LOCATION: The parcel is ideally located outside the brand-new Publix at Savannah Quarters. The site is contiguous to the gate-guarded Westbrook Country Club community, which drives average household incomes to over $80,000 in 1-, 3-, and 5-mile radii of the site.
DESCRIPTION: While the site consists of 1.49 acres, there are some setbacks in place which reduce the actual building footprint to ±7,000 sq. ft. (there may be some room for negotiation here depending on actual user needs). The site fronts on Pooler Parkway and is easily visible as the ground elevation is 7 to 8 feet below the actual grade of the parkway. All wetlands have been verified by the U. S. Army Corps of Engineers and there are none on site. There is a height restriction of 50’.
ROAD ACCESS: The site is directly accessed from 2 points in the Publix parking lot and has visibility AND signage rights on Pooler Parkway. Traffic on Pooler Parkway north of the site is 16,900 VPD and to the south it is 10,900 VPD. Even more significant are the traffic counts on I-16, which via the existing interchange at Exit 155, are 38,000 VPD to the west of the exit and 45,000 VPD to the east.
UTILITIES: All utilities are to the site and the property has been cleared and rough-graded. No storm water facilities are required for the site – it all goes offsite.
OPPORTUNITY: This is an excellent opportunity to create a special dining or retail experience for the homeowners in the immediately-adjacent upscale Westbrook community as well as the starter and move-up homes in Easthaven – just south of the site on Pooler Parkway. Furthermore, additional demand for this site will be created – not only by traffic to the existing Publix but also by development in the 160-acre retail complex directly across the Parkway from the subject property. Godley Station and Old Town Pooler enjoy 100 fast food and sit-down restaurant choices. By comparison the Savannah Quarters and Berwick areas only have 15 choices. Without disparaging the local restaurant community, the reality is none of these over 115 establishments provides a very notable dining experience and to that end, downtown Savannah remains THE destination for a fine dining experience. This coupled with extremely high incomes, points to a significant opportunity for an upscale restaurant at the Publix outparcel site.
