Adecrease in mortgage stress and an increasing comfort with debt has driven homebuyer confidence up this month, returning it back to the higher levels of March 2011, according to the Genworth Homebuyer Confidence Index (HCI).

The HCI, a biannual measure of borrower and would-be borrower sentiment, reports as of March 2012 that only one in five homeowners has experienced mortgage stress in the past 12 months, compared with one in four in September 2011. Genworth president and chief executive officer Ellie Comerford said the Reserve Bank's downward movement of the cash rate has made a difference to confidence despite lenders not passing on the full 50 basis points of cuts. The HCI also reported that the proportion of first homebuyers unable to save for a deposit dropped from 45 per cent to 30 per cent between September 2011 and March 2012. While buyer sentiment is up, listings are down compared to 12 months ago, which means it's a great time for vendors to take advantage of decreased competition and an influx of genuine buyers in the marketplace. Many markets across the country are also reporting tight rental conditions and increasing rents. This means that it's a great time to look at an investment property purchase, especially in consistently strong areas like the inner city, many coastal locations and booming mining areas. With property currently a far more stable and desirable investment prospect than the volatile share market and prices lower than the inflated markets we have seen in the past, it's a perfect time to invest.

T here ’s no denying it, for first home buyers especially, an auction can be exciting, stressful and maybe even a little terrifying if you don't know what to expect. The good news is that with the right planning and helpful guidance from a

professional real estate agent such as One Agency, you can own your dream home and secure it at a price that matches your budget and it's true value. Before you bid on a property you need to make sure you have completed all of the essential research and preparation. This includes undertaking building inspections, securing your finance and reading the contract of sale, including the Vendor's Statement which includes information about rates, local government building restrictions and easements (if any). You may even want to ask your conveyancer or lawyer to check the fine print. Do some exploring in the area in which you wish to buy. You may want to check out median house price information or review the past sales results of properties in the vicinity to ensure you have a realistic purchase price in mind. An auction is usually held at the property itself. When you plan to bid at the auction you need to register your details when you arrive. Ensure you arrive early on the day so you can take one last look around the property. You'll also feel more relaxed and level headed if you have time to spare. Attending other auctions in the lead up to yours is also a great way to become accustomed to their pace and procedure. At the beginning of proceedings the auctioneer will describe the property and describe the contract. They will then begin taking bids. This is when the excitement really builds. Some buyers take along a friend or family member who bids for them if the task is a little daunting. As the auction unfolds don't be afraid to bid strongly and confidently, letting others know you mean business. If you are successful at the auction you'll be asked to sign the contracts and pay the deposit, so don't forget your cheque book! Once that's finalised, the only thing left to do is celebrate. You've jumped that last hurdle and bought yourself a home.
