Why are your projections so much lower than the consultants for Phase I and so much higher than the consultants for Phase II?

• Given the uncertainty surrounding any new development, our Phase I projections reflect a conservative estimate that we would h t dhope to exceed.

• Our Phase II projections were based on calendar year 2022 and assumed an annual inflation rate of 3%.
