So if you are away these holidays, listen to that adven- turous spirit inside of you which wants you to have a little more out of life, and casually stroll through that cute little cottage or beach house you keep passing by. On the rare occasion I will have some clients who believe that their home does not require the full, unique and premium quality marketing presentation that Open Door Real Estate are so well known for.I was recently called out on short notice, ear-ly one Sunday morning for an appraisal of a recently renovated Morphett Vale investment property and started to explain the benefits of our marketing to the client, and why it works so powerfully to quickly sell the homes we have for sale. He took me by surprise almost immedi-ately, proceeding to rant with statements like “my property doesn’t need all that fancy stuff... I just want your standard, basic advertising and if this is what the appraisal is going to be like then I will just leave and come back when you’re finished...” The comical irony of this is that the reason he was able to notice our company, enough to call me out in the first place, was be-cause of the quality of our marketing – and more specifically the results which we create as a di-rect reflection of this unique marketing quality... The property went on the market one week lat-er with another more suitably `standard’ agent, who was able to produce a much more stan-dard, un-emotional and obviously cheaper mar-keting campaign and last I checked, four weeks later, was still not sold and barely exposed to the public in any kind of emotionally engaging way...So, the question is `Does Unique & Emotional, Well Exposed & Positioned, Premium Quality Marketing Make A Difference To The Sales Re-sult Of Your Home...’Well of course the answer is absolutely and most definitely it makes a 100% difference to the results you achieve in your sale. It chang-es not only how many people engage in your property, but also how many groups of buyers walk through your open inspections in the first weekends and also how emotionally attached those buyers are to that particular property. While the market has softened a little following the January/early February peak demand period, the residential market continues to hold solid de-mand for good quality rental proper-ties in the southern area. Properties that seem to be most in demand are good quality 2 bedroom units under $290 and 4 bedroom 2 bathroom houses in the more es-tablished suburbs such as, Flagstaff Hill, Trott Park, Hallett Cove, Happy Valley, Woodcroft, Morphett Vale, Reynella between $350 - $420 per week.
