Fitness Tree On Thursday April 7th, the landscape committee and Steve Snyder from Fitness Tree will be doing a walk through in the neighborhood to check on tree work that needs to be done both in the common areas and on individual lots, if requested. If you have some tree work that you want done, please contact Joan Lawrence as soon as possible at [email protected], and they will check it out and give

you a price. The work to be done is usually started in mid-April. By doing many jobs at one time, Fitness gives us great rates. If there is work to be done that requires approval from the HOA, they will take care of that too. Repairs at the Clubhouse/Pool Please bare with us as the pool house gets its missing stonework replaced near the shower. There will also be repairs on stones at the clubhouse walkway that are in poor condition. We hope that this project will be done before the pool opens in April. A Message from Premier Management As the warm weather returns and pool season is right around the corner, we want to provide residents with some important community updates. As many of you know, the tennis court and pool locks have not been changed in quite some time. Over the years, many residents have moved in and out of the community and many pool and tennis court keys have been distributed to tenants, kept by past residents, or lost in the fray. From time to time the HOA needs to take steps to ensure the safety and proper use of the community facilities. To that end, the HOA will rekey the pool and tennis court locks. There will be two (2) key distribution days prior to the pool opening date on Saturday, April 9th. Please see the information below for further details and important dates. Thank you for helping to make Blue Point the wonderful community that it is! **Homeowner account balances must be paid in full (through the month of February 2016) to receive new keys. Payment will not be accepted at the key distribution events so if you have questions about your account balance and/or payment options you must contact Premier Management Company’s accounting department at (910) 679-3012 ext. 2 in advance of key pick up. ** Please note, to ensure there is no interruption in access to the pool and tennis court, homeowners should keep the current pool and tennis court key. The locks will not be rekeyed until after the second key distribution date. The key distribution will be held at the Blue Point Clubhouse. There is no deposit required to receive the new keys. Two (2) keys will be distributed at no cost to

each household in good account balance standing. Replacement keys may be ordered for a fee of $40. Contact Premier Management Company for key replacement, or if you cannot attend either date. Second Key Distribution Date: Saturday, April 2nd from 9 am - 12 pm at clubhouse Pool Opening Date: Saturday April 9th

***If you are a tenant in a home in Blue Point, you will be able to pick up your keys on these dates as long as PMC has a signed form stating permission of the homeowner. The homeowner also must be up to date on all HOA dues. *** PLEASE REMEMBER TO TURN IN YOUR TWO KEYS TO PREMIER MANAGEMENT COMPANY OR THE HOMEOWNER WHEN YOU MOVE OUT. Clubhouse Parking Lot Loitering It has been brought to our attention that the parking lot at the Clubhouse has been a place where people loiter at night and there is notice of a tremendous amount of trash left behind such as broken bottles, aluminum cans and other litter. The Sherriff’s office has been called to increase monitoring at night. The Board has assessed the need for more lighting in this area and possibly motion sensor lights to be installed. Thank you for helping keep our community litter free and safe. Please contact the NHC Sherriff’s Department at: 910-452-6120 to report any suspicious or illegal activity. Spring Fling Join us for games, food, fun and more! The Blue Point Spring Fling will be held on Saturday, April 30th from 1-4pm at the Clubhouse. Hot dogs and lemonade will be provided for the children. Please bring a dish to share.

Blue Point Mailboxes Over the past 2 years, Blue Point Drive mailboxes were assessed because most were in need of attention. Many homeowners were asked to have their boxes painted or repaired. It is a new year, and some mailboxes that weren’t done last year, may need to be done this year. Please take the time this spring to help us improve the look of the neighborhood by keeping your mailbox in tiptop shape. Here are the guidelines for paint colors and

specifications as found in the ARC Guidelines: Mailbox Guidelines:

• The appearance of mailboxes must be maintained at all times to the • original specifications. Care of the mailboxes, where to purchase paint,

and instructions on application can be found in the Appendix. • Mailboxes should not be covered with plants, vines or other materials that

obstruct the address.

Mailbox Care: • If you apply two coats of automobile wax every three months, you can

retain the luster of the paint. • If you need a new mailbox or need to replace parts, the Mailbox Company

at 910-397-0075 will be able to help. They are located at 102 Portwatch Way, Wilmington. They are the original supplier of our mailboxes.

Page 6: New Pool and Tennis Key Distribution: Tuesday, March 22 ... · the key distribution events so if you have questions about your account balance and/or payment options you must contact

• Colors are available at Sherwin Williams, 7336 Market in Ogden. Ask for the paint formulas under Blue Point. A spray paint for the mailbox is available at Lowes and other stores that carry a variety of Valspar paints.

Mailbox Paint:

• Sherwin Williams ROYAL BLUE MATCH – Box Color • Sherwin Williams BOLD BLUE – Dark Blue behind numbers and on LOGO • Sherwin Williams BLUE STICK – Light Blue on LOGO • Sherwin Williams YELLOW STICK – Light Yellow on LOGO Box Spray

Paint • Valspar Royal Classic Blue 85205 White Paint • Any high quality White Enamel Interior/Exterior Gloss or Semi-gloss paint • To prepare surfaces before painting first use a paint preparation cleaner

like TSP. Next lightly sand the surface and then wipe the dust off. Follow the instructions on the paint can.

Exterior Home or Landscaping Changes Remember that before you make any changes to the exterior of your home or landscaping, you should review the ARC guidelines and submit a form for approval before work starts, if appropriate. The ARC application can be found on Blue Point’s website and at Premier Management’s website.

The ARC paperwork can be found on Blue Point’s website or at Premier Management’s website. Are You or a Loved One Transitioning to Assisted Living?

If you are a Blue Point transitioning to assisted living or know someone who is, it can be a troubling task to think about a plan for how to prepare to dispose of excess furniture, etc. A neighbor has recommended Jan Piner of Betty B’s Upscale Resales at 910-251-6003. Jan will come out and help a homeowner make a plan and assist in execution of that plan should arrangements be made. Please contact her for additional details. Waterstone Development Many of you have heard that a new development is planned for the area behind the new school on Edgewater Club Rd. They are looking to change the zoning in that tract to an EDZD type of zoning which allows for more dense development and inclusion of small business if they meet certain criteria/offer amenities. Possible effects of this development:

• Increased traffic • Change in home valuation • Environmental impact
