By MAUREEN FRANCIS -2014 GMAR President

One of our goals at GMAR this year was to surpass the 6,000 member mark. I am very happy to announce that we did that in July! We are thrilled to be the #1 local REALTOR® Association of choice for so many Michigan REALTORS®. Thank you to our longtime members and our recent additions for helping to make GMAR the largest local association in Michigan. We take our members very seriously and strive to offer you the best services and education so that you can be successful in your businesses.

We’ve worked this year on expanding our educational offerings because we know that designations and education help add to your bottom line. With dues renewal upon us, this is a good time to remind you that our MemberMax™ program allows you to not only pay for your dues on a monthly basis, but also the opportunity to earn two designations included in that low monthly fee. You can learn more about MemberMax™ at www.gmaronline.com/education/membermax_edupass.aspx.

Whether you opt for MemberMax™ or go with our Premier Membership, please don’t forget to include your support for RPAC. RPAC works on behalf of all REALTORS® to support home ownership, property rights and provide lobbying and legislative means for us all to earn a living in this industry. Through RPAC, REALTORS® are extremely effective in their lobbying efforts, but we are only able to do this if each of us contributes as little as $35 a year to the cause. I’ve been a major investor in RPAC for a number of years because I know the value that RPAC provides to my business. Please consider a larger investment if you are able and take a moment to read more about RPAC and our success.

I want to thank our Member Services Committee, chaired this year by Jamie Iodice from Coldwell Banker Weir Manuel, for a great job on the SOLD OUT golf outing! Not only did participants have a great day on a beautiful course, we raised a lot of money for Forgotten Harvest. I encourage you to check out the pictures on our Facebook page. What a fantastic job by the committee and many thanks to our generous sponsors.

The next time I will see many of you gathered together is at our November 13 General Membership Meeting. I’m very excited that Terry Watson is our keynote speaker this year! If you’ve had the pleasure of hearing Terry before, you know he is high energy, funny and motivational. We promise you won’t be bored and you will leave inspired and with some new ideas for jumpstarting your business! Here’s a brief clip from Terry for those who have not seen him.

Thank you again for the opportunity to serve you as your 2014 GMAR President!

Big First Impression

As real estate agents, you can never know when and where your next client will come from. I am sure that there are many stories on how some clients found you. But, the constant in this profession is you have to be on your game all the time and able to portray yourself as the professional and person you want others to see.

There has been a lot of research done on making a good first impression, because, as you know, you don’t get a second chance to make a first impression.

In a recent Forbes Magazine article, Psychologist Alex Todorov argues that you can train yourself in the mannerisms and actions that will ensure you portray yourself appropriately to all you come in contact with.

First, set an intention. What do you want to like, what do you want your niche to be, who do you want to make acquaintance with and what do your target clients value and want? Clarify precisely what behaviors you have to present to meet you intentions.

Second, think about the way you look. Are you groomed appropriately for the occasion, do you want to be informal, formal or casual and does you clothing colors and hair style speak to what you wish them to say about you?

Third, be a body language observer; of both yourself and the potential client you have come in contact with. The way you move and what you do with your eyes and mouth should show interest in the person you are addressing.

Lastly, be interested and interesting. Be conversant about world and local affairs. Ask questions to learn what is important to them and relate in some way to that offering. Have a sense of humor, laugh and smile.

Other first impression skills include:Being confident

Being Relaxed

Being yourself

Remembering Names

Staying Positive

Closing on a good note

Using your voice’s ranges and pitches

Avoiding rapid talk

Being genuine

Being thoughtful

Being trustworthy

Being competent

The first 10 seconds of every conversation are the most important. In most cases, this is all the time it takes to determine the chemistry, or lack thereof, that exists between people in a conversation. Becoming a skilled REALTOR® requires time and effort. Add first impression expertise to your resume.

What a great way to spend a Monday on the golf course of Plum Hollow! Many stepped away from their game to take a few minutes to smile and laugh during the RPAC silly freeze frame pictures. Through their investments in RPAC, GMAR members continue to show their involvement in our industry and property ownership rights. This support helps keep the dream of homeownership alive. RPAC is like insurance for your business; it protects you and your livelihood. Thank you to the GMAR RPAC committee for helping with the Silly Freeze Frame photos.

What is RPAC?The REALTOR® Political Action Committee’s (RPAC) mission

is to advance legislative objectives that affect the real estate business and the ownership and operation of real estate. By becoming an investor, you are improving your bottom line and helping NAR and Michigan Realtors promote and defend issues that affect your livelihood.

The 2014 Michigan Realtors® Convention & Expo is only a few weeks away! As you may already know, this year’s Convention will be held October 1-3 at the Amway Grand Plaza Hotel & Devos Place in Grand Rapids. Below is a list of the many exciting RPAC events scheduled for the event:

RPAC Silent Auction - As in previous years, one of the biggest highlights during the Convention & Expo is the RPAC Silent Auction. Local Realtor® associations, affiliates, and Women’s Council of REALTORS® Chapters from across Michigan generously contribute items and gift baskets which grab the attention of everyone who attends, while also helping raise RPAC dollars critical to safeguarding the real estate industry. The auction is sure to be a popular Expo destination for members to stop by, place bids, and bring home wonderful items all while investing in RPAC!

Major Investor Reception – Michigan Realtors® will host an RPAC Major Investor Appreciation Reception. The reception will take place on Wednesday, October 1st from 6:30-7:30 pm. This invitation-only reception is for Major Investors of $1000 or higher. Invitations with location and

other pertinent information to follow, so be sure to watch your mail!

RPAC Appreciation Breakfast – Due to limited space and increased demand, RPAC investors of $200 or more are invited to attend this special breakfast to hear the latest in Michigan politics and celebrate the announcement of the 2014 Realtor® Active in Politics Award. The Realtor® Active in Politics Award recognizes a member that has gone above and beyond to serve the Realtor® profession in the political arena. Invitation and RSVP required for attendance to this event, which takes place the morning of Thursday, October 2nd. More information will be sent out in the coming weeks.

RPAC Major Investor VIP Package – New this year, exclusive benefits and opportunities for RPAC Major Investors at Convention. Details will be forthcoming!

Register today and take part in these exciting events during Convention. For more information, please visit the Convention & Expo Web site.

Exciting RPAC Events coming to Michigan Realtor Convention!

JOHNNA STRUCKChanging Places Moving & Services, Owner GMAR Affiliate Committee Chair2013 WCR Michigan State Affiliate of the YearWCR Birmingham Bloomfield Financial Secretary

Those that are successful in business know that it takes a team to be effective. Have you built your team? The GMAR Affiliate committee has dedicated their time and skill set to help you build that team. This year alone, we have held five Selling to Homebuyers 101 seminars. This event is at no charge to the GMAR REALTOR® and speaks to the purpose of building a team, how and why to use a team and how this team can help you become more profitable in your business. It is an opportunity to learn from the experts in the field of staging, moving & storage, title insurance, mortgage lending, home inspection, appraisal, home warranty and legal service. There are only two more of these seminars scheduled for this year, one in October and one more in November. As experts, it is imperative that we continue to learn; how better to learn than from the Affiliates who support your membership. Whether you are new to the business or have been around for some time, education never stops!

Affiliates: New GMAR sponsorship opportunities are available. This program was designed to help you grow your business with the REALTOR® referral partners of GMAR. GMAR Affiliates understand the importance of their membership, exemplified in these testimonials.

The success of my referral partners only provides more opportunity for me to grow my business. I feel it is my responsibility to support the education and engagement of real

estate professionals through our annual sponsorship of GMAR.

Ted Edginton, Mortgage Loan Originator, U.S. Bank Home Mortgage

American Home Shield is proud to be a Gold Level Sponsor. We found the partnership between AHS and GMAR has become beneficial with many opportunities to network with the members. We are involved in all the events they offer to the Affiliate Members along with serving on the Member Services Committee, Affiliate Committee and Selling to Homebuyers 101 Seminars.

Lori Hoover, Account Executive, American Home Shield

One of the main reasons we have achieved this longevity and success is the emphasis on creating and strengthening relationships with area REALTORS® and associations like GMAR. Our footprint is worldwide but our focus and passion is local. The First American Bronze Sponsor sales reps include: Julia Halpin, Kaitlyn Anschuetz, Kathy Sleboda, Marx Elias and Mike Brown. We are delighted to partner with our industry professionals to create and support programs, education, fundraisers and fun! The more we learn about and support our REALTORS® the better service we can all provide on one of the biggest transactions in a lifetime.

Julia Halpin, Account Executive, First American Title

Thank you affiliates for your support! Our next Affiliate committee meeting is scheduled for

Monday, October 6, 2014 at 9:30 a.m. at the GMAR Office. Affiliates, this is an opportunity to become involved and share in building a strong Affiliate force with GMAR.

Many members from GMAR met in September with the hopes of starting a new Women’s Council of REALTORS® Chapter! The I-275 Corridor Chapter is off to a tremendous start! This chapter will cover Novi, Northville, Plymouth, Canton, Farmington Hills and their surrounding areas.

The information luncheon was held at On the Border in Novi - over 40 were in attendance. Seventeen REALTOR® members paid their membership fees to join as a Member at Large in anticipation of their Charter. In addition, nearly 10 excited affiliates joined the new chapter!

This means GMAR, the largest local REALTOR® Association in Michigan will be home to four WCR chapters! That may be a record! The Council is here to bring education, leadership opportunities and professional networking to our members.

Watch for updates on the charter progress. Applications are available. Please contact Tony Schippa or Sarah Snow for details. The first Chapter Leaders are taking their places to be ready to jump in and serve their members. As 2014 Michigan Chapter President, and 2015 Regional Vice President, I am truly excited to share the Council with more of our GMAR agents and affiliates!

Check out www.wcrmichigan.org to see what’s on tap for the fall education sessions. Your local Chapters, Birmingham/Bloomfield, Greater Rochester and Lake Pointe, are excited to bring you cutting edge education.

Come join us. You’ll be glad you did! Now, more GMAR agents and affiliates can participate in this amazing organization!

Nationally Renowned Keynote Speaker at Annual General Membership Meeting

GMAR President Maureen Francis has been accepted into the National Association of REALTORS® Leadership Academy. The NAR “Leadership Academy identifies, inspires and mentors emerging leaders from the local and state level for the National Association of REALTORS®.” NAR selects 16 candidates from across the country each year to participate in this 8-month leadership training. Of the

5 REALTORS® that have been accepted into the program from Michigan since its inception, 4 of them have been from GMAR.

The first session takes place during the NAR Conference & Expo on November 5 of this year. When asked what she plans to gain from this experience, Maureen stated, “I hope that it will help me in terms of what I’m able to do not only for GMAR but for Michigan REALTORS® and to define a role that I’d like to play within the National Association.”

Sessions will consist of networking activities, brainstorming and peering into processes that occur at the national level to give students a better understanding of what’s involved and required to be instrumental as NAR leaders. Maureen said, “They don’t tell us so much about what the homework assignments will be outside of class but I know that in the past people have had to write grants for NAR to get a project that they would spearhead and get funded.”

GMAR is very proud of our president’s acceptance into this highly acclaimed and competitive program. Maureen and the past 4 members who have had the honor of participating in this program garner GMAR further national recognition and exhibit GMAR’s capable and elite membership. Maureen stated that “I am very grateful for the opportunities that GMAR has given me, and this is one.”
