The Jersey Property Market has not had an easy 2011 so far and, excluding special situations, volumes have been lower than in recent years. This is due to some one-off factors and we are watching developments closely in the traditionally quieter summer months. The world’s financial problems apart, Jersey is a unique market and it is often surprising how relatively minor events can have a greater influence on values and transaction levels than expected. The completion of 66 one bedroom 77 two bedroom apartments at Castle Quay has definitely taken some of the capital out of the buy-to-let market and this, in turn, has made the often bottom-of-chain one bedroom town apartment more difficult to sell. Furthermore we seem to have had more holidays than “Mardi Gras” of late, and whilst we naturally wish the happy couple well, the 6 Bank Holidays in what is usually Jersey’s busiest property period have definitely affected viewing levels. However, early signs are that this has been far more of a postponement than a cancellation of interest and sensibly -priced properties are still attracting plenty of attention.

It is particularly interesting to note that the problems of 2010, when there was a distinct shortage of willing lenders and surveyors were reluctant to give even highly thought-of properties the benefit of the doubt on their valuations, are definitely behind us. Certainly the financial institutions have mortgage lending available (still at historically very low interest rates) and the valuers are generally agreeing with prices and accepting that purchasers have already factored in any concerns with lower offers than during the previous 18 months.

To vendors we would stress that the same traditional rules of realistic pricing and good presentation still apply and to that we would definitely add that the hardest properties to sell are those that have been massively over-advertised with constant marketing and almost weekly open-viewings.

When you do have an Open-Viewing at your property, make sure the time has been thought out (10 am on the North Coast won’t suit many people ) and that it gives potential purchasers a chance to arrive in time, park in comfort and have a proper look around the house. After all, it is the Agent’s time, not yours and, if successful they will certainly present you with a bill!
