LocationThe Priory is situated in Tetbury, a historical Cotswold market town in south-east Gloucestershire. The main surrounding towns include Cirencester (approximately 11 miles to the north-east), Stroud (approximately 11 miles to the north-west), Swindon (approximately 21 miles to the south-east) and Chippenham (approximately 15 miles to the south).

The Priory occupies a prominent, but quiet position close to the centre, away from the main roads. The property is accessed from The Chipping, which leads to a residential area. Opposite the care home is a pay and display car park with local shopping amenities and public transport close by.

DemographicsTetbury is within Cotswold District Council and according to CACI Ltd, within a 15 minute drive time catchment there was at 2014 an estimated resident population of 32,077 of which those over 65 years totalled 23.2% (c.f. GB 17.7%) with 6.5% over 80 years (GB 4.8%). Over the next 15 years, it is projected that the over 65 population will increase by circa 2,097 persons (28.1%) and the population over 80 years by circa 913 persons (43.8%).

In order to gauge The Priory’s income potential, we have reviewed the ACORN profile for the 15 minute drive time Catchment Area. ACORN (‘A Classification of Residential Neighbourhoods’) is a lifestyle classification developed by CACI and used by marketing professionals, statistical researchers and social and lifestyle commentators.

The ACORN profile highlights that the area has an above average level of affluence with over twice as many people likely to self fund their long term care. People in the ACORN types “Better-off villagers”, “Upmarket downsizers”, “Owner occupiers in small towns and villages” and “Elderly singles in purpose built accommodation” are usually prepared to choose and pay a premium for bedrooms in care homes offering an above average level of care and amenity.

The PropertyThe Priory is an 18th Century, three-storey plus basement, Grade II Listed former priory, and has been extended and converted to provide the current care home use. It has been constructed with Cotswold stone with solid masonry walls beneath a multi-pitched slate and tiled roofs. The windows are a mixture of timber framed sash and casement units throughout.

The main entrance is accessed up a step with level access to the rear. There are split levels on the first floor with some bedrooms accessed via steps with a stair lifts. A conservatory has been added to provide additional day space.

Internally, the building is well presented and retains many original features including high ceilings, cornicing and fireplaces.

The Priory was registered for 30 places and operated to this capacity from 26 single and 2 shared bedrooms of which 14 are en suite. Together with day space and ancillary accommodation the home is arranged as follows:-

The SiteAdjacent to The Priory via a separate access is Peter Hervé House and Lenox House which comprise a combined 11 apartments. Lenox House, we understand was a former coach house to the Priory, and is also Grade II listed. Following the refurbishment of The Priory, work was undertaken to convert the building into to 2 one bedroom apartments, one on the ground and one on the first floor. These were first let in 1999.

The overall site is accessed from Eccles Court and extends 3.126 acres. Savills is instructed to offer for sale The Priory which occupies the south-east part of the overall site which extends to 0.427 of an acre.

The whole site, including Peter Hervé House and Lenox House could be available subject to negotiation. A key to the sale of the whole would be protection for the tenants of Peter Hervé House and Lenox House.

Services Plant and EquipmentThe property is connected to the main gas, electricity, water and drainage systems and is heated by gas fired boilers to low surface temperature and covered hot water radiators. There is an 8 person/600kg shaft lift serving all three floors, but not the cellar. The building is fitted with a Aid Call radio nurse call system, smoke/fire detectors and emergency lighting which we are advised meet with statutory requirements.

The home is equipped with furniture, fixtures, fittings and equipment. Purchasers will need to satisfy themselves with the level and quality of items that remain in situ.
