plan shows new jobs coming to the area, and promoted use of electric vehicles and environ-mentally sustainable building practices. They also said they liked that the site is near a San Diego Trolley stop that will make it easy for future employees to use public transportation to get to the warehouse.

The project’s next steps include site work starting next month with the start of operations expected in May 2022.
