Payment of a non-refundable application fee $45 per adult and pet application fee $50.00 per pet does not in any way guarantee that the applicant will be approved for the unit for which application was made. 4. If you do not have landlord references but have sold your home, provide copy of closing statement. If you owna house that you are now renting, provide copy of current lease.

C. CREDIT CHECK – Applicants with less than Good FICO credit scores are considered but with higher advance fundsprior to move-in.

1. Applicants with a slow pays, tax lien, repossession, foreclosure, discharged personal bankruptcy, collections orless than favorable credit ratings may be considered with a required payment of last month’s rent in addition toSecurity Deposit.

2. Applicants will not be accepted for the following derogatory credit records: Eviction and/or moneys owedto an apartment or landlord.

D. CRIMINAL BACKGROUND CHECK Any applicant with convictions of a felony, or adjudication withheld orMisdemeanors that are drug related charges, sexual offenses or crimes against persons or property willnot beaccepted for residency. If an arrest record exists, applicant must submit proof of final disposition of innocence orcase dropped.

E.  APPLICATION FEE and PET APPLICATION FEE – NON-REFUNDABLE$45.00 Money Order, Cashiers Check or Cash only, Payable to Prudential Tropical Realty for each  applicant. Any persons age 18 or older are considered individual applicants (i.e. spouse, co-signers, roommatesor family member must pay a separate application fee).

F. RESERVATION DEPOSIT FOR APPLICATION ACCEPTANCEA Reservation Deposit of one month’s rent will be due in the form of amoney order, cashiers check, Payable to Prudential Tropical Realty or cash with application but no later than 24 hours from notice ofAcceptance. Reservation Deposit is non- refundable if Applicant decides not to lease the property, but shall beapplied to funds due before move-in when Applicant executes a lease.

G. PETS A Pet application and non-refundable pet application fee per pet of $50.00 must be submitted withapplication if you intend to have pets on the property PET Application submitted Yes No

1. No pets (with the exception of service animals) of any kind are permitted without specific written permission oflandlord in the lease document, an addendum to lease, a non-refundable pet fee acceptable to landlord and/oran additional pet deposit or additional security deposit. Certificate of medical necessity is required for serviceanimals and fees deposits are waived for these animals. Unauthorized pet charge $300.00 

2. The following breeds of dog will not be accepted due to insurance liability: Rottwielers, Dobermans,Pit Bulls (A.K.A. Staffordshire Terriers), Bull Terriers, Wolf hybrids, German Shepherds, Chows,Presa Canarios.

H. OCCUPANCY STANDARD Two (2) persons per bedroom plus one additional occupant is the occupancy standard. 

I. VEHICLES No more than Two (2) vehicles per household without landlord's written consent.

J. NON-SMOKING All units are non-smoking ones unless otherwise stated in the lease.

K. REPORTING OF NON-PAYMENT It is the landlord's right under the lease to report all non-compliance withterms of your lease agreement or failure to pay rent or any other charges to a collection agency and/ or creditbureau. As the Landlord's agent, Prudential Tropical Realty may submit information to such agencies.

DISCLOSURE 1: Pursuant to Federal Fair Credit Reporting Act, 15,U.S.C. Section 1681, et seq., as amended by theConsumer Credit Reporting Reform Act of 1996 if the Owner denies you residency or asks for additional security deposit,advance rent or a co-signer based on the information obtained from this application you may request a copy of your creditreport from the credit reporting agency within 60 days of your denied application for residency. An adverse action letter willcontain numbers for the credit reporting source being used by Prudential Tropical Realty.

DISCLOSURE 2: Pursuant to Florida law, the Florida Department of Law Enforcement (FDLE) is required to maintain a list ofsexual predators and sex offenders to enable the public to request information about these individuals living in theircommunities. Why Tenants / Renters Need Insurance

As Tenants / Renters you are not homeowners, but you still have exposure to many of the same types of

losses. That is why there is a special type of homeowner’s insurance called tenant’s or renter’sinsurance. Landlord’s / Owner’s insurance does not cover tenant for personal loss or liability.

First and foremost, tenants should be aware their personal property is not covered by the landlord’sinsurance policy. Tenants are responsible for obtaining insurance for their personal property if they wantto be covered in the event of fire, theft, or other type of loss.

At home or away...These are other types of loss that renter’s insurance protects against include, in addition to fire and theft,a range of other losses or perils. A significant benefit is that renter’s insurance covers personal propertywhether that property is damaged or stolen in the tenant’s own rental unit or in another location.

Weather or not...In most policies, renter’s insurance provides coverage for damage caused by windstorms, hail,explosions, vandalism, a riot or civil disturbance, and even a volcano! It’s important to note damagecaused by earthquake or flood must be purchased separately with an endorsement to the renter’s policyor an additional policy.

A. Category Limits for valuables…Like other types of homeowner’s insurance, a renter’s policy also limits coverage for some categories ofpersonal property, such as jewelry, furs, silverware and other types of valuables. Tenants should checkwith their insurance agent to find out what other categories may have limited coverage under theirrenter’s insurance policy. If the value of their property in any of those categories exceeds the limit,tenants may be able to increase the coverage for the specific category on their renter’s policy, or insurethose items separately. (If they choose to insure or schedule their valuable items separately, they mayreceive broader coverage and lower deductibles on those items.)

B. Liability coverage why tenants need it …In addition to coverage for their personal property, a renter’s policy also provides liability coverage.Tenants may wonder why they need liability coverage when the landlord’s policy has it. The answer issimple: because the landlord’s insurance only covers landlord liability. It doesn’t cover the tenant’sliability. Renter’s insurance covers the tenant’s liability up to a set limit, as long as the tenant did notintentionally cause the loss. Liability coverage isn’t just limited to damage to others or others’ propertythat occurs inside the tenant’s residence. It also covers legal defense expenses and the renter’s liabilityoutside the home.

C. How tenants can save on insurance…

Tenants may qualify for a multiple-policy discount if they purchase their renter’s insurance from the samecompany from which they buy automobile insurance. Other possible savings are available if the tenant’sapartment is equipped with deadbolt locks, smoke alarms, a fire extinguisher or a security alarm.
