Condo Sales Thriving in RTP’s Davis Park

DURHAM, NC - September 12, 2012 At a time in which the sales performance of townhomes and condominiums has been less than stellar in the national and local residential real estate market, a solid example of an improving segment has emerged at Davis Park, a community located just off I-40 in Research Triangle Park. Since the community’s inception, all of the Davis Park townhomes have sold (56 of 56), as well as 99% of the community’s condominiums (91 of 92). In fact, Davis Park condominium sales have been so healthy that a new building of 24 condos is currently under construction, a phenom-enon all but unheard of in today’s market. Ten of these new condominiums are sold already, with planning for additional build-ings underway. The community is being developed by Beacon Street Development Company on behalf of Davis Park Group, LLC, an ownership group headed by successful local businessman Mike Riley. “We were blessed to obtain financing,” said Scott Dixon, a partner with Beacon Street. “Banks are just not financing condos these days. Other than Fairview Row, our new higher end condominiums at Five Points in Raleigh, Davis Park is the only community I’m aware of in the Triangle area with new condominiums under construction. We’ve been very pleased, needless to say, with our strong sales, as this activity has allowed us to acquire financing to move forward with new condo construction.”

Randy Powell, Executive Vice President/Chief Banking Officer of TrustAtlantic, agreed with Scott’s comments. “With a bank our size, participation in residential development funding is limited,” said Pow-ell. “However, the velocity of sales at Davis Park went extremely well in a challenging financial environment. Teams had one day to complete the build which was held on Tuesday, Sept. 18. One team created their company logo, another team built a house, and the third team built a lighthouse. Food Lion provided discounts on the food, and each team was responsible for determining their struc-ture, can selection and covering the cost of food.

During an evening event on Sept. 20, the structures were judged by a people’s choice as well as a separate juror panel comprised of Linda Fisher, Food Bank of Central & Eastern North Carolina; Petra Bottom-ley, Jordan Built Homes; Larry Holloway, Food Lion; Wayne Holt, Reward Builders and 2012 vice president of the HBA; Mi-chael Hubbard, Michael Hubbard, Archi-tect, PA; and Rick Vancil, Stock Building Supply.

Prizes were awarded to Lennar’s light-house structure for People’s Choice, Ju-ror’s Choice and Best Overall. KB Home was awarded Best Meal for the variety of cans they used in their structure, and M/I Homes received Honorable Mention for their logo structure which used the most varieties of Progresso Soup.

Raleigh, N.C. – Members from the Triangles Sales and Marketing Council (TSMC), part of the Home Builders Association of Raleigh-Wake County and Durham, Orange & Chatham Counties donated 14,065 pounds of food, or 11,844 meals, to the Food Bank of Central & East-ern North Carolina through Canstruction® Raleigh this September.

The event called, Build Against Hun-ger sponsored by Stock Building Supply, showcased structures made entirely out of canned food by the three builder teams of KB Home, Lennar, and M/I Homes.

“It was just amazing as it was thought pro-voking to everyone who saw the can struc-tures,” said Linda Fisher the special events and food drive manager for the Food Bank. “The time and effort that was put into this event by the TSMC is so wonderful. We will be able to serve almost 12,000 meals from this donation to those who are hungry in our area.”

The can structures were on display and open to the public during the weekend of the Southern Ideal Home Show, Sept. 21-23, held at the N.C. State Fairgrounds. After the home show, the structures were broken down and the food was donated to the food bank.
