Development summary.
16The building, apartments & communal spaces.
01 Artist impression
Architecture by Buchan Group defines a modern centre-piece of Carnegie’s
retail and residential neighbourhoods. The 12 level design features just
152 apartments to allow for a selection of larger floorplans and extended private
balconies that reimagine outdoor living. The sculpted terrace form maximises
exposure to the views and increases the scale for coveted gardens to bring
subtle layers of greenery into the design. To complement a superior level
of design, private pergolas are included to select outdoor terraces as standard.
The building’s lineal form is softened by curving, glazed and rendered balconies
and a recessed central component with protected outdoor zones that are
set within the design. A natural material and colour palette has been inspired
by local parkland. Corridors to every level are bookended by full-height windows
connecting residents and visitors to the outdoors at every point of their journey.
The upper two levels sit back within bronzed metal pods which feature timber
look lining to the balcony providing an organic accent. The balcony design
increases privacy and protection from the elements and extends the already
spacious living zones.

The rooftop reveals all the features of an exclusive, private club, inviting you
to rethink what it means to live in Carnegie. This is where sky-high spaces
for health, wellbeing, dining under the stars and alfresco lounging become
part of everyday life. From laps at sunrise to cocktails at sunset, the infinity
edge pool floats above Melbourne’s urban landscape as an expression
of pure privilege.

Start a new fitness routine surrounded by sweeping views across Carnegie
and beyond. The gymnasium is a sleek space with the latest in cardio and
conditioning equipment which extends to an outdoor area for stretching,
meditation and yoga.
A series of private lounge, dining and entertaining spaces feature across the
split-level rooftop retreat that includes two independent barbeque zones
and several formal and informal areas for gathering with friends, celebrating
or sitting back and taking in the picture perfect views. Each area is set under
cover so you will never have to cancel your plans. Spread out across the
rooftop, several beautifully crafted pergolas transform the space into a green
oasis while sophisticated break out spaces invite you to stay long after sunset.

Architectural and design choices show a deeper understanding of the needs of
each resident with practical, open plans to suit every lifestyle. More storage has
been introduced at every turn, and uninterrupted connections from inside to out
offer greater flexibility across living spaces. Walls of windows allow spectacular
views to take centre stage so a modern material palette has been carefully pared
back to calm the space using tonal greys and whites, warmed by wood grain finish
timber floorboards. A diverse range of designs can include study nooks, full size
study rooms, varied storage configurations, private terraces up to double the size
of the interiors and premium inclusions that come as standard.

Deliberately understated, the kitchen is designed as a multi-use zone for daily
cooking, weekend entertaining and socialising. Quiet shades of grey pair with
seamless lengths of stone and flush joinery to open the space and connect to
the living areas. A suite of Smeg appliances are integrated within custom-made,
full-height cabinetry that conceals abundant storage, including walk-in pantries
to select apartments. Colour scheme options of cool or light pair with ageless
finishes to build on a crisp white base with glimpses of contrast introduced
through simple chrome accents and with an optional upgrade of an elegant,
linear pendant light suspended above the kitchen island.

30The building, apartments & communal spaces.
The open plan design of the living areas is balanced by a sense of sanctuary in the
bedroom. Natural fibre, broadloom carpets and an abundance of natural light and
views contribute to a cosy and uplifting space. Full height robes are thoughtfully
fitted to keep spaces clutter free. Many bedrooms feature luxurious walk-in
robes and direct balcony access.

A classic, open design flow is emphasised by consistent use of large format tile
work across both floors and walls to increase a sense of depth. The frameless
shower, under-mount dual basins, wall-mount joinery and mirrored cabinetry
visually expand the area while keeping lines clean and subdued. The polished
chrome tapware incorporated into opposing ends of the stone-top vanity is a less
conventional design touch, also allowing for increased set down space. The focus
on function continues with extra storage appointed within the floating vanity.

Artist impression
A series of cascading sky terraces take outdoor living to another level.
Architecture is bold and carefully considered to provide residents with
exceptional views, large homes and expansive outdoor terraces that sit
comfortably within their local urban surrounds. Pushing the boundaries
of conventional apartment design, select terraces can nearly double the
size of an apartment and feature a private pergola as one of the many
premium yet standard inclusions.
Through a subtle stepped form, inner and outer environments cross and
flow, united in their connection to the environment. Thoughtful planning
maximises on aspect and orientation so natural light engulfs the interiors
while balconies become a natural extension of the living zone.
The outdoor spaces transition in scale and contour, creating varied
articulations that allow breezes to travel freely through apartments.
Natural, stone textured pavers and greenery have been inspired by nearby
parks and tree-lined streets. A combination of protected and open
outdoor spaces make it attractive to use the outdoors across all seasons.
The expansive spaces invite dinner parties, Sunday barbeques and outdoor
entertaining to defy expectations of apartment life.

14. Ground level retail
14 Artist impression
A landmark design references the character of the neighbourhood using gently
receding forms and natural tonal variations to bring a confident modern identity
to the precinct. At ground level, 8 retailers and eateries extend Koornang
Road’s energetic street vibe. Set subtly apart, a discreet lobby entrance
transitions from the street to an inviting arrival space and wait lounge with
a soaring urban forest within.
The 12 residential levels rise above, featuring 1, 2 and 3 bedroom apartments
and a landscaped rooftop retreat across the 10th level with an infinity edge
pool, gymnasium and private outdoor lounge and dining spaces. The underground
car park provides for a minimum of one car park per apartment plus bicycle
bays and lockable storage, all set in secure surrounds and directly accessible
from every level.

A Carnegie lifestyle is streets ahead with its tasteful blend of village charm and
metropolitan convenience. Wake up to anything but a normal day, where the
diversity and energy of a unique, urban precinct informs a new way to live.
It makes sense that this address rates 90/100 on the international Walkscore,
a high ranking usually reserved for prime inner city precincts where walking
is a way of life. Step onto the footpath and meet your new neighbours.
Koornang Road is Carnegie’s main retail corridor with a community of retailers,
restaurateurs and merchants – a group of independent operators that give the
street its authentic, village vibe. From an early morning espresso to a relaxing
red at the end of the day, there’s a selection of eateries for those days when
you don’t have time to cook or you want to head out with friends. For home
entertainers, the local greengrocer, Asian grocer, butcher and old-fashioned
bakeries have all the ingredients for an exceptional dinner party supported
by a full size Woolworths right at your door. There are places that pamper
and local designer boutiques to add to the list.
Carnegie is a suburb of surprises. As one of Melbourne’s new, million dollar
suburbs, it is still distinguished by its prized diversity. Grassy nature strips lined
with shade trees lead to clusters of 1930’s bungalows, Edwardians, art deco
homes and apartments. There are outdoor spaces for everyone, at every
speed, to take you from weekend sports to picnics or from high-tech fitness
centres to nature walks by the creek. Neighbouring suburb Caulfield also boasts
its own velodrome, public and private golf courses and world-renowned horse
racing track.

The city’s prominent café culture has found a new outpost in Carnegie.
Melbourne’s best known inner city café owners, champion baristas and
micro-roasters have spread their wings and moved into the neighbourhood.
Banana bread, smoothies, smashed avo and pools of berry fusion quinoa
will keep you nourished while flipping through the morning news at your
favourite window seat or, there are plenty of quick caffeine stops on the
way to the train station. Platform 3, Left Field, Spilt Milk and Huff Bagelry
are the local hotspots alongside many more hidden neighbourhood gems
that favour creativity and home-made resources when it comes to both
their fit-outs and their food.

Some of Melbourne’s leading educational institutions are part of the
neighbourhood, offering places of learning for every age and stage of life.
It’s a short walk to kindergarten, day care and a choice of five, well-regarded
primary schools. Leading public and private secondary schools nearby include;
Glen Eira College, Kilvington Grammar, Shelford Girls Grammar, Sacred Heart
Girls College and Caulfield Grammar. At tertiary level there’s Holmesglen
or Monash University Caulfield just 1.6km away.
For commuters it’s just as easy from this central location, well serviced
by public transport. In less than a 2 minutes walk you are at Carnegie station
on an express train to the city loop or from Koornang Road, you’ll catch
the 67 tram direct to the heart of the CBD.
A healthy outdoor lifestyle comes naturally in Carnegie. A network of cycle
trails, parklands and sports grounds colour the local landscape where every
space has something new to offer. The Carnegie Swim Centre’s heated outdoor
pools and beach volleyball court are a local favourite while Melbourne’s famous
GESAC sets the standard with multiple pools, waterslides and exercise studios.
Slow it down with a round or two at the Malvern Valley Public Golf Course or
hit Gardiner’s Creek Trail for a more serene ride into the city beside Melbourne’s
waterways. Just 2.2km from your door, Caulfield Racetrack is your exclusive
entry to witness one of the world’s richest sports.

Visitors travel for hours to reach Australia’s premier retail and entertainment
precinct. Live in Carnegie and Chadstone Shopping Centre becomes part of
your neighbourhood. Uniquely conceived architecture forgoes the conventional
shopping plaza experience in favour of the southern hemisphere’s first gridshell
glass roof. Inside, crafted fit-outs for the world’s most exclusive luxury brands,
international flagship stores and a coveted mix of high-end meets high-street
boutiques form an impressive retail showcase. Chadstone goes way beyond
the standard shopping experience to deliver: the southern hemisphere’s first
Lego Discovery Centre, Victoria’s best state-of-the-art cinema experience,
Melbourne’s first integrated Tesla dealership, a line up of international eateries
and a fine dining terrace as well as exclusive fashion and design shows.

There’s always something new on the menu in Carnegie. The Koornang Road

authentic new dining experiences, with its Korean eateries leading the way.
It’s a 5 minute walk to Mrs Kim’s Grill for a barbeque feast. Also nearby, Goga
Soondae is a more restrained but equally popular, flame-grilled experience.
From kimchi to pho, dumplings, ramen and more, you’ll find modern and
traditional tastes, including Malaysian, Japanese, Thai, Indian, Italian and
Greek. The iconic Rosstown Hotel across the road, and the new William

As one of Victoria’s most significant transport works, the government upgrade
of Melbourne’s busiest rail corridor includes a new train station and skyrail
for Carnegie. The elevated station and train line allows for two new public
access points and the installation of modern station amenities including new
bathrooms, wait areas, canopied platforms, ample commuter parking, bike
hoops and secure storage. The ground level crossing removal will result in less
traffic congestion and more outdoor public space and Carnegie will be well
placed for the use of high capacity metro trains planned for the future.
