THE OPPORTUNITY PROJECT MANAGER
The Project Manager (“PM”) will help to manage many key aspects of the construction process for various
projects throughout the WestStone portfolio. The PM will also work with WestStone’s senior project manage-
ment team regarding estimating, scheduling, tendering, procurement, constructability analysis, and cash flow
schedules. Responsible for effective project management and oversight, the PM will ensure strategic and cost-
effective decision-making in the construction of low, mid, and high-rise residential buildings and commercial
space, primarily in the Surrey market.

impact within a dynamic company.
Scope of Duties
The PM has the following core accountabilities:
• Manages the overall construction process for all assigned development projects at WestStone;
• Collaborates with the company’s senior management team on cost-effective estimating, scheduling,
tendering, and project procurement;
• Conducts feasibility studies and oversees and updates proformas, making recommendations to satisfy
project profitability objectives;
• Prepares preliminary cost estimates for assigned projects; manages cash flow schedules;
• Negotiates, reviews, and approves consultant contract documents in the tendering process, monitoring
their work and approving payments and change orders;

• Coordinates project construction requirements to align with design specifications, prior to tendering;
• Coordinates with general and sub-contractors during construction; conducts site meetings to resolve
discrepancies;
• Controls project contingency expenditures and manages inspection of completed work; establishes
deficiencies lists; approves payment of final holdbacks;
• Oversees contractor warranty items;
• Responsible for the preparation of financial and project status reporting to senior management; and
• Keeps up-to-date on new development and construction concepts through attendance at conferences,
seminars, courses, and other professional activities.

THE PERSON
The Project Manager should be a refined leader who is experienced with the complexities of the real estate
development and construction industry. Possessing an inclusive and collaborative leadership style, as well as a
solid understanding of the industry’s frameworks of governance, the PM will build relationships with both
internal staff and external consultants by creating a true team environment, leveraging the considerable
strength and expertise that exists within the organization. The PM should also be decisive, possessing sufficient
business acumen and political savvy to advance WestStone’s goals in the realm of real estate development,
construction, and property management.
Knowledge, Skills, and Abilities
The ideal candidate will possess the following qualifications and experience:
• Building construction management background, ideally in various categories of the multi-family residential
sector, as well as quantity surveying, estimating, scheduling, tendering, and project procurement experience
for a mix of construction projects;
• Team lead experience in a mix of low/high-rise developments; familiar with rezoning, permitting, and
design processes;
• Strong communication, negotiation, and presentation skills and the ability to work collaboratively with
diverse groups of stakeholders; detail-oriented, with excellent strategic and analytical skills;
• Proactive, self-motivated, and results-oriented; and
• A proven understanding of the importance of project confidentiality.

Required Qualifications, Education, and Experience
• 5+ years of experience in the multi-family build-
ing construction sector; and
• Local market knowledge and an established
industry network, dealing with contractors and
sub-contractors.
