HVAC SYSTEM UP-GRADATION

Scope: Chiller, Pumps, AHUs, HT Transformer, Intelligent Controls, BMS system

Investment: 189.11 Lacs

Features of New System:§ Chiller has a COP of 6.15; it’s an efficient 212 TR, RTHD series,

water-cooled screw chiller from Trane. § Pumps are in Primary / Secondary configuration§ Pumps and all AHU motors are VFD controlled. § Two-way valve on AHU coil regulate the chilled water inlet into

the AHU coil as per the heat load. § CO2 sensors regulate the fresh air inlet inside the air-

conditioned space. Its demand controlled ventilation. § UVC light installed on the AHU cooling coils keep the air &

coil clean of indoor air contaminants.

Scope: 50 watt Halogen lights in PBC art gallery

We have a not for profit art gallery at PBC. The paintings in this art gallery are illuminated with 50W halogen lamps. There are 200 such lights fitted in tracks.

Monitoring & Reporting SystemØ Accurate measurement is the heart of any Monitoring and Reporting

System. We have 50 calibrated Energy meter in our buildingØ BMS system logs and stored hourly energy consumption from these

meters.Ø The Engineering Department in PBC analyzes the Energy

consumption data from these meters and identifies area of improvement

Ø QA Department reviews measurement & Calibration methodology and it is checked and verified during Internal Audits, surveillance and third party audits under ISO-9001 & ISO-14001

Ø The Daily report of energy & water consumption is shared with the CEO for his inputs & major improvement decision

Ø Quarterly internal audits are carried out to analyze the efficiency of the energy management system and for continual improvement

Learning From ISO Operational Standards

Ø We were certified for ISO 9002: 1994 in the year 1995 and ISO 14001: 1996 in the year 1998

Learning from ISO Operating Standards

Ø The Non Conformities raised during our periodic audit of ISO 14001: 2004 & OHSAS in the year 2009, June & Corrective Preventive Action taken by us are as per the below table

Ø This year (May ‘2010) we have successfully completed our periodic audit with no non conformity raised.

Non Conformities Corrective Action & Preventive Action1. The noise level monitoring is not evidenced for the DG sets.

The noise level of DG sets is now monitored and recorded on daily basis.

2. The oil in Transformer and AVR is being monitored arbitrarily and not once every year as required vide Transformer Maintenance standard. This needs to be done religiously. The plan to change this equipment with dry type transformer / AVR also needs to be expedited

Oil based transformer will be changed to dry type transformer. (Now done)

3. Employees working in DG Sets area were exposed to noise and need to be subjected to audiometry test. The same was not been done other than at the time of their joining PBC.

Audiometry test shall be conducted for the employees working in Plant room in annual basis. (It has been done & reports are kept as record) Apart from that the workers have been provided earmuffs /plugs. The affected personnel have been relocated to other location.

Besides the Major Encon Projects we also encourage & follow certain best practices that further contribute to reduction in our energy bills:ØWe began the encon campaign at PBC by replacing all GLS lamps with CFL lamps (PL type)ØAll fluorescent lights in our office are Philips Trulite, BEE 5 star rated, with electronic ballastØMotion sensors are used to switch off lights in unoccupied common areas including all the washrooms in the buildingØAll our displays (172 nos) are energy efficient LCDs/LED to save on energyØGreen mesh & heat reflective film is put on the southwest side of the building in summers to block the direct sun heat into the building

Ø High Albedo paint has been put on the building envelope to reduce the indirect heat gain into the building

Ø Heat gain into the building from the rooftop is minimum because of green house

Ø Rather than standby mode, we turn off all electrical equipments, when not in use.

Ø Prefer using Chairs with perforated back and bottom to provide for ventilation for human comfort. This allows for indoor temperatures to be kept at 24 deg C +/- 2,while providing occupant comfort

Ø At PBC we have introduced a dress code for summer i.e. No Jackets / No ties so that occupants are comfortable at above mentioned temperature levels. Each degree centigrade increase in temperature means a saving of 5% in air- conditioning costs
