How to work well with tradespeople

1. Before work begins – check legal requirementsBuilding regulations approval is usually required or internal work like removing a wall or converting a garage. Note that BuildingRegulations and Planning Permission are totally separate - not requiring one does not mean you do not need the other!

I you decide to sell your house in the uture, your buyer’s solicitor will ask or a copy o all Building Regulations and Planningconsents. I you don’t have these, it could hold up or even stop the sale o your house.

Many changes to your electrical wiring installations require approval under Part P. This includes all work in kitchens, bathroomsand outdoors. An electrician registered or Part P will be able to sel-certiy the work without the need or a Building Controlapplication.

Building regulations will apply i you want to install or move a gas boiler unless you use a GASsafe registered installer who cansel-certiy. Similarly, installing replacement windows and doors requires an application unless your installer is registered withFENSA.

Renovating a thermal element now requires approval and you will be required to upgrade the thermal efciency o the part o thebuilding you are working on. For example, replacing roo tiles will require additional roo insulation, and re-rendering an outsidewall may require additional wall insulation.

3. Get a written quotation, on headed paper (as opposed to an ‘estimate’)Cheaper is not necessarily better, especially i it means you will need the work to be done again in a ew years time. Cheaper maymean corners are being cut, or that parts used are o a lower standard. Don’t be surprised i you have to pay or wait or quality.Compare several quotes and ask why the prices dier. Check i VAT is included (on both work and materials), and i there is a callout charge. Check i any guarantees are insurance-backed (in case the business should old).

4. Agree a written contract Agree a written scope o work, based on the quotation you choose. Ensure it details all the work required, including the removal oearth and waste materials i applicable. Ensure that the contract estimates the time taken.

5. Agree staged payments in advanceTry to agree your frst payment to coincide with materials delivered on site, and agree your fnal stage payment only once you are

happy to sign o the completed work.

6. Budget 15% over the quoted priceThis will allow or unoreseen problems, or any extra work that you may require mid-way through the project.

7. Agree changes with project manager For large projects, any changes made by you or the contractor should be detailed in writing. Agree these with the project manager,and not one o the sta.

8. Ask for a receipt when payingBe sure you can track all payments at all stages, and always ask or a receipt i paying cash. No paperwork means no guarantee.
