Beauty, tranquility built on a practical base

Kate and Steve have a great set of pipes. In a newly built 6,000-square-foot house on top of Bear Mountain, Steve opens the door to a tiny room. His eyes shine. “My pride and joy,” he says.

Instead of a mechanical room filled with the usual polyvinyl chloride pipe that feeds in-floor heating and hot-water systems, a magnificent network of curved, shiny copper pipes sparkle as though radiating from a treasure chest.

“I love copper,” says Steve.As far as Steve is concerned,

West Bay Mechanical’s Barry Duch, who supervised the installa-tion, is part artist and part scien-tist. The elaborate web of dazzling pipes supports a highly efficient water heating system. And in the winter, the warm room harbours a few fragile summer plants.

In fact, all of the pipes in the house are either copper or cast iron. Even the outdoor drain pipes and eavestroughs are copper.

Steve’s comments are amplified by Kate as she takes me from the garage to the mud room and then into the kitchen to demonstrate the think-ing behind their floor plans. “We are practical people,” she says.

Practicality is a theme that repeats itself in every design aspect of the year-and-a-half old building. Both Kate and Steve have intense jobs and appreciate a home that nourishes and supports them.

Kate, a psychologist, and Steve, a stock trader, decided to head west from Alberta after their adult children went to Toronto on their own life paths. The 34-year married couple chose Victoria because “we felt wonderful each time we visited here,” says Kate.

Kate is especially pleased that her drive to and from work has been reduced from three hours a day to less than 30 minutes a day.

Both enjoy their work too much to consider retiring any time soon. “I was in my 30s with ado-lescent children when I went back to school for a BA and even-tually earned a Masters/PhD in clinical psychology,” says Kate.

She recalls a challenging time. “At the end of the day there was homework with the kids and mak-ing dinner, and all of the things that go with having a family,” says Kate. “Fortunately Steve was very supportive.”

En route to building their home in Victoria, Kate and Steve made scrapbooks to collect the many great ideas they wanted to sort through. “We figured out exactly what we needed,” says Kate.

Measured thoughts about the kitchen resulted in a big shape-ly non-symmetrical sink, two dishwashers (to accommodate entertaining extended family) and a large gas stove, specifically chosen for being “the easiest stove to clean.”

“And as a person who learned to iron sheets as a way of avoiding writing graduate papers, a big bright laundry room was on my list,” says Kate. “We didn’t want

the house to feel ’fancy,’ we want-ed it to feel homey.”

Charles Compton’s is a significant talent they attribute to creating the ambience they both wanted. His name came up a dozen times during a walk through the house. Curved archways, bevelled-looking doors, the hidden Harry Potterish secret door beneath the stairs are just a few of the striking carpentry finishes à la “Saint Charles,” as he is affectionately named.

“Charles came to us through the contractor Terry Johal,” Steve says, “and none of the exquisite workmanship in the house would have happened without the experi-enced guidance of Johal.

“The guy who did the framing for example, was a mathematical genius. He does not waste wood or effort. I have never seen such respect for wood.”

Elegant shutters protect their space from close neighbours on

either side. Ten foot ceilings cre-ated a spacious feel. Music in every room from the sound system sup-ports the feeling of connectivity. Spectacular lighting and infloor heating combine to make the large spaces feel cosy. The dramatic stairs are about a foot wider than usual and feel as solid as the floors throughout the house.

Aside from the white trim, only three colours — grey-green, claret and forest green — adorn the walls. The wine cellar, with its glorious glass door, is claret, of course. The whole house is a palette for Steve and Kate — they have created a Victorian- mansion feel with an ultra-comfortable modern twist.

The second-floor landing outside of the master bedroom feels like an atrium under a double-wide sky-light. The light falls directly over a cherished antique Chinese chest.

I ask Steve why he bought the

“Chinese butterfly chest” for Kate. I was expecting a discourseon Chinese antiques, but wasreminded of Kate’s opening com-ment about being practical people.“Kate likes stuff like that,” he shrugs. “We just like it for itself,” says Kate.

Stunning views of Mount Baker, Victoria and the Olympic Moun-tains are Kate and Steve’s back-drop for their morning coffee atthe kitchen table and then againlater when they relax after work by the outdoor fireplace. “Here is the space where shoulders drop in relaxation,” says Kate, “here werest. “

“It would have been a lot easier just to buy a house,” Steve says. “Building is about constant deci-sion-making. It is a tremendous amount of work. For us, it startedwith the view that has inspired the creative thinking each step of the way.”

In simpler times we said “I love you” with a heart-shaped box of choco-lates. Now it’s possible to declare your devotion with a valentine vessel sink or a mid-century modern heart-back chair.

We’re talking tasteful amour accessories — not those cheesy furnishings from the 70s (think heart-shaped beds and bathtubs). Still, it’s easy to incorpor-ate hearts horribly.

“The shape is so distinct. It can really border on kitschy,” warns Calgary designer Dianna Barry of Dianna Barry Design.

With that in mind, here are some tips for wearing your heart on your slip-cover, so to speak.

• Don’t overdo it. Unless it’s the motif in your kin-dergartner’s bedroom, you

should limit the shape to one per room.

• Accessorize. “Do the heart with a really light touch,” says Jacqueline Corea of Corea Sotropa Interior Design. “Use it as an accessory rather than something permanent.” Throw pillows with heart patterns or pretty heart picture frames are good picks.

• Hearts don’t have to be red or pink. Barry has seen a lime green ottoman in the shape of two hearts linked together. The Vitra chair from AllModern.com also comes in grey, blue and green, among other colours.

• Go for quality. Kitschy heart-shaped spatulas have a short shelf life (you’ll likely use them only on Valentine’s Day).

But a beautiful, well-made cherry red heart-shaped Le Creuset casserole dish will help you find the way to his heart — through his stomach — all year long.

• Abstract works. Get to the heart of the matter with a Picasso-inspired masterpiece, such as the Pjatteryd print from IKEA. “You can kind of play with the shape a little bit,” says Barry, in prints, fabrics or wallpaper.

• Where to shop? We’ve spotted hear t-shaped kitchen items at Hom-eSense, Williams Sonoma and Crate and Barrel; picture frames and wine stoppers at Pottery Barn; a mirror at Urban Outfit-ters; a graphic print at IKEA; felt rose pillows at Pier 1, and of course, the iconic casserole dish at Le Creuset.

The smallest room in the house can cost big bucks to renovate: $40,000 or even $50,000 isn’t beyond the pale for a new, high-end bath-room. But it doesn’t have to be that way, according to the experts.

By knowing what you want, budgeting carefully, and working with the right suppliers and con-tractors, you can have a lovely loo for $10,000 to $15,000 — even less if you’re really frugal or willing to do some of the work yourself.

Here are some tips from the Inter-net and three Ottawa renovation and kitchen/bath companies that will renovate to suit your budget.

Starting OutOnline guides, including Rona’s

Renovate the Bathroom (www.rona.ca/renovation/renovate-bathroom-renovation) are use-ful in helping set priorities and becoming familiar with materials

and basic renovation processes.Be aware, however, that we’re

often unrealistic in our price expectations, warns Jimmy Geor-gitsos, co-owner of Astro Design Centre in Ottawa (astrodesigncen-ter.com). “Maybe the person did a renovation in 1998, and the quote was $6,900. Now, the average is $18,000 to $30,000.

“It’s a small room, but it’s very labour-intensive,” says Georgit-sos. “There’s gutting, heating and ventilation, plumbing, elec-tricity, the tile guy: all the trades are involved.”

As an option to a complete renovation, Georgitsos suggests a makeover — say, a new vanity, toilet, tile around the tub and a

fresh coat of paint. That could cost as little as $3,000.

Budget blowers“I like this. And this. And this.”

The inability to just say “no” to some things ranks among the top budget-busters for bathroom renos, says Robert Wright, owner of Citadel Renovations (www.cita-delrenovations.com).

Whirlpool tubs, $1,000 to $3,000 and more, are a good example. “Unless there are health con-siderations, most people stop using them after six months. I’ve got one in my house; I don’t think I’ve used it twice in 10 years.”

Custom anything — from showers with big railheads to cherry cabinetry — can also break the bank, say those in the know. “And for lights, try Home Depot,” says Wright.

HST - HOW IT AFFECTS YOUR HOME PURCHASE

The Harmonized Sales Tax (HST) came into effect on July 1. The provincial and federal governments combined the 7% provincial sales tax (PST) and the 5% federal Goods and Services Tax (GST) into the 12% HST. Some of the transition rules can be quite confusing, so talk to your REALTOR® about the speci cs of your situation. In the meantime, we hope the following will help you understand the basics of what is, and what is not, subject to the new tax and how it affects your home purchase.

First and foremost, it is important to note that the HST applies to new homes. It does not apply to resale homes.

New Housing Rebate

You may be eligible for a provincial New Housing Rebate if you buy, as your primary residence:

• a new home together with land;

• a new home together with leased land;

• a new mobile home or oat home;

• a new home purchased through shares in a housing cooperative; or

• a home constructed or substantially renovated (more than 90%) by the owner-builder.

Buyers of new homes are eligible for a rebate of 71.43% of the provincial portion (7% of the HST’s 12%) of the HST paid on the new home up to a maximum rebate of $26,250. Homes priced at more than $525,000 are eligible for a at rebate of $26,250. This rebate is limited to primary residences. Recreational property not used as a pri-mary residence does not qualify.

If you buy a presale property and the agreement is dated on or before November 18, 2009 and you take owner ship or possession after July 1, 2010, you will not pay the HST and will not be eligible for a New Housing Rebate. You will pay the GST. If the agreement is dated after November 18, 2009 and you take ownership or possession after July 1, 2010, you will pay the HST and may be eligible for the New Housing Rebate.

Buying either a new or a resale home

The 12% HST is now charged on a range of goods and services including:

• home renovations;

• energy ef cient appliances, insulation, windows and doors;

• heating and electricity bills, telephone, cable;

• closing costs such as appraisals and inspections;

• moving costs; and

• REALTOR® fees or commissions – note that the HST will apply to REALTOR® services performed on or after July 1, 2010. If 90% or more of the services were per formed before July 1, 2010, the HST will not apply.

The HST is not the PTT

The Property Transfer Tax (PTT) is a separate provincial tax on all property transfers. The rate is 1% on the rst $200,000 and 2% on the remainder of the fair market value of the property (usually the property price) before the GST/HST is applied.

Dear Helen: What exactly is an “asparagus knife?” The name indicates it is used to cut asparagus spears. Is that its sole purpose, and is this tool commonly available?

A. The asparagus knife is a slender hand tool with a sharp V-shaped cutting end that can be pushed at a slant into the ground to harvest asparagus spears a little below the soil surface. I use mine for extricating weeds from confined spots, and occasionally from the lawn. The tool is plunged into the ground beside the weed and levered to lift the weed out. It is sometimes called a dandelion fork or dandelion weeder.

Most outlets that carry garden tools will have asparagus knives. A clev-erly designed model I saw under the Holland Green

brand at the Dig This store in Nanaimo has a rounded metal bar on the handle to provide easy leverage for removing tough weeds.

Dear Helen: Since I brought it back indoors around mid-October, my gardenia has been shedding leaves.

During its summer out-doors, the plant was very healthy and full of blooms. When I brought it back in, I placed the pot in a dish with a few inches of water (for humidity) and located it around five metres from a south-facing sliding door.

A. Gardenias are not the easiest plants to grow well indoors. They often respond to any change of environ-ment with hissy fits of dried and dropped leaves. The trick, as with most house plants, is to bring them back indoors in late summer before there is a

marked difference between indoor and outdoor night temperatures. Even though last October brought some fine weather, temperatures had cooled enough to pres-ent a difficult adjustment to the indoor warmth of a heated home.

Light is another issue. Gardenias need bright light, short of direct, hot sun. In our climate that means the fullest possible light in winter, in a place with temperatures around 16 C. A bright bathroom windowsill can be ideal.

Insufficient light and over-watering are common caus-es of gardenia leaves drying and dropping. Watering should be reduced in winter. Humidity trays, which are watertight trays containing damp pebbles with the water level kept below the pebble tops, increase air moisture through evaporation.
