Real estate experts are looking forward to the rest of 2015, as the economy’s puzzle pieces continue to fall into place.

“Steady as she goes” might not typically apply to real estate, but that was the hope going into 2015. As 2014 rolled to a close, sales in many markets were on pause, and a degree of uncertainty once again hovered over the on-again, off-again recovery. “Just another sign that the market is getting back to normal,” assured experts when asked about the 3-percent decrease in overall sales projected for 2014. Even price increases at 5.8 percent were below the pace of 2013. Yet, early in the new year, every day has brought another positive, indicators that sales in 2015 will not only meet — but may even surpass — year-end forecasts.

“The U.S. economy is finally off and running with the number of jobs continuing to grow and wages starting to rise, which will also bolster the prospects for a housing recovery,” said Mark Zandi, chief economist at Moody’s Analytics.

Even better, the start of 2015 in many locales was quite different than the prior year. “Right in the beginning of January, the market took off like gangbusters. Sales, listings, rentals, everything looks good,” says Frank Ambrosio, with Berkshire Hathaway HomeServices Florida Properties Group in Indian Rocks Beach, Florida.

“The high end is behaving better than in the past,” says Julianne Ward with Berkshire Hathaway HomeServices New England Properties in Greenwich, Connecticut, ticking off the number of showings in the first two weeks for high-end properties listed above $1 million. Most, she says, were to young couples who want to relocate from New York City. Compared to the start of 2014, she says, it feels better. “People are more enthusiastic over houses and more focused than last year.”

“On fire” was Berkshire Hathaway HomeServices California Properties broker Rory Shevin’s response when asked to describe the Calabasas/Hidden Hills, California, market. Located only 22 miles from downtown Los Angeles, both communities have become a desired location for both Hollywood and international buyers.

“The Florida ‘season’ is January through April, and this season is expected to be strong as far as buyer interest. I personally have received an influx of calls from both buyers and sellers in the first week of January,” observes Pam Charron with Berkshire Hathaway HomeServices Florida Realty in Sarasota, Florida.

In Hartford, Connecticut, John Hoye with Berkshire Hathaway HomeServices New England Properties, says, “So far there has been a lot of activity for January. Phone calls, listings, showings. Very energetic compared to last year’s first quarter, which was quiet, almost spooky. I’ve got a good feeling too from talking to other agents. They also say the spring motivation is in the air a little early.”

In the last three years, home prices nationally have risen by about 25 percent, and this increase in values is a substantial boost for confidence in the market, observes Lawrence Yun, chief economist for the National Association of Realtors (NAR).

By mid-2015, Anand Nallathambi, CoreLogic’s CEO, expects home prices in over half the country to be at or above levels last seen at the height of the housing bubble.

“Overall, the economy finally appears to be gaining enough mo-mentum to help provide the support the housing market has needed for a stronger recovery,” said Sam Khater, deputy chief economist at CoreLogic. “Stronger economic fundamentals mean demand for

housing is expected to increase.” Single-family housing starts are expected rise to 804,000 units in 2015, a 26-percent increase. “This upsurge is healthy, but it’s still below the 1.45 million average seen over the last 50-plus years. The 30-year fixed mortgage rate is only expected to rise to 4.3 percent, up from 4.2 percent in 2014,” says Khater.

Jonathan Smoke, chief economist for Realtor.com, expects both GDP and jobs in 2015 to outperform 2014, which saw the best GDP since 2005 and the best job creation since 1999. Smoke pins his outlook on younger buyers who, he said, “empowered by improvement in employment, will return to the market and fuel the continued housing recovery. If access to credit improves, we could see a substantially larger number of younger buyers.” Smoke calls for an 8-plus percent increase in sales and a 4.5- to 5-percent gain in prices in 2015. Estimates from other housing economists for price gains range from Zillow’s 2.4 percent, to 4 percent from NAR’s Yun, to 4.9 percent from Fannie Mae. Yun also expects overall sales to outpace 2014, rising to 5.30 million in 2015.

Since 2011, the high end — homes in the top 10 percent of a local market — has led the recovery, something no one envisioned at the beginning of this decade. Echoing a number of the experts, Earl Lee, senior vice president of special projects for HSF Affiliates, says in 2010 he never would have foreseen such a strong recovery for luxury.

But in retrospect, he says, the strength of the stock market certainly provided those indi-viduals with cash, but “there are few invest-ment options. Other than the stock market, the other alternative is hard assets, and real estate tends to be one of those assets.”

been driving the real estate recovery for several years, thanks to increasing num-bers of wealthy at all wealth levels from high-net-worth individuals to billionaires,” explains Laurie Moore Moore, founder and CEO of the Institute for Luxury Home Mar-keting. “In addition, attitudes about residen-tial real estate as a portfolio play as well as a lifestyle purchase, have helped to bolster luxury home demand. Today, the number of wealthy individuals in the world is at an all-time high, and real estate represents a substantial portion of their investments.”

To understand how much the upper end of the market has changed, one only has to look at California. Last year, Shevin and his brother, Marc, sold the highest-priced property in the San Fernando Valley. The price was just shy of $20 million. And this was the second record set by this property, which changed hands a few years earlier at $13 million. Such a booming upscale market has been relatively recent, says Shevin. “In the past we might sell one upscale home a year; now it’s becoming commonplace.”

When the market hit bottom, Shevin says, “Our neighborhoods were loaded with inventory. Almost every sale was a distressed sale. Fast forward a few years and there are no distressed sales, prices are up substantially. Back at the bottom of the market, prices in one neighborhood for ex-ample, were at $1.4 million. Now the lowest-priced home is $2.5 million. And he says in Calabasas and Hidden Hills there are now

only about 80 homes on the market, scat-tered among a number of neighborhoods.

In March 2014, Ambrosio says the inven-tory of homes on the market in his area hov-ered at a four- to five-month supply, com-pared to a two-year supply in 2006. Over the last year, the average sale price went up 16 percent. Looking ahead, he anticipates a 7- to 8-percent increase in prices in 2015.

The one comment from agents in almost every market is the lack of homes to sell. Certainly, bare bones inventories contributed to 2014’s shortfall in sales over the prior year. Atlanta has been a hot market for a couple of years, but the fundamentals there — as well as strong in-migration — make the prospects for 2015 particularly bright. “Atlanta is trending behind other major markets that are on fire, including New York, Miami and Los Angeles,” says Debra Johnston with Berkshire Hathaway HomeServices Georgia Properties. Atlanta this year is a mainstay on top 10 lists of best markets. Additionally, the film industry has discovered its charms. Newcomers to the city also might hail from New York City or Los Angeles, where prices have hit the stratosphere. “I have always felt that real estate follows right behind the success of the stock market. If the market is doing well, real estate follows right behind it,” says Johnston. “Our market is improving faster than what we have in current and new construction inventory.”

Maria Rampinelli, a broker with Berkshire Hathaway HomeServices New Jersey Properties’ Rampinelli Division in West Caldwell, says multiple offers on listings are not uncommon in her area, and she expects prices to rise in 2015. “The lack of inventory in our area, coupled with high demand, is creating multiple offer situations on many listings,” Rampinelli says. “As this demand continues into the new year, prices will slowly rise.”

Homebuilding was on an upward trajec-tory in 2014, and projections call for even more in 2015, with estimates for increases in new home sales falling into the 30-percent range. “New construction is back and in full swing. Buyers are willing to go further from the coastal waters to have new construc-tion,” says Charron. In Hartford, Hoye says, newer construction in the high end is off to a great start, selling quickly.

Changing inventories might send con-fusing signals to both buyers and sellers this spring. “Sellers are feeling that due to lack

of inventory it is a seller’s market, but the buyers say otherwise. Buyers today, after the unprecedented fall in prices, are cau-tious and savvy. They do their homework, are likely to make two or more visits to the area before purchasing, and are still looking for value. Our distressed market over the last few years has reduced from over 40 percent to less than 15 percent,” says Charron.

“Today’s buyers are more informed than the preceding generations of buyers, having access to myriad sources. First-time buyers are very savvy, discerning consumers,” says Rampinelli.

For buyers, Johnston advises, “List early in the selling season. Buyer activity is un-derway already. Sellers think they should wait until March, when the landscape is in bloom. Actually, the highest hit rate for real estate websites is in January. Buyers start their search and look for possible options before they start previewing homes.”

The recovery was late getting to resort areas, but many saw dramatic improvement in 2014. “One rule that hasn’t changed is location, location, location. The properties in the most desirable location tend to be those wealthy are gravitating toward. I see a bigger movement as the economy gets better back to the resorts — the sand, sea, snow triangle. Wealth tends to be in those areas,” says Lee.

Pre-retirement buying continues to be strong in Florida markets, as is interest from Canadians. “We are expecting more Baby Boomers to migrate this way. And now Gen-X will become an influence in the Florida market, as they are turning 50,” observes Charron.

Park City, Utah, is one market real estate

observers will be keeping an eye on this year. “A perfect storm” for real estate and Park City is the way Mark Sletten, with Berkshire Hathaway HomeServices Utah Properties, describes the range of potential plans for the area, including the purchase of Park City Resorts by Vail Resorts for $183.5 million, making Park City home to the largest ski resort in North America. Expect 2015 and beyond to be huge as thousands of Vail Epic Pass holders discover what Utah brags is the best snow on earth.

In recent years, foreign buyers have made significant investment in U.S. properties. Whether the incentive is being able to say you own property in the U.S., the security of investment here or buying for personal reasons, real estate in the U.S. continues to hold international appeal. While not every market has buyers from China or Russia, a number do have their share. For example, a number of buyers in Ambrosio’s area are Canadian. In Shevin’s area outside of Los Angeles, Persians account for a number of sales. “They continue to come on a regular basis,” Shevin says.

Also, Lee says, the affluent are intelligent buyers. “Wealthy are very astute and they know we live in a world-driven economy,” and they understand global demand for natural resources. “Everything that is in a house are all national resources, and all those resources are going to be more expensive in years to come.”

For 2015, Lee summed it up the best: “As the U.S. economy gets stronger, the wealthy are going to be a lot better off, and they are going to look for alternative investments, and they are going to continue to buy real estate.”

Next up, is the city of Gijduvon. “Here you can immerse yourself in traditional bazaars, traditional colors,” says Rajabova. “This is the real Silk Road.”

Guests who travel with Rajabova visit

Bukhara “When luxury travelers come to

Between visits to The Ark and Palace of the Moon and Stars, consider a trip to Labi Khaus — translated to Around the Pond. There, in the shade of a mulberry tree, you’ll hear stories about the discovery of silk while sipping traditional teas. “We call it the city of love,” says Rajabova, referring to Ashgabat, the capital city of Turkmenistan. Others refer to it as the Las Vegas of the Silk Road, and still some say it’s the City of White Marble.

No matter the name, there are a few key points to be made. First, in comparison to 2,000- and 5,000-year-old cities of Uzbekistan, Ashgabat is fairly young. It was erected on the ruins of the city of Konjikala, and recently named in the Guinness Book of World Records for having the most white-marble-clad buildings in the world. KAZAKHSTAN Almaty

The largest city in Kazakhstan, Almaty derives its name from “Alma,” meaning apple, and is said to be the first place apples were grown. Here, you’re surrounded by the Tien Shan Mountains, tree-lined boulevards and abundant apple orchards. Look into a visit to Chimbulak Resort for a cable car ride for breathtaking views of Almaty.

TAJIKISTANFann Mountains

According to Rajabova, travelers — especially those with a passion for hiking and photography — are blown away by the sights of the Fann Mountains. When Rajabova’s guests request a bit of relaxation after traveling the famous Silk Road, she sends them to the 10th largest lake in the world (the second largest saline lake) — Lake Issyk-Kul. Though surrounded by snow-capped Tian Shan Mountain peaks, Lake Issyk-Kul never freezes.

The perks of private jet travel are constantly evolving.

Unexpectedly, you need to be in London tomorrow for an urgent business meeting. You make a quick call to reserve a private flight through your fractional ownership program. After a notice period from reservation to takeoff of just several hours, your driver has pulled up beside your preferred aircraft, ready for takeoff as soon as you board. The spacious cabin’s touches of wood and leather, combined with plush reclining seating, are relaxing enough, but you quickly access an app on your phone to modify the lighting’s color and brightness more to your liking. Your flight will be hours faster than a commercial one, but you’ll still have plenty of time to stream the television program you’ve been catching up on while you enjoy a customized gourmet meal. Perhaps you also need to squeeze in a quick touch base meeting with your colleague; you’re able to do so in complete, uninterrupted privacy.

Today, traveling by private jet means much more than simply a quicker trip, more cabin space, and not having to worry about overhead luggage capacity. Companies such as NetJets, Flight Options, and Flexjet offer in-flight amenities such as concert-quality sound systems and lush interiors by designers including Versace. “When you’re spending [a] premium to fly privately, you want the very best. if they want cheap travel, they will fly commercial,” says Patrick Gallagher, senior vice president and head of sales at NetJets, a Berkshire Hathaway company.

“I think the most interesting thing that has occurred over the past couple of years is the advent of Wi-Fi,” he says. “As little as a year ago, Wi-Fi was a rather new technology on an airplane and now it is absolutely critical.” NetJets’ new proprietary entertainment system allows travelers to stream their own up-to-date entertainment content and make and receive in-flight calls from their personal devices. Gallagher is optimistic about the landscape of private jet design. “What is coming next? Who knows!” he says. “It is really amazing what the manufacturers are dreaming up.”

On the ground, the perks of private jet travel are more practical, although no less desirable, than the bells and whistles of in-flight amenities. At the busiest hubs, travelers park (usually for free) in private lots and are whisked away in dedicated shuttles to their awaiting private aircraft, their belongings (including sports gear and liquid toiletries) never leaving their side. Gone are never-ending security lines, awkward pat-downs, and stressful dashes through crowded terminals to catch connecting flights. Travelers often will arrive at smaller, more conveniently located airports, such as London City Airport, just six miles from

center city.The industry also has a far greater

number of modernized aircraft to offer its clientele than commercial airlines. This year, NetJets will launch flights on the Challenger 605 from Bombardier Inc., which boasts the largest-in-class HD monitors and Bluetooth integration. The type of aircraft (e.g., light cabin, large cabin, super midsize cabin) a traveler can reserve is based on his or her ownership program — options include leases, fractional ownership, or pre-paid jet cards. For the busy financial executive with ever-changing clients and needs, 25-hour pre-paid jet cards offer freedom from the larger commitments of leases and fractional ownership. Fractional ownership is ideal for anyone who flies 50 or more hours per year and wants the advantages of owning an asset, says Gallagher.

Regardless of the type of program purchased, the benefits don’t end once a traveler leaves the tarmac. A number of the larger companies offer owners access to upscale special events and concierge-style services. As a NetJets owner, for example, you may rub shoulders with fellow owners at the annual pre-Super Bowl barbeque. With sportscaster Chris Berman as the host, who knows, you may even meet your favorite player by the cooler. Gentlemen no longer need to feel constrained in their expression of colors, as designers continue to go bold for upcoming seasons.

There was a time when a blue blazer, gray slacks and a closet full of white and powder blue shirts could get a gentleman through an entire week at the of ce. For the last century, a man’s only legitimate means of expression — and a narrow one at that — was his necktie. Fortunately, times have changed and designers are experimenting with bold colors. Debuting for the Spring/Summer 2015 collections are rich, sumptuous tones in addition to classic blues and grays.

Pantone, a New Jersey-based company founded in 1963, is the world’s preeminent authority on color. If you’re a graphic artist, for instance, you can be assured of absolutely true colors by calling out Pantone identif cation numbers for the print shop to precisely match. The company is equally inf uential in the fashion industry, where it works with designers and fabric suppliers to ensure accuracy of colors. According to the company’s Fashion Color Report, the top 10 colors in men’s fashion for Spring 2015 include “Dusk Blue,” which Pantone describes as of ering “a cool, calm serenity, representative of the sky.” Designers are pairing it with a neutral tone called “Glacier Gray” or “Treetop,” the latter characterized as “nature’s healthy, harmonious green.”

Leatrice Eiseman, executive director of the Pantone Color Institute, reports,

“The most important change in menswear is the willingness for designers to use the so-called ‘feminine’ colors — those shades that appear in womenswear and then quickly cross over into men’s.” She notes that the top colors for menswear are increasingly similar, sometimes identical, to those used in women’s fashion. “In any given season, you might see more or less of that crossover, but it will def nitely continue in the future,” says Eiseman.

Pantone has dubbed a lively wine color called “Marsala” as 2015’s “Color of the Year,” which appears in both men’s and women’s lines and provides a rich contrast to “Classic Blue” or neutral “Sandstone,” other top 10 selections. “Sensual and bold, delicious Marsala is a daringly inviting tone that nurtures, exuding conf dence and stability while feeding the body, mind and soul,” says Eiseman of a color showing up in stores now, but likely to be an even bigger hit in the fall.

Pantone’s reported colors are borne out in the collections of major designers. Perry Ellis’ Spring/Summer 2015 color palette is replete with blues, but of ers a peek of Marsala, while the Alexander McQueen collection features a Matisse blue and splashes of a brick red that’s in the same neighborhood as Marsala. Spain’s influence on Sicily during the 16th and 17th centuries was Dolce & Gabbana’s theme for its Spring/Summer 2015 collection, which includes a crisp-tailored, double-breasted Marsala suit with distinctive gray lapels. Burberry, in a lineup inspired by British novelist and travel writer Bruce Chatwin, showcases a topcoat, field jacket and wide-brimmed hat in Pantone’s Color of the Year. Contrarian designer John Varvatos continues an edgy expression through austere tones and signature black, but even he is increasingly incorporating bolder colors.

Mahjuba Levine is one of San Diego, California’s most influential fashion voices and an authority on menswear. As a stylist at nearby Orange County’s South Coast Plaza — no ordinary mall, this luxe

center is loaded with designer boutiques like Prada, Hermès and Cartier — she is constantly introducing new colors to clients, getting them out of their comfort zones. “One client couldn’t imagine wearing a Marsala suit, but as soon as he put it on, he absolutely loved it,” reports Levine.

“Gone are the days of only blue, black and khaki,” states the stylist, who insists men are discovering color as a way to express themselves. “It shows self-confidence and demands attention; color is also a way for men to accessorize,” she adds. Levine reports the emergence of lavender, long perceived as too feminine for American men, who she notes are far behind their European counterparts in terms of embracing adventurous colors. “Lavender is very complementary to a lot of men’s skin tones and looks amazing with traditional blue and gray suit colors,” she says. Accessories like pocket squares are a good way for the reluctant gentleman to ease into an unfamiliar color, advises Levine.

For a powerful statement in the boardroom or at the ballpark, classic blue remains enduringly fashionable, and a tropical green that Pantone calls “Woodbine” is a current favorite of designers. Eiseman suggests, “In a world that has become increasingly chaotic, the nostalgic blues enable us to retreat into a safe place of quiet calm, while harmonious greens from nature offer a reassuring presence.” Levine agrees those comforting blues will never go out of style, but says designers like Gucci and Canali are constantly reimagining classic colors for more fashion-forward customers.

What all of this means in the real world — away from the runways in Paris and Milan — is that men are finally being liberated to express themselves with color, and designers are reaffirming that new freedom with each successive season.
