Park West: Promise in the Making

If your car has ever idled at the intersection of Cary Parkway and Chapel Hill Road, you might have noticed construction under way for Morrisville’s Park West Village and wondered whether the town was welcoming new busi-nesses, stores and restaurants, or housing. The answer? All of the above! Once complete, this ambitious 100-acre, mixed-use development site will include a town center district, a community center with major retail anchors, upscale casual restaurants, and a movie theater, all mixed with residential, office, and hospitality.

Phase 1 of the project, opened fall of 2011, and includes stores like Target, Jay Andrews Salon & Spa-Aveda, GNC, Massage Envy, Mattress Firm, Omega Sports, Triangle Family Eye Care, PetSmart, Rack Room Shoes, RBC Bank, Ross Dress for Less, Ruckus Pizza, Pasta & Spirits, Sprint, TJ Maxx, YoLo Frozen Yogurt, as well as a host of restaurants and other shops.

The creation of Park West Village promises to be a boon to the local economy. According to Sarah Benson Heinrichs of CASTO, the site’s developer, the project will bring an addi-tional annual $500,000 in tax revenue to the Town of Morrisville.

The site is easily accessible from all major roadways in Raleigh/Durham, including inter-states 40, 540, 85 and U.S. highways 64, 1, and 70. Once complete, the extension of I-540 from I-40 south to US-1 will add further to the site’s easy accessibility.

Those who choose to live in Park West will enjoy a lively, walkable “city within a city,” where they can work, live, and relax in a single neigh-borhood. Brett Hutchens, partner at CASTO, says, “Park West Village will conveniently offer a mix of office, residential, shopping, and enter-tainment experiences in one venue.”

TyraTech Comes to Morrisville

From its initial conception in a Vanderbilt lab to the opening of its 16,000-square-foot headquarters in Morrisville in 2011, TyraTech has operated with a simple premise: “Putting nature to work.” TyraTech is a natural life science company whose products utilize essential plant oils to target receptors unique to parasites and insects to eliminate pests in an environmentally safe, but highly effective manner.

On a sultry summer day a broken air con-ditioner in a Vanderbilt University science lab gave Essam Enan, Ph.D., a research professor of biochemistry, pause to consider nature at work. He noticed that flies were filling the building via the open windows — but not his own lab. After careful consideration, Enan realized his lab was the only one using essential plant oils. He experimented with mixing essential plant oils,

eventually creating a product not only capable of eliminating or killing insects and parasites, but of doing so in a safe, environmentally- friendly way.

“Our technology is based on the identifica-tion of three receptors active in invertebrates which interact with natural compounds causing repellency or death in insects and parasites,” says Alan Reade, executive chairman of TyraTech. “These receptors are inactive in mammals, which makes our technology completely safe to humans and animals. We are able to produce pest control products equally as effective as synthetics — in many cases superior — that are completely safe to humans and animals and that can be used completely safely in sensitive areas such as kitch-ens, in homes, and hotels.”

Of particular excitement to Reade is the potential to create a food product that will

greatly improve quality of life in emerging and developing countries.

“Because of the safety inherent in our tech-nology it can also be taken orally to control intestinal parasites,” Reade says. “This is the cornerstone of our partnership with Kraft Foods: to produce a functional food capable of improving health through greatly reducing the impact of intestinal worms. This is particularly important in developing countries such as Latin America, Asia, and Africa. We are very proud of this project and the very positive impact it can have on society.”

TyraTech is also developing food for dogs and cats that can control intestinal worms.

When company leaders decided to con-solidate activities in a single location, Morrisville was the logical choice.

“We wanted to bring all of our activi-ties — science, product development, sales and

marketing, and administration — onto one site,” Reade says. “We know the company will expand, and its success will rely on attracting talented people. We felt that the pool of talent is larger in this area. It’s easier to reach our customers from this area — either in the USA or further afield such as Europe. In addition, there are a large number of laboratories — both commercial and at universities — to cooperate with in the area.”

Bite Dental: A Healthy, Happy Smile

Some fear going to the dentist; others merely endure. With the needs of these patients in mind, Anthony DeStefano, DMD, opened his dental practice, Bite Dental, in January 2011 in Morrisville’s Grace Park.

“Going to the dentist may not be the best place for people as far as comfort level, so we really like to take the time to interact with our patients and help them relax,” says DeStefano.

The sole practitioner at Bite Dental, DeStefano says he centers his practice around his patients,

taking time to get to know them and helping them feel more comfortable not only by interact-ing with them in a warm, friendly manner, but also by providing a relaxing atmosphere to help take their minds off their anxiety.

“We allow a lot of time with our patients,” he says. “We give our hygienists an hour and a half with the patient in a very modern, relaxing, and laid-back environment.”

The modern atmosphere includes amenities such as coffee and tea in waiting areas and TVs and music for viewing and listening pleasure during the dental visit itself.

Even though DeStefano’s atmosphere is relaxed, he does not compromise quality for creature comforts. For those needing lab work for crowns or dentures, he utilizes the best local labs — places like Wilmington and Raleigh — rather than China.

DeStefano says his desire to become a dentist was an outgrowth of his passion for medicine.

“It came to me in college. I always wanted to do something in the medical field. I really just liked the hands-on skills of dentistry and the opportunity to interact with patients.”

Town Hall Welcomes History Center

The Town of Morrisville’s leadership under-stands a lasting future is built on the grounds of a well-considered past. At a time when the town is experiencing robust growth, it is strengthening its ties to its history. As part of the commemora-tion of the 150th anniversary of the Civil War, the town of Morrisville has installed a special Morrisville History Center in the lobby of Town Hall at 100 Town Hall Drive.

“This initiative is part of a larger project to create a vibrant town center,” says Ben Hitchings, Morrisville’s planning director. “In 2007, the town adopted a community vision for creating a central gathering place. As part of this vision, we also wanted to provide a place to tell the story of the community and the Civil War events that occurred here 150 years ago.”

The History Center recounts the story of the community’s roots through exhibits, a touch screen with short video vignettes, and a video viewing room that features several longer videos. These include Jeremiah’s Dream, which tells the story of Jeremiah Morris, the town’s namesake; Twilight of Sabers, recounting the Civil War skir-mish that took place in Morrisville on April 13,

1865; and a third video describing the commu-nity vision for creating a vibrant town.

Hitchings adds that “now that the town is on the Civil War trails map, we hope that a growing number of visitors will come here as part of the Civil War anniversary.”

For prospective visitors, Morrisville Town Hall is a highly accessible site, with RDU-International Airport and Interstate 40 just a few minutes away. The History Center is open when-ever Town Hall is open, Monday through Friday 8 a.m.–5 p.m., except during summer months, when the exhibit closes at noon on Fridays.

Located adjacent to Morrisville and 11 miles northwest of Raleigh, RDU International has nearly 400 arrivals and departures daily, with eight major airlines and 19 regional carriers flying to 40 destinations. Serving 9.1 million travelers in 2010, RDU completed its Terminal 2 in January 2011, adding 36 gates plus additional shops and restaurants. The airport provides 11,700 public parking spaces and 9,700 park-and-ride spaces. RDU Airport Taxi offers reservations and on-demand service; call 919-840-7277. Eight rental car agencies are located at RDU, with shuttle buses run-ning every 15 minutes from the green bus shelters marked “Rental Car.”

business class as they depart from nearby Raleigh or Cary to connect with stations in Charlotte; Richmond, Va.; Washington, D.C.; Baltimore, Md.; Philadelphia, Pa.; and New York City. TRACS provides ground transportation to residents of non-urbanized areas of the county. Morrisville residents are served by the Southwest Zone route, which also serves Fuquay-Varina, Holly Springs, Apex, and surrounding areas. Service is provided on a first-come, first-served, seat-available basis; reservations may be made up to 30 days in advance, but at a minimum of 24 hours’ notice. Service is shared and demand-responsive. There is an additional charge for same-day reservations, and due to demand, service may not be available to same-day requests.
