We have a winning photo for our NSRCC Photo Contest which is in the front cover of this issue. We received many entries and this black and white photo was eventually chosen after careful consideration and deliberation. Read on inside on why this unique photograph is given the top notch! You can also see the other entries for comparison. Everybody is a winner because all the photographs are excellent, that is why we have featured the top finalists in the RV for the rest to enjoy.

Our Annual Charity Golf is back once again and this time, the beneficiaries are Alzheimer Disease Association, Down Syndrome Association, Leukemia and Lymphoma Foundation, SAF Benevolent Fund and Society for the Physically Disabled. If you have not already signed up for it, please do so as soon as possible for a very good cause. We have always been very supportive of the annual golf event and let us continue to strive for better results to do our part and share for the needy and less fortunate members of our society.

Do you know that we have a very chic restaurant down at the NSRCC Sea Sports Centre? It is called Chit’s Bar & Restaurant and you should try the food there! I will not reveal the secret but will let you savour the fine dining for yourself!

Golfers, you will be pleased to know that we intend to feature some golfing tips on how to play better golf in each issue of the RV for you to learn and improve your strokes. In this issue, we have featured the much dreaded bunker shots which place anxiety in us when we play. No fear, the pro is here! I have tried it and it works! Looks like my handicap index of 14.9 is set to go down soon!

We are looking for new volunteers to help out at the various committees. If you are interested to be part of our volunteer team to serve the club and its members, please get in touch with us and we will follow up with you. I must say that it is a very satisfying experience to serve in the Club and it is truly a positive experience as part of our national service contribution. We do not look for rewards but satisfaction that we are part of the success of the club over the years. Come and join us! I am certain that with more than 10,000 members, there must be many of you who are experts in your own fields and can contribute towards the continuing growth of NSRCC.

This will be my second last issue of the RV as its Editor. My last issue will be the July/August 2011. There will be a change of Editor after 7 years. Stepping down together with me will be our Captain Andrew Kwa and Seah Chin Aik, the Chairman of the Resort and Facilities Committee. I will introduce you to the new office bearers at the next issue!

We would like to wish all of you Happy Vesak Day and of course, happy school holidays! Have fun! See you around in the club! If you see me, please come and say hello and I will still buy you a beer or drink!

Cheers!

NSRCC turned off non-essential lights in some areas of the club to mark Earth Hour 2011.

Throughout the club, external building perimeter lights, lights at carpark A, B and C were switched off in a bid to raise awareness on energy conservation. The carpark was significantly darker during the hour.

The inaugural event also saw some bungalow guests voluntarily switching off lights in their unit while armed with their light sticks provided upon check-in. They were joined together by close friends, family and relatives enjoying a night together playing board games, exchanging conversations and having dinner.

The club hopes to extend the span of ‘lights out’ more extensively next year.

Pang Ek Wee Max, clinched this year’s Captain Cup after emerging as the overall winner. Playing off handicap 13, he scored 37 points OCB (L9) to win the trophy presented to him by Andrew Kwa who graced the event. Tan Teck Seng and Tan Qing Hong finished second and third place respectively. Prizes for the Handicap Matchplay 2010 were given away.

During his speech at the awards presentation ceremony, Andrew Kwa expressed his gratitude to the players who turn up, his committee members and the management for assisting him during his reign at helm of greens committee and for their firm support. He remarked that he enjoyed his tenure and will continue to serve as long as he remains a member in the committee.

He also extended accolades to the course

Captain’s Cup has come a long way since it was hosted by Club captain Andrew Kwa back in 2005. It is also the time of the year when the Captain discusses the golfing period gone by and unveil plans for the next. The event played in Stableford format saw a strong turn out as 160 members supported the outgoing Captain for the last time at his namesake cup.

maintenance team in recognition for their efforts towards keeping the greens well-manicured. He pledged continuous support to his successor BG (NS) Winston Toh and also rallied golfers to support the Charity Golf event in May. It was an enjoyable evening although tinged with a little sadness as it was Andrew Kwa’s last Captain’s Cup. He will be stepping down in June when his term ends.

All in all Captains’ Cup was a celebration despite no one scoring a hole-in-one. As they say it is not always about winning, it’s about the spirit of participation and togetherness.

‘Fond Memories of NSRCC’There is a saying which goes “a picture speaks a thousand words.” We asked you to join us in our photography contest based on the theme “Fond memories of NSRCC”.

Anthony See

Bernard Khoo

Jason Isaac Wong

NRCC has just celebrated its 17th birthday and it was timely for members to share their joyous moments spent in the club.

The first prize goes to Anthony See with his photo titled – “Dusk” which portrays the masculinity that not many would see. In comparison to many other coloured photos submitted, “Dusk” seems to have a way of showing memories in a different perspective.

The second prize went to Terence Koh with the photo titled – “Seeding our future”. Terence shared with us that the picture was captured whilst his stay at the resort. Being an avid golfer, he felt inspired by the young golfers who were taking lessons with great passion for the sport.

“The theme is memories of NSRCC. This shows the junior golfers having fun practising golf. This will bring back fond memories when they grow up,” said Laurence who too felt that the photo represented the theme well.

Third prize went to Alvin Sim for his submission titled “Mighty Twins Birthday”. Alvin celebrated his twins – Anderson and Anthony’s 7th birthday at our resort last April.

The photo captured the essence of happiness and enjoyment shared amongst the kids.

The top three winners walked away with Canon cameras and Jumbo Dining Vouchers proudly sponsored by Canon Singapore and Jumbo Seafood Restaurant.

We would like to thank all members for their participation. Do look forward for future contests!

‘I decided to take a very different photo of the club instead of the usual colour, fun photos, I choose to have it in black and white capturing its masculinity which I think

many people will not see.’ – Anthony

‘We booked a chalet at NSRCC for our twins 7th birthday last year. Anthony and Anderson were so happy and they had so much fun. They were like

playing catching and chasing balloons at the garden outside our chalet number 24. We are glad that we

have chosen the right place with nice environment to celebrate our mighty twins birthday.’ – Alvin

‘As an avid golfer, I have played in many golf clubs in Singapore and overseas but rarely have I seen so many young aspiring golfers

taking lessons to achieve the future aim. Golf, proclaimed as a gentleman’s game, helps to nurture and instill discipline in these young golfers who perhaps one day could do our nation proud. Afterall, what is achievement without dreams, hard work and perserverance. These shots also served as a reminder that each

and every golfer has to start somewhere. Whether young or old, masculine or feminine, it doesn’t matter at all.’ –Terence

Pay Off Bad DebtsPeople forget that there is “good debt” and there is “bad debt”. Bad debt is any debt on consumption. Thus, to me car loans, personal loans, credit card debt are all bad debt and a person should avoid such debts or aim to pay them off as soon as possible.

If there’s a way you can be “debt-free” and yet enjoy the benefit of leverage that debt provides wouldn’t it be better? It can be done, let me show you how.

Personally, my housing loan is $x amount. What I have in cash is more than $2x. So am I debt free? Actually on a net basis, I am. However, I’m deliberately “retaining the housing loan debt” because it makes financial sense to do so. In my opinion, the problem with most people is that they only have a limited knowledge of finance and debt but they just stick to concepts such as “be debt free as soon as possible” without looking at the issue deeper.

Leverage on Debt – And Gain From ItThey did not think deeper, such as how you can “be debt-free” but still enjoy the “leverage” that debt provides ( just like what I’m doing). One of the greatest leverage is the potential to grow your wealth by making use of debt appropriately. Isn’t that better? It’s likely having your cake and eating it too.

Not doing what I am doing may be “shortchanging” yourself.

As I mentioned, as long as a person does not over-borrow (that is have a debt servicing ratio less than 35%), he can just aim to pay off housing loan by age 55 - he need not be in a hurry to pay it off.

Why It Makes Sense to Keep Some DebtWhy? Here are the reasons.

1. Housing loan is cheapest loan a person can ever get. Currently, housing loan interest rate is about 3%, compared to 7% for car loan, 14% for personal unsecured loan and 24% for credit cards!

2. Paying off a housing loan does not increase your net worth.

Let me use an example to illustrate:

Mr A owns a condominium with a market value of $500,000. He has an outstanding housing loan of $400,000 and no other liabilities. He has other investments worth about $100,000 and has $100,000 in cash/CPF Ordinary account balance. He is considering using the $100,000 in cash/CPF fully to reduce his housing loan from $400,000 to $300,000 after reading books which “teaches” him to be debt-free as soon as possible. Will doing so really improve his net worth position? See below:

live well, eat well

Good Debt vs Bad DebtIf you read any typical Personal Finance book from a bookstore, one recurrent advice they have is “be debt-free as soon as possible”. According to Dennis Ng, many people quickly pay off all their debts after reading such books including housing loan, which may not be the best decision.

This is his current Net Worth Position:

Assets: Cash/CPF $100,000

Other investments $100,000

Property (market value) $500,000

Total assets $700,000

Less total liabilities:

Housing Loan $400,000

Net Worth $300,000

By using his cash/CPF to reduce his housing loan,

this would be his revised net worth position:

Assets: Cash/CPF $0

Other investments $100,000

Property (market value) $500,000

Total assets $600,000

Less total liabilities:

Housing Loan $300,000

Net Worth $300,000

Dennis Ng an accountant by training and a Certified Financial Planner with 16 years of experience in bank lending. He founded www.HousingLoanSG.com, an independent mortgage consultancy in 2003. In May 2009,

he launched www.MasterYourFinance.com, a financial education portal and in the same month he launched the first bilingual (Chinese/English) book on personal finance in Singapore entitled Mastering Your Personal Finance.

Since 2008, Dennis has been writing a fortnightly column for My Paper as a guest writer under the name of吴加万. He is a regular contributor to financial magazines and newspapers such as Straits Times, TODAY, The Edge, Business Times, Home & Décor, My Paper, Lianhe ZaoBao, Shin Min Daily News, Simply Her, Asia Financial Planning Journal, Executive Inc and Lianhe WanBao. He is often quoted by some of these publications for comments on financial matters.

Dennis is also one of the financial experts invited to blog on IM$avvy - a personal financial planning educational website run by the Central Provident Fund Board and supported by MoneySENSE.

Dennis co-hosted a weekly “Live” Radio Talk show with Most Popular DJ Wang Lee Jeng on 95.8 FM for more than 2 years from year 2003 to year 2005, the longest Radio Talk Show on Personal Finance in Singapore’s history.

This article reflects the personal view of the author. Readers are advised to inform themselves appropriately and adequately before making any financial decisions.

As you can clearly see from the preceding example, using his cash/CPF to reduce his housing loan, he is simply reducing his asset to reduce his loan. The net result of doing so makes no difference in his net worth position, which remains as $300,000.

3. By reducing your housing loan, you may actually be reducing your “Financial Security”.

If you have debt, you and your family may be better off in the event of a personal crisis. What are the 3 worst things that can happen to anyone? They are death, disability and retrenchment. In all 3 worst scenarios, the person who did not use up his cash/CPF to reduce loan, his dependants would actually be in a better financial position than after he reduces his loan as they would have more cash available on hand.

If he had taken up a mortgage insurance, his housing loan would in fact be paid off by insurance in event of death and total permanent disability. Thus, by reducing his loan, he is just reducing his own benefit from mortgage insurance.

4. You can actually gain financially by keeping your housing loan! As I have shown in the detailed spreadsheet above calculations of $100,000 loan vs $100,000 savings.

5. Opportunity cost of using cash to pay off housing loan

As mentioned, I hold about 30% cash currently. If next year, U.S stock market crash due to correction in the U.S.

property market, I would be able to benefit from a “crisis” because I have cash to invest when prices are low. People who use cash to reduce loan has NO cash to take advantage of opportunities in a crisis.

People say “crisis is an opportunity”.

It’s wrong. I say, a crisis is only an opportunity to those people who have cash. A crisis is NO opportunity for people who do not have cash to invest. When a crisis comes, I can easily make 50% to 100% returns. Just take a look at past crisis eg. SARS in S’pore in year 2003 and you would know what I say is the truth.

6. You can easily get 3% to 4% annual returns single premium endowment even if you don’t know how to invest.

For people who say they don’t know how to invest their money, that’s why they use cash to reduce loan. My reply to them is just take up a 20 year single premium endowment and you can easily get annual returns of at least 3.5% per year. ( just get any quotation from any insurers in Singapore and again you know I’m speaking the truth.)

7. Instead of using cash to reduce your loan, you can take up “Interest Offset Loan”. By doing so, you’re not paying interest since the interest earned on your cash 100% offset interest you pay on your loan. You enjoy the same advantage as paying off your loan. However, you have another additional advantage of having liquidity of your cash which you forgo if you use cash to reduce loan.

The first Charity Golf started in 1995, as an annual golf event as a gesture encouraging golfers to give back to community to help the less fortunate community among us.

With strong corporate, members and individuals support, this event has since developed into a much anticipated annual community-driven charity event. To date, Charity Golf has helped raised funds for

more than 30 charity organisations. This year, your charitable contribution will aid the patients from Alzheimer

Disease Association, Down Syndrome Association, Leukemia and Lymphoma Foundation, SAF Benevolent Fund, Society for the Physically Disabled. We share their touching stories.

Living with DementiaMdm Soh is a 79 year old Cantonese lady diagnosed with diabetes, hypertension and hyperlipidaemia. Mdm Soh suffered a stroke in 2004 and was admitted to Changi General Hospital. She was referred to Alzheimer’s Disease Association’s New Horizon Centre (Tampines) for continuing

rehabilitation after her discharge from hospital. She could not walk steadily and she was highly susceptible to falls. The family was in a dilemma as they were not able to afford a maid to look after her full-time nor her only daughter was able to quit her job.

Mdm. Soh regained her independence after a period of rehabilitation at New Horizon Centre (Tampines). Later on, she was diagnosed with dementia a degenerative disease. She needed constant reminders in her daily chores. Occasionally, she would wake the whole family up at 3 am in the morning insisting

that it was late morning and everyone must get up and often quarreled with them. She attended New Horizon Centre (Tampines) 5 days a week. Due to the family’s financial situation, she was given a 75% government subsidy for her attendance at the Centre. However, as the family could not afford to pay the remaining 25% of the programme fees for her rehabilitation and for the transport fees, she was granted full waiver by the Association.

Coping with Down SyndromeHong An, a young adult with Down Syndrome was enrolled in the Down Syndrome Association’s Adult Enhancement Programme (AEP) when it was launched in 2006. The AEP programme equips adults with Down syndrome aged 18 years and above with social and vocational skills. Most importantly, it gives young adults like Hong An opportunities to explore possibilities for independent living and open doors for vocational opportunities.

Since attending the AEP classes for the past five years, 25 year old Hong An has shown good progress in taking care of himself and developing his social skills. He has also developed good daily living skills such as folding clothes, preparing simple meals for himself and buying food from hawker centres and fast food chains.

The programme has definitely taught him to be more independent and he is now able to independently travel on public transport to and fro from his home to the DSA Centre at Junction 8 Bishan. Another one of his major achievements is being employed as a sales assistant in the DSA thrift shop in Telok Blangah Crescent for the past two years. Hong An is a good example of a person with

Down Syndrome who has shown that given the right training and opportunities, they can successfully integrate into mainstream society.

Youth hit by Rare Blood DisorderNine year old Yong Zhuo was diagnosed with defective B cells, a rare blood disorder. His childhood has been spent shuttling between the hospital and home since his condition was discovered barely 5 months after he was born. An unrelated cord blood donor was sought and found but the cost was very high. When the Leukemia and Lymphoma Foundation was approached for help, it provided the funds for the procurement and shipping cost of the cord blood unit from overseas which came to $40,000. Yong Zhuo is now doing well and a normal life is already within his reach and there lies hope and happiness ahead for him and his family.

Overcoming Physical DisabiltiesEng Huat was previously a carefree independent bachelor. In 2009, at 56 year old, he suffered a stroke. Waking up from the stroke, he realised that he was partially paralysed on the left side of his body and had trouble speaking clearly and coherently. This stroke has taken away his independence and his ability to take care of his elderly mother whom he was then living with. His mother passed on later and he now lives alone.

Eng Huat started intensive therapy sessions at came to Society for Physically Disabled (SPD) Rehabilitation Centre to re-learn the most basic skills like using his left hand and fingers as well as learning to speak again. Mr Yeo visits the centre three times a week for therapy sessions on specially adapted transport service. Both his therapy and transport fees are highly subsidised by SPD as he does not have any income and is unable to afford the full fees.

One year on, after many therapy sessions, Mr Yeo is able to hold a conversation confidently though his speech is still slightly slurred and delayed. He has also regained some physical independence and is now able to move around with the aid of a quad stick and take care of his daily living activities.

SAF Benevolent FundThe SAF Benevolent Fund (SAF BF) was set up in October 1996. It provides financial assistance to MINDEF/SAF personnel and/or their families who may be in dire financial circumstances resulting from the death of the serviceman or the serviceman being permanently incapacitated. The financial assistance is given over and above existing provisions for compensation in the case of injury/death due to service.

1. You will ideally not strike the ball directly. The best way to play most greenside bunker shots is to swing the club under the ball with an open clubface. The question is how much power to give your swing because you are not directly striking the ball. It is obviously going to be more than the power normally to reach your target if you were to strike the ball. For the hesitant golfer this can be a tremendous cause of distress. What if you accidentally hit the ball first? This then leads to the understandable reaction of playing the next bunker shot with far more care and less strength and then you wind up leaving the ball in the bunker. It is a viscous cycle that leads to a phobia about sand bunkers. The biggest problem I see about phobias is that while you are consciously avoiding them, you become more focussed on them. Your brain cannot differentiate between “don’t go there” and “go there” commands so invariably you find yourself faced with more and more bunker shots. Once you have conquered this part of the game though, suddenly the intimidation of sand bunkers dissolves and you find yourself on the greens more often than not because your mind can focus freely on what you want to do (hit the ball to your target) rather than being scared about what not to do (hit into the sand).

2. Opening the clubface. Most golfers know what an open clubface should look like but most perform this “opening” the wrong way. You must rotate the club in your hands to the desired amount of openness and then re-grip the club (photo 3). The mistake a lot of golfers make is to rotate their hands/arms until they see the clubface at the desired openness and think they have opened their clubface (photo 2). They have not! What they have done is just changed their grip though into the strongest grip on the planet. This will have a neutralizing effect where the amount of openness that appears on the clubface will be wiped out by the strong grip. You must change the relationship of your hands with the club so that when you swing under the ball the clubface is definitely open. We open the clubface to increase the bounce under the club so that the club skids through the sand versus digging. The club gains more loft when it opens also so that the ball comes out high and soft. The direction (alignment) and strength of the swing (swing speed) adjustments are necessary because of these other essential changes – swinging under the ball with an open clubface.

3. Commitment. Hesitation and fear all fester due to a lack of commitment in following through with these basic principles. Without commitment, failure is pretty much sealed as your fate. I remember some really valuable practice sessions many years ago in the early years of my golfing journey where I was determined to get this problem of bunkers out of my system. I had gradually developed a phobia for sand bunkers and I knew I had to do something about it. So I took the time to practice from the bunker until I got it - I had to stick at it and experiment with all of these variables until I felt the confidence of them working. Rest assured your persistence will be rewarded. I can say for a fact that most touring golf professionals will prefer to miss a green in sand than miss a green

Sand BunkersLearn to Love ‘Em!We see it all the time…golfers struggling to get out of sand bunkers on the golf course. Of course by virtue of the tag given to them of being a sand trap it only stands to reason that we should try to avoid these areas. If you are able to take on board and understand these few basic concepts of bunker play, you too will realize how simple and easy playing from the sand can be.

Swing the club on plane to the left of target with an open stance with the weight and ball a little left in your stance.

in the rough. You can achieve much more control out of the sand than out of the rough….

4. Odd Lies. The real fun once you have conquered standard lies is dealing with more difficult lies. Through proficiency in handling these more difficult lies, and this includes plugged lies, downhill lies, poached egg lies, side hill lies, and even combinations of all these, you have earned your confidence. However, such proficiency takes time and dedication but starts with applications of some of these simple concepts and developing the ability to adapt to varying conditions in a logical fashion. A lot of times, problems become bigger problems due to panic and not enough consideration to how you are going to adjust yourself. Open your mind up, get creative, and practice these strange positions because you’ll never know when you will need to apply the shot. Here are just a couple of examples for you to try.

• Downhill Lie – This is quite often not given the respect that it deserves. One of the most difficult lies to control is the downhill lie from the sand. The problem is, as always, what is directly behind the ball. In this case, a sloping wall of sand is behind the ball, because what you have to imagine here is the club head swinging back and missing the sand and then coming down and going under the ball. So we have to mold our body to the slope (photo 1) and break our

wrists very early on the take away to avoid hitting the sand (photo 2). Because this shot will typically come out with a lower trajectory because of the body tilting forward with the slope, you will need to compensate for that with some extra opening of the clubface so that your ball has enough elevation to clear the lip of the bunker in front of you. Then you must cut down quite steeply in the downswing and feel like your

club follows the slope. Of course, like normal, you must swing under the ball and take a volume of sand. A good one to practice and get a feel on how the ball responds.

• Plugged Lie – This is always one where the golfer freaks out when they see it. In most instances with some basic “plugged lie technique” you can get your ball out of the sand bunker, which is your first objective. With much more practice, it is actually possible to get quite clever and control the accuracy of where these shots finish. The challenge starts understanding about the sand and your clubs and understanding how the ball reacts to certain things we do. When the ball is embedded in the sand, depending on the texture of the sand to some degree, you have to dig your club down and still get under the ball. How to create a digging action?

Square up your clubface, even lean the shaft forward a fraction and close the club a fraction will certainly take the “bounce” out of the sand wedge. Lob wedges (60 degree wedges) tend to have less bounce than normal sand wedges – good to remember that one. You must dig down with enough strength to excavate a volume of sand from under your ball and considering that your ball is already embedded, that means usually quite a bit of force. It feels more like a stabbing action, like your club follows a “V” shape in the downswing rather than a more semi-circular shape. The ball will pop up and forward with the volume of sand. You won’t get any back spin on this shot so allow for more roll when the ball hits the green.

Try these out next time you have the chance to practice from the sand. Don’t let a little thing like having problems with your bunker shots spoil your fun playing the game. Turn the situation around. Make it one of the strengths in your game. Keep practicing – you can really be awesome from the sand!

NSRCC played host to members from Clearwater Sanctuary Golf Resort with an inter-club friendly match held at Changi Golf Course recently. It got underway with a ‘warm-up’ match played at Kranji Sanctuary Golf Course on 26 February with the actual tournament kicking off on 27 February at SAFRA Resort Changi Golf Course.

The 53-strong Clearwater entourage from Ipoh led by its Liaison Committee Chairman Dr Chew Chew Teik Chye played against NSRCC’s team led by General Manager COL (NS) Dennis Ng.

Clearwater representatives Manimanan and Cheah Nyoon Fong clinched first and second position respectively with third position claimed by NSRCC’s William Tay. Clearwater won the Challenge Trophy with 367 points, based on the best of 10 scores from both teams, while NSRCC managed 359 points.

The event concluded with the prize presentation cum lunch held at Jumbo Seafood Restaurant. Both clubs exchange mementos and many took the opportunity to take photographs where new friendships were forged.

The first ever inter-port game between both clubs sure left a lasting memory on our guests visiting the club for the first time. They were all praises for the golf courses from the challenging course in Kranji to the beautiful and relaxing courses in Changi.

NSRCC members can look forward to a return match at Clearwater Sanctuary Golf Course in the near future. Visit of web album at https://picasaweb.google.com.nsrcc.safra

International

The annual International Women’s Day Golf tournament took off at NSRCC on 12 March with over 54 ladies in action. For the first time in four years, perfect weather greeted the high-spirited ladies who were decked in flamboyant yellow and/ or red attire.

Played over 9-hole, this event is held annually in conjunction with International Women’s Day, bringing women golfers together in celebration of the fairer sex and at the same time giving them an opportunity to pit their skills against one another. The ladies enjoyed a great game as they shared light banters and had fun on the golf course while having a great workout.

The winner of the tournament was Shermin Tan, taking the honour for the first time. Jen Goh and Shane Yeo came in second and third placing. In addition to the top three prizes, a prize was also awarded for the best outfit – which went to Ang Suat Ching. Jen Goh hit the longest drive and Wong Lay Hoon hit nearest to the line.

After the golf game, the ladies were treated to great food and delicious wines at the function room, along with talks by Prof Peter Lim and Dr David Consigliere from the Society for Continence (Singapore).

Congratulations to all winners and thanks to everyone who participated, helped and contributed in any way, making the event yet another success.
