OLD TOWN ARVADAARVADA | CO
General Description
Principles to Consider
Olde Town is Arvada’s historic downtown core and has become a shopping, dining and entertainment destination due to its walkability and character. It is situated within a traditional compact street grid amidst the larger surrounding residential blocks, and is at the edge of an original rail and trolley line that is being converted to commuter transit accessing the greater metropolitan Denver area. Several pockets of more recent infill development have provided different residential options with proximity and access to the amenities of Olde Town.
Connectivity:• Traditional compact street grid.• Well connected to the surrounding residential area.• High-volume arterials on the perimeter.• Wide, tree-lined sidewalks on main pedestrian
blocks.
Open Space:• Linear plaza/walkway along rail.• Urban plaza at the center of downtown.• Large-scale residential fronts on natural open
space.
Development:• Many basic buildings, retrofit with pedestrian-scale
frontages.• Fine-grained, small scale buildings (1- to 2- story,
2K to 4K s.f. lots).• Transit hub (park and ride and light-rail expansions)
to the south with mix of small-scale, high density residential.
