The REALTORS®Association of Hamilton-Burlington (RAHB)

reported the residential market saw an11.9 per cent increase in average saleprice in October compared to thesame month last year. The mediansale price also saw gains over Octoberof last year.

“The steady increase in residen-tial prices over last year continues,”said RAHB President CameronNolan. “We are also seeing less of adifference between numbers of newlistings this year compared to last.Those listings are still being soldfaster than last year, with the averagenumber of days on market at 45days.”

Seasonally adjusted* sales of res-idential properties were 9.4 per centlower than the same month last year,with the average sale price up 9.9 percent for the month. Seasonally adjust-ed numbers of new listings were 7.8per cent lower than the same monthlast year.

Actual residential sales overallwere 0.8 per cent lower than last yearat the same time. The condominiummarket saw a slight gain in number ofsales over last year while the freehold

market saw a slight decline in saleswith a 1.1 per cent decrease. Theaverage sale price of freehold proper-ties showed an increase of 14.8 percent over the same month last year,while the condominium market expe-rienced a small decrease of 2.5 percent when compared to the same peri-od.

The average sale price is based onthe total dollar volume of all residen-tial properties sold. Average saleprice information can be useful inestablishing long term trends, butshould not be used as an indicator thatspecific properties have increased ordecreased in value.

Year to date, the average saleprice for residential units is 8 per centhigher for the first ten months of thisyear compared to the same ten-monthperiod last year. Numbers of residen-tial property sales are down 5.5 percent and new listings are down 13 percent.

“Last month’s lower list-to-sellratio turned out to be something of ananomaly,” said Nolan. “The Octobermarket has confirmed that we are in aseller’s market, as we have been mostof the year.”

Canadian real estate marketsdemonstrated remarkableresilience in 2012—with

home sales up or on par in 65 per cent ofmajor centres—despite considerableheadwinds in terms of tighter financingand economic uncertainty abroad. Thetrend is expected to continue, with home-buying activity propped-up by low inter-est rates and an improved economic pic-ture in 2013, according to a reportreleased today by RE/MAX.

The RE/MAX Housing MarketOutlook 2013 examined trends and devel-opments in 26 major markets across thecountry. The report found that the numberof homes sold is expected to match orexceed 2011 levels in 65 per cent of mar-kets (17/26) in 2012, led by strong activi-ty in Western Canada, including Calgary(up 13.5 per cent) and Regina (eight percent). Eighty-one per cent (21/26) of mar-kets are set to experience average priceincreases by year-end 2012, with Reginathe country’s frontrunner at eight per cent,followed by Hamilton-Burlington,Greater Toronto, and Fredericton at sevenper cent and Saskatoon at 6.5 per cent.The forecast for 2013 shows the upwardtrend moderating, but values still ahead of2012 levels in 85 per cent (22/26) of cen-tres. Stability is forecast to characterizeCanadian real estate in the new year, withsales above or on par with 2012 levels in

81 per cent (21/26) of markets. Nationally, an estimated 454,000

homes will change hands in 2012, fallingone per cent short of the 2011 level of456,749. Canadian home sales areexpected to almost mirror the 2012 per-formance next year, holding steady at454,000 units. The average price of aCanadian home is expected to remain sta-ble at $364,000 in 2012—on par with thefigure reported in 2011. Values are expect-ed to appreciate nominally in 2013, risingto $366,500, one per cent above year-end2012 levels.

“Despite all the negativity surround-ing residential real estate, the sky is notfalling,” says Gurinder Sandhu, ExecutiveVice President and Regional Director,RE/MAX Ontario-Atlantic Canada.“Home sales have moderated, but remainwithin healthy levels. Greater optimism isexpected to return next year, as the econ-omy marks further improvement.Canadians appear to be reigning in theirspending, heeding cautionary statementsby the country’s financial leaders. Webelieve that will only serve to shore up thealready healthy framework of theCanadian housing market in 2013.”

The report found that low interestrates were a major impetus in 2012,fuelling sales of homes across the board.Tight inventory levels also factored intothe equation early in the year, causing aflurry of activity in many centres. Bymid-year, however, the third round ofCMHC mortgage tightening had a notice-able impact on housing markets, pushinghomeownership beyond the grasp ofmany first-time buyers.

The RE/MAX Housing MarketOutlook Report also identified severalregional disparities. Most notable was thepull back in sales activity in GreaterVancouver. A banner 2011 year and aslowdown in investor activity contributedto the trend in 2012. Yet, moderation wasmore widespread in the east, with half ofOntario and Atlantic Canada markets

(8/16) reporting 2012 sales off the 2011pace. Strength was evident throughoutSaskatchewan, Alberta, and Nova Scotia,where exceptionally sound economic fun-damentals drove demand. The Prairiesalso stood out in price appreciation, alongwith the Atlantic Provinces in 2012, and arepeat is on tap for next year. In 2013,Vancouver will rebound to post thestrongest sales gain, while the Quebecmarkets post the sharpest decrease.

“Looking forward, there are a num-ber of factors on the horizon that willserve to bolster residential activity in2013,” says Elton Ash, RegionalExecutive Vice President, RE/MAX ofWestern Canada. “Canada’s economicperformance is expected to show signs ofimprovement, particularly in the latterhalf of the year, which should bode wellfor housing markets across the country.Historically low interest rates will alsocontinue to drive healthy home-buyingactivity, especially in the move-up seg-ment. Last, but certainly not least, there’sno denying the universal appeal of bricksand mortar. Canadians believe in home-ownership. The stability of real estateover the long-term continues to fuel itsappeal.”

While first-time buyers will continueto have a significant presence in the over-all marketplace, they are expected to takea back seat in 2013 in Canada’s largestmarkets—with move-up buyers the newengine driving home-buying activity.The greatest advance in home sales isexpected in Vancouver (12 per cent),Calgary (10 per cent), Halifax (five percent), Kingston (4.5 per cent) and SaintJohn (four per cent). The strongestupward momentum in average price in2013 is forecast for St. John’s (six percent), Regina (five per cent), Kingston(4.5 per cent), and Halifax (four per cent),followed by Fredericton and Winnipeg atthree per cent. More balanced marketconditions are expected in 2013 through-out the majority of markets, with supply

meeting demand. “The long-term outlook for Canadian

real estate remains strong,” says SylvainDansereau, Executive Vice President,RE/MAX Quebec. “It has proven so inthe past, and it will ring true in the yearsto come. Canada’s major centres areevolving at a tremendous pace and gain-ing traction on the world stage. As welook forward, our communities will cer-tainly be more vibrant, more sustainable,while our housing mix focuses on densityand diversification. The sheer number ofdevelopments planned or underway isstaggering. We know the market ebbs andflows—that’s cyclical—but the future forreal estate remains quite promising.”

Immigration and population growthwill continue to support housing demandmoving forward. The Canadian govern-ment’s commitment to immigration willhold steady, with the country set to wel-come as many as 265,000 immigrants in2013. The greater focus on economicimmigrants is already leading to quickerhousehold formation and homeownershipthan in years past. These two factors willalso support the burgeoning condominiumsegment—along with Canada’s agingpopulation—while the desire for tangibleassets props up the upper-end.

Christmas holidays are a spe-cial time when families andfriends come together to cele-

brate the season. It is also the time of yearwhere families and friends are most gen-erous and practice the tradition of giftgiving. It should be a joyous and happytime for all of us.

Unfortunately for us, home burglarsview the holiday season a little different-ly. For them, it is a time of opportunity toburglarize your home for cash, creditcards, and all the new gifts of small elec-tronics, computers, jewelry, and easilysold valuables.

Here are a few tips of what they lookfor when shopping for a house to burglar-ize. These tips will help you enjoy theholidays without incident.

Burglars look for an easy entry withgood escape routes. Don’t openly displayyour Christmas tree and gifts in the frontwindow so it’s easily visible from the street.It’s too tempting for them to smash the win-dow and grab the wrapped packages.

Burglars look for occupancy cueslike outdoor lights burning 24 hours aday, piled up newspapers, or advertisingflyers hanging on the door knob. Use aninexpensive light timer when you areaway and ask a neighbor to keep the frontof your home clean of papers and debris.

Burglars know to look for the hiddendoor key near the front entrance. Don’thide spare keys under rocks, in flower-pots, or above door ledges. Instead givethe spare key to a trusted neighbor.

Burglars prefer to enter throughunlocked doors or windows. Sliding win-dows that are not secure can be seen froma distance. One holiday problem canoccur when exterior Christmas lightextension cords are run inside through awindow and prevent it from beingsecured. Hire an electrician or handymanto install an inexpensive exterior outletfor your holiday lights.

Don’t post your family name on yourmailbox or on you house. A burglar cancall directory assistance to get your tele-

phone number and call your home whilein front of your house to confirm that youare away.

Don’t leave descriptive telephoneanswering machine messages like,“You’ve reached the Wilson’s…we’reaway skiing for the Christmas holi-days…please leave a message.” Burglarslove to hear that they have plenty of timeto break in and completely ransack yourhome.

After Christmas day, don’t pile upempty gift boxes from your new comput-er, DVD player, or stereo receiver on thestreet for the garbage man. Burglarsappreciate knowing that you have expen-

sive gifts inside for them to steal. Breakthem down or cut them up to conceal theitems better. After a lucrative burglary,the chances of being burglarized againare increased to steal the new replace-ment products.

Last, but not least, fortify your homeby installing solid core doors, heavy dutylocks, longer screws in the lock strikeplates and door hinges, and install sec-ondary security devices on all accessiblesliding windows.
