    OUR dining dreams are getting grander, and a proper dining room is increasingly featuring on home wishlists, as we rediscover an appetite for lingering over meals and savouring the opportunity to connect and socialise with loved ones.

    Almost 60 per cent of us prefer a dining area to be a separate room, according to a survey by Anglian Home Improvements, and hankering for more formality appears to be in tune with a general change in attitude to mealtimes. TV dinners on the couch are falling out of favour, recent research by Waitrose revealed (apparently about a third of people are cutting back on that habit), while 50 per cent of parents are making a conscious effort to gather the family together for at least one meal a week.

    Separate dining rooms fell out of favour at the turn of the 1990s, with hugely popular TV renovation shows such as Changing Rooms focusing on open-plan multi-functional rooms, but as with all trends, it looks as though the modern British household could be set for a separate dining room revival, says Julie Yarwood, interior designer at Manchester-based furniture store Housing Units.

    With increasingly busy lifestyles, the dining experience can be a welcome break from everyday stress and a chance to reconnect with family members and friends. Not only this, a separate room allows us to temporarily remove ourselves from the post-meal clean-up, which often looms over diners in open-plan kitchen and dining areas.

    Post-recession Britain has also become more budget-conscious, she believes, and as a result, the big night in trend is stronger than ever.

    Its inspired a dinner party revival and those often work best in a separate dining room environment, she says. We all wish to make more of dining, and a beautifully furnished space where we can fully enjoy the moment, is becoming an essential.

    Were noticing an enormous change in the approach to dining areas, says Mark Kelly, marketing manager at Furniture123, which recently found that 69 per cent of people now regard the dining room as their favourite place in the home, while 89 per cent spent more on furnishing it than on any other room.

    This is no longer a room used only for special occasions, Mark says. Its the main gathering point for the family and where people lavish a lot of care and attention getting the decor and furnishing right. They want dressers, a console table, wine racks, decorative lighting and accessories such as mirrors. Its all about creating a stylish sanctuary which combines a cosseting, comfortable atmosphere essential

    so you can enjoy a meal with practicality and good storage.

    TIPS: Round tables generally suit smaller groups better, allowing for intimate gatherings. Avoid large vases and flower arrangements or tall ornaments in the middle of a table, as they can form a barrier and discourage interaction.

    1 GET YOUR MORTGAGE AGREED FIRSTAlthough borrowing from banks and building societies has improved recently, it is not a given. So to avoid disappointment, check you can get the mortgage you need before starting the process. You can get a mortgage agreement in principle secured first, but remember that this is an indication and not a legal agreement.

    2DECIDE WHETHER YOU ARE HAPPY TO RELY ON THE MORTGAGE LENDERS VALUATION OR DO YOU REQUIRE A FULL SURVEY. A lenders valuation is an assessment carried out by and for the benefit of the lender in order to check that the property presents adequate security for its loan should you default and the property has to be sold. However, it does not report on actual faults in the property. For many, a Home Buyers Report, which will expose problems such as damp, dry rot and subsidence, is adequate but if you are buying an older house or unusual home a full structural survey will be a wise investment. You wouldnt buy a car without the

    knowledge of a service history, so why would you run this financial risk when buying a house?

    3REMEMBER TO FACTOR IN THE TRUE COST OF MOVING. Mortgage arrangement fees, survey fees, legal costs and removal costs are all substantial costs of moving. However, the often overlooked but most expensive cost is Stamp Duty Land Tax (SDLT) which varies dependent on the value of the property purchased. If you purchase a property above 125,000 SDLT becomes payable. Recent changes to SDLT have been introduced to try to make the tax fairer. Under the old regime the SDLT percentage rates increased at various thresholds. Under the old rules SDLT was payable at a single rate on the whole transaction value. From 4th December 2014, SDLT is payable on a sliding scale depending on the portion of the purchase price that falls within each rate band. There is no doubt that the SDLT changes will be of benefit to many home buyers. For example, under the old regime, Stamp Duty Land Tax payable on a purchase price of 350,000 would be 10,500 and under the new regime it would be 7,500 - representing a saving of 3,000.

    4CHOOSE YOUR CONVEYANCING SOLICITORS WITH CARE If you take the risk of buying without the support and guidance of an expertly trained legal conveyancer, you run the risk of walking into a financial booby trap which can seriously hamper your progression up the property ladder. You should also make sure you know who you are instructing and that the firm is registered with a regulatory body such as the Solicitors Regulation Authority. There are bogus law firms out there who will take your money and then close up shop which means you lose the money and your dream home. That is why it is essential that you get the advice and guidance you need every step of the way from a known reputable law firm. They are there to help you avoid the pitfalls of what can be a murky area.

    The cheapest option may not always prove to be the best. Remember, this may well be the biggest purchase youll make and you want to be sure that you know what you are buying. You should be able to contact your conveyancer and fully understand what is happening at each step of the move. If you are not sure, ask! One further point to bear in mind is that your conveyancer

    will not visit the property themselves, so should there be something you feel uncertain about bring it to their attention and they will provide you with the options available in order to try to resolve the issue.

    5REMEMBER TO ARRANGE BUILDING INSURANCE FROM THE DATE OF THE EXCHANGE OF CONTRACTS. From exchange of contracts you will be legally responsible for the structure of the property. This is often overlooked and can potentially have serious consequences. Make sure you have buildings insurance cover in place from this date.

    With this being said and the potential risks of buying a home with hidden problems amounting to thousands of pounds in potential outgoings, why would you cut corners for the sake of a few pounds when the risks are so large?

    Portillo to speak at ARLA conference

    THE government has announced ambitious targets for a million new homes to be built in the UK by 2020. The housebuilding industry is doing everything it can to keep up with this demand, but the shortage of skilled workers in the sector poses a real threat to meeting these targets.

    Since the recession, housebuilding has bounced back and construction is now booming across the country. Not just in the residential sector, but also huge public sector and infrastructure projects which will continue to create even more employment opportunities. It is challenging for building companies to keep up with demand and many of us are reporting difficulties in recruiting qualified candidates.

    For qualified workers, demand is high and pay is good, but there are simply not enough of them. There is a marked shortage of bricklayers, carpenters and site managers, while electricians and plumbers are also sought.

    This situation has the potential to get even worse, with 90,000 skilled workers expected to retire from their construction jobs between now and 2020, but not enough young people choosing to go into the sector to make up the shortfall.

    Meanwhile there are more young people than ever who are classified as Neet (not in education, employment or training). Much more needs to be done to encourage these people to pursue a career in construction, primarily through offering good, funded apprenticeships. Whereas a generation ago, workers who entered the trade through

    apprenticeships were the mainstay of the industry, nowadays barely one in ten 18-year olds chooses an apprenticeship.

    The future of our workforce is an issue looming large over the building sector and it is something we need to think hard about and act upon, so that we can deliver the new homes that the country needs.
