Oxfordshire

North Aston Mill is situated between the idyllic Oxfordshire villages of North Aston and Somerton in the Cherwell valley, which lies between Banbury and Oxford. It is extremely well placed for communications, being a short drive from Junction 10 of the M40 providing good links to London and Birmingham. Bicester North railway station has a fast mainline service to London Marylebone taking approximately 45 minutes.

There are some excellent schools in the area including Winchester House, Stowe School, Tudor Hall, Carrdus, St John’s Priory and Bloxham, as well as the many Oxford schools including The Dragon, St Edward’s and Oxford High School. There are many sporting opportunities in the area including golf at Tadmarton, Rye Hill and Cherwell Edge; racing at Cheltenham, Stratford upon Avon and Warwick.

The new and highly popular Soho Farmhouse hotel and leisure complex is 8 miles away, and has restaurants, equestrian facilities, a cinema and swimming pool to name a few of the activities on offer.

North Aston MillNorth Aston Mill is an exceptional Grade II Listed mill house that

has been imaginatively converted and recently updated.

The property enjoys a degree of privacy and yet is within easy

walking distance of both the villages of Somerton and North Aston.

The River Cherwell runs close by the property, with the mill race

diverted to the mill pond to rejoin the river further down the garden.

Many of the original features of the mill have been retained to ensure

that the house has kept its character including exposed stone and

timber, decorative carved wooden doors and a particular feature

being the intricate working parts of the old mill.

The dining room forms the primary reception room on the

ground floor and provides access to the south-west facing terrace.

The dining room overlooks the mill pond and leads through to both

the sitting room and the kitchen/breakfast room. Both the

dining room and kitchen have flagstone flooring and the kitchen is

fully fitted with pine units and an oil-fired Aga, central preparation

island with cupboards and drawers, separate electric oven range,

on-floor and wall mounted units, breakfast and sitting areas. In

addition to the back door out to the terrace and garden, the kitchen

leads through to a boot room and beyond to a staff/guest annexe

with a living room, bedroom and bathroom. There is further

access to the front and rear of the house giving the annexe its own

separate entrance.

Steps from the dining room lead up beside the original wooden mill

cogs to the first floor where the drawing room forms the central

reception room. The high ceilinged drawing room has a balcony off

it above the terrace. There is a large open fireplace housing a log

burner and access through to the master bedroom suite and

separate stairs up to the second floor guest bedroom suite. Beyond

the drawing room are three further bedrooms and a bathroom

with stairs up to a sixth bedroom, bathroom and study with

built in cupboards and shelves with views over the mill pond and

gardens.

Steps lead down from the study back to the drawing room.

OutbuildingsBeside the main house and annexe are a series of store rooms housing the swimming pool plant and

wood pellet boiler. Behind the pool house are stables and garaging. The heated swimming pool is south

facing and provides the ideal area for outside entertaining with easy access to the back door of the mill

into the kitchen. There is a further garden store with hay loft over.

Gardens and GroundsThe house is approached off the country lane down a gravel driveway, which extends around the back

of the house behind the outbuildings to the stables. To the rear of the property the broad flagstone

entertaining terrace and swimming pool have a classic rural outlook over the mill pond and garden

beyond.

The gardens are made up of formal and informal areas with broad lawns interspersed with mature trees

and shrubs. The mill pond and River Cherwell form the left hand edge to the garden and there is a bridge

over the pond to the small strip of garden on the left hand boundary with the river. Rising up away from

the water is the rose and vegetable garden with a separate access onto the lane.

Mown pathways meander through the formal garden around broad shrub beds to strategically placed

seating areas with views across the surrounding countryside. There is a beautifully mature laburnum walk,

small areas of copse and tall willows line the river bank. The property extends to the eastern bank of

the river beyond the garden, the property includes a large water meadow to the western extremity of the

property.
