Plantation Returns

The Plantation is based on the successful Vietnam & Indian Model. Vietnam is currently the largest producer of Black Pepper in the world. In the Vietnamese Plantation model, Pepper is grown on Brick Pillars which results in 5 times more yield than compared to the Indian model of planting Pepper on Trees in the same land area.
The Pepper vines will be grown on 200 Brick Pillars (each 15 Ft high and 2 Ft wide) which will be built on the Villa Plot by Om99 Estates. The Pepper Plantation will be harvested yearly after four years and the returns will be shared equally between the buyer and Om99 Estates. The buyers can expect an average return of 18% yearly on their investment.

Black pepper (Piper nigrum L.) (Family: Piperaceae) is a perennial vine grown for its berries extensively
used as spice and in medicine. India is a major producer, consumer and exporter of black pepper
throughout the world. During 2013-14, 21,250 tonnes of black pepper products worth Rs. 94,002 lakhs
were exported to international markets. Black pepper is cultivated largely in Kerala, Karnataka and
Tamil Nadu and to a limited extent in Maharashtra, North eastern states and Andaman & Nicobar
Islands. The crop is grown in approximately 201381 hectares with a production capability of 55000
tonnes annually (2012–13). Kerala and Karnataka accounts for the bulk of black pepper production
within India.
Black pepper is the world's most traded spice. It is one of the most common spices added to cuisines
around the world. Vietnam has achieved the status as the largest pepper producer in the world within
a short span of time. During 1990’s, it was a marginal player with the production of about 20,000 tons.
It has reached the annual production level of close to 155,000 tons. At present, it accounts for close to
38.6% of global production.
High Demand
The global demand for black pepper is increasing especially within developing Asian economies. It is
currently estimated some 40-45% of global consumption is in Asia. With rising incomes, consumption
patterns, habits changing with increased meat consumption and demand for complimentary products
such as demand for pepper in particular is witnessed.
To maintain demand and supply equilibrium commodity prices in pepper have increased. Black pepper
prices peaked during June 2015 at an all-time high of $10,900 per ton for ASTA quality. This is 7 times
higher as compared to the lowest monthly average recorded in July 2005 at $1,560 per ton.
Limited Supply
The pepper vine is quite sensitive to soil conditions, rainfall and temperature and other environmental
factors during various stages of growth. Various reasons can be mentioned why global pepper supply
has not been able to keep up with demand. Increases in input costs at the farmer level (e.g. Fertilizer,
pesticides, labor, water, etc.), Land availability, Investments in new gardens only yield returns after 3
years, spread of disease due to minimal crop alternation and high usage on fertilizers, competing crops
like coffee and rubber, yield (kilos/hectare) differences between the producing countries, currency
fluctuations are factors contributing to restricted supply. Urbanization and demographic changes are
other elements that influence pepper production. As the younger affluent generation seeks
employment outside the agriculture sector, older farmers, who are generally also smallholder farmers,
transition to higher incentive crops.
Project Details
Black Pepper is a creeper which needs a support to grow. In India Pepper has been cultivated
predominantly as an Inter-crop on Trees whereas in Vietnam Pepper is grown as a Mono crop on Brick
Pillars with very High density planting.
In India the average number of Trees per hectare under inter cropping system is 190 whereas under a
mono cropping system in Vietnam it is approx. 950 Brick Pillars.
In India, one or two vines are grown per support tree, but in Vietnam, at least four vines are supported
by a pole or Brick Pillar. So, the difference is also in the number of plants in a particular area under
cultivation.
In India, the average number of plants per hectare using trees, under inter cropping system is only 560.
In a mono cropping system, where Brick pillars are used, the plant population may go up to 2,500 per
hectare which results in very high yield.
In Vietnam, the Farmers take care of their vines with regular Fertigation resulting in very high
productivity
The average production in India is 400 kg/hectare, where as it is 2 Metric Tonne/hectare in Vietnam.

Om99 COORG HEIGHTS:
The buyer will invest in Half Acre Villa Plot at Coorg which is the Pepper hub of India. Om99 Estates will
earmark a part of the Villa plot for the Holiday Home and will setup and manage a sustainable high yielding
Black Pepper Plantation in the remaining area. The plantation is based on the Vietnamese and Indian
Model of plantation and incorporates the best practices from both these models. In India Coffee is
Inter planted with Pepper. A 50 kg bag of Coffee fetches Rs 2900 – Rs. 3000 whereas a 50 kg bag of
Pepper fetches around Rs. 30,000 – Rs.32000 clearly indicating that planting Pepper as a Mono crop is
more profitable than Coffee.
In the Indian Inter cropping model, a Half Acre Villa plot will have 40 Support Trees on which Pepper
vines will grow. In Coorg Heights, Black Pepper will be grown as a Mono crop which means that only
Black Pepper will be planted on the on the Villa plot. This will ensure “No competition” from other
trees like Coffee and more number of trees can be planted in the same area. Om99 will construct 200
Brick Pillars ( 15 Ft High and 2 x2 ft. wide ) which will act support for the Pepper Vines as against 40
Support Trees in the Indian Model ensuring high productivity.
There are approximately 2 – 3 Pepper vines Per Tree in Indian Model i.e. 120 Pepper Plants in Half
Acre. Om99 will have about 8 Vines Per 2x2 Pillar or about 1000 Plants per Half Acre ensuring high
Pepper Yield.
The plantation will be irrigated via Drip irrigation throughout the year. ICAR - Indian Institute of Spices
Research, Kozhikode (Calicut), Kerala, India and Om99 Agrotech Private Limited which is a group
company of Om99 Estates will be consultant partners ensuring Latest Agro techniques and Integrated
Pest and Disease management.

Project Returns
The Buyer invests in Half Acre Villa Plot for Rs. 60 Lakh.
The Buyer enters into a Memorandum of Understanding (MOU) with Om99 Estates permitting
Om99 Estates to setup and manage the Black Pepper Plantation and share the yield.
The Villa Plot is registered in the buyers name by Om99 Estates.
Om99 Estates will earmark a part of the Villa Plot for the Holiday Home.
Om99 Estates will build 200 Brick Pillars. Each Brick Pillar will be 15 feet high and are 2x2 feet
wide and will be GPRS marked.
Om99 Estates will plant the Pepper Vines around each Brick Pillar. The Pepper vines will use the
Brick Pillar as a support and will take three years to grow to production stage.
The Pepper will be harvested yearly starting the fourth year and will generate Plantation
returns.
The Buyer receives 50% share of the Black Pepper yield yearly from their Brick pillars after 4th
Year.
The Buyer can sell their Holiday Home and/or Plantation anytime to interested parties.
The buyers can build their homes in the area earmarked themselves as per their design. The
Buyers can also choose from our Holiday Home designs and can outsource the construction to
us which will be according to their specifications.
The Black Pepper Plantation gives returns up to an average 20 - 30 Years. The Returns shown below

Risks and Safeguards
Om99 Estates Private Limited manages risks through good forestry practice relating to land
preparation, weed control, nursery management, and pest control and fertilizer application.

Fire
Plantation staff is equipped with light duty fire-fighting equipment and are given training in fire
prevention and firefighting.
Physical Risks
A number of other physical risks such as disease, insects and other pests can affect Plantation yields.
Full-time staff will operate onsite throughout the Plantation on a regular basis and any such risks will
be quickly identified and remedied or mitigated where possible.
Damage
If the Trees are wholly destroyed, the company will undertake to replant the plantation at its own cost.
