Old Favorite, New ImpactTremron’s Mega Olde Towne paver is a fresh approach to an old favorite in its established product line. Moderna Pavers of Jacksonville has been designing and creating beautiful brick paver and retaining wall projects in the Jacksonville area for many years. We also specialize in brick paver driveways and other large scale projects with an all in-house approach and impressive equipment array. Today more property owners recognize the value of improving first impressions, there’s has been a growing interest in hardscaping with paving stones and the creation of points of interest, such as fountains or en-closed spaces. As many designers have said, “the outdoor patio is the new living room.” Lately, the desire to improve curb appeal has also meant the creation of a distinctive driveway, walkway, or entryway. Most poured concrete driveways in our area last about 10 to 15 years before cracks and heaving are apparent throug-hout. Pavers have a longer life cycle & are able to be re-leveled if they are heaved from roots.

Plantation Club: Flipping a Forclo-sure

When Joe and Julie Bowers purchased a foreclosure property in The Plantation, a large, upscale community in Ponte Vedra Beach, they planned to renovate the home in just 12 weeks.

A 6,000-square-foot house with four bedrooms and five ba-throoms, this was no small order.Recently retired, Joe established IN2IT Homes, home improvement specialists that concentrate on older home remodels within an aggressive timeline. When he purchased the property in The Plantation, Joe looked to Moderna Pavers for a new driveway and corresponding front hardscape wall and columns.“Moderna did our previous home’s driveway and patio and we were impressed with their speed, quality of work and competitive pricing,” Joe explains.

“For this rehab, Moderna com-pleted the job in less than a week and complimented the design and implementation of the lighting, irrigation and landscaping.”

Joe’s wife, Julie, is in charge of most of the design decisions when it comes to IN2IT Homes’ projects. “She wanted a wall for privacy and to add parking spots next to each garage for additional parking,” Joe explains. “Julie and Chris, owner of Moderna, were instrumental in designing the

walls and parking spaces, as well as guestroom patio and sidewalk.” When Joe and Julie Bowers of IN2IT Homes purchased this sprawling foreclosure home in The Plantation, it was in desperate need of some TLC. A stark, white stucco exterior, concrete slab driveway and little to no curb appeal was decreasing the value of the property.

Moderna Pavers demolished and removed the large concrete slab dri-veway and installed a custom paver

driveway and corresponding hards-cape walls for a clean, natural and finished look. A beautiful new wood and glass front door, stone accents on the façade of the home, darker exterior paint color and landsca-ping was added to compliment the hardscape and driveway.

It is such a beautiful home and we are ready to do another one soon,” says Joe. “It was a terrific experience and we look forward to working with each of our suppliers like Mo-derna Pavers again soon.”

Ponte Vedra: Paver Driveway Remodel.

Like many poured concrete driveways in the area, this one was more than 10 years old, and suffering from cracks and breakage throughout. In some areas the concrete had cracked so bad due to the roots of a nearby pine tree, that the concrete had heaved more than three inches upward.

In just 4 days, moderna removed the old concrete dri-veway, cleared the roots and installed more than 5,000 square feet of brick pavers. The new paver driveway is much more attractive, adds value to the home and has a much longer life cycle than poured concrete.

The homeowners wanted a paver that would comple-ment the home nicely without being too busy or flashy that would stand out, drawing attention away from the house. The pavers selected are called Mega Olde Towne, a paver shape that has three pieces together in the pattern and laid alternating in size and direction of the paver. The Mega Olde Towne has a smooth surface across the top of the pavers and a slight pillowed corner giving it a cobble look. The Mega Olde Towne paver is available in more than 20 colors and color blends. Though there is a physical border surrounding the project, it was done in the same three pieces and in the same color blend as the rest of the project for a seamless look. by John Doe

The owners of this lakefront home in Marsh Landing, a prestigious gated subdivision in Ponte Vedra Beach, nee-ded a multi-functional backyard space. Each year, they throw two big parties during The Players Championship. When not entertaining large groups of people, they use the space as an extension of their house – an outdoor living room in temperate weather. “It’s an area to read under the oak tree, have cocktails and hors d’oeuvres with a few friends or coffee in the morning,” owner Anna Dennis explains.

After getting a quote from a landscape architect and bids from five contracting companies, Dennis knew what she was looking for out of the space and out of the people she wanted to execute the project. “I felt an architect would just be an additional cost that I could transfer to larger privacy shrubs, or more pavers,” she says. “What started as just an empty space of grass and beds began to take shape in my head.”

Dennis decided to meet with Linda from Moderna Pavers out of Jacksonville. She says she enjoyed working with Moderna because they were willing to put in the time to come up with several different design ideas. After a month of going back and forth with computer-aided design (CAD) ideas – tweaking curves and planter sizes, Dennis settled on her ideal backyard patio space, but not before adding a driveway apron, path along the side of the house and path to the front door.

In just a few days, Moderna transformed the Dennis’ bleak backyard into a beautiful and multi-functional outdoor space including a travertine lanai with a step that extends outwards, three built-in planters, a seating wall and irrigated beds for an herb garden, flower gardens and even a space to plant a few veggies. Before the project even started, Dennis knew exactly how she wanted to furnish the space. She was looking to in-corporate four chairs and an ottoman, a hammock and a double chaise lounge so that she, her husband and their dog could read and relax together. “I got everything I wanted,” she says. “We use the space everyday. Whether we’re entertaining a big group, a few friends or just ourselves, it is perfect.”

Doing something as simple as adding a few curves to a walkway or entryway can make a huge difference, too often we are use to seeing the standard 90 degree corners and square entryways.

ADD CURVES

Adding nice flares as the walkway transitions into the driveway is a nice touch blending both together and leading guests gracefully to the front door. This is often a softer, more natural path people tend to walk and it lends to the flow of the landscaping.

FLARE I T OUT

Most walks built 10 or more years ago are 3 feet wide. Going to 4 or even 5 feet can rea-lly open up the look of the entrance and also allow guests to walk side by side on the way to the door.

MAKE I T WIDER

Alot of entryways we see have a nonstandard step height or even worse 2 steps of diffe-rent heights. We find that often eliminating the step can create a safer transition from the walk to the house.

Tremron is one of two paver maufacturers in Nor-th Florida. The Tremron Hardscape Design Center, an indoor paver showroom on Philips Highway near the Avenues Mall showcases some of the most of the popular paver colors & styles as well as some displays of the cooresponding retaining walls and hardscape features such as a fireplace, firepit, bench & grill. There are also loose samples available for homeowners to bring back to thier home.

There are many shapes available & any shape can be produced in any of the more that 30 colors or color blends. A frequently used paver shape is referred to as a “Cobble” meaning that the paver has slightly pi-llowed corner & contours through the sides of the paver & a flat top. Olde Towne- the most common cobble paver is available with 2 or 3 rectangular & square pieces together in the pattern. Mega Olde Towne is similar to the traditional Olde Towe, only larger, with 3 pieces together. Cobble shape pavers are most often laid in a random pattern, meaning the pieces alternate in size & direction as they are installed.

Another popular paver shape is the traditional 4”x8” paver or also called a “Brick” or “Holland” shape. These pavers are also smooth across the surface of the paver, but have a 45 degree bevel on the edges. Common layout patterns for the 4” x 8” paver are herringbone or basketweave.

A newer & increasingly popular shape intuoduced last year by Tremron is called Stonehurst. The Stonehurst shape has a flagstone like texture on the surface of the paver and does not turn down at the edges or corners like the cobble shapes. Stonehurst has the same footprint as Mega Olde Towne, with 3 sizes- a large rectangle, small rec-tangle & square.

Showroom

Sometimes visiting or driving by a comple-ted project is a great way to see the color and style of a paver on a large scale. Photos can get you close but seeing the actual pavers spread out over a large surface is the best way to see how the colors are blended together.

In some communities we have a dozen or more completed paver driveways to look at in a range of colors and patterns.

Cobble shape pavers include the most common shapes that we install throughout North Florida. Olde Towne and Mega Olde Towne are the most widely used, these pavers have a flat surface, slighty pillowed corners and slightly rounded edges to give the appearance of a softer stone without being too bumpy when driving or rolling across them. Several sizes are used together in the pattern to further add to the cobblestone like appearance.

Classic shapes include traditional brick shape pavers like the 4” x 8” paver. These pavers can be laid in a variety of patterns like the herringbone or basketweave. These pavers have flat surface and a small 45 degree bevel at the edges of each brick. Also included on the classic line is the Plaza series which inclu-des from 8” x 8” up to 18” x 18”.

The textured line of shapes includes the popular Stonehurst paver, designed to resemble natural stone with all the strength and upkeep advantages of pavers. Some clients choose to have their textured pavers antiqued which adds more surface and edge undulations. Most textured pavers consist of several sizes together in the pattern to resemble a natural slate or stone.
