Learning Objectives

The HAR.com app allows both consumers and Realtors® to search for homes for sale or lease, bookmark listings and save property searches. Members have access to their leads, their listings and their company’s listing inventory, as well as access to MLS data. Subscribers to the Platinum package of services have access to additional Lead Generation and Marketing options. Some of the features highlighted in the training: · Complete listing details · Wide variety of search filters · Drive Time Search · Add/edit listings · Instant CMA · Days on Market · Archive and agent full report · Showing instructions (if applicable) · Tax information · Listing price changes · Get support and provide feedback

Property Search – Nearby Search

From the home screen, tap Nearby Search, then tap Nearby Homes for Sale (or Lease, Recently Sold, etc.). You will then see a map of the properties within that category that are also near your current location. You can tap the List menu at the top of the screen to view a list of property details rather than the Map view. Tap any property pin on the map to open a pop-up preview of details about that specific property, shown in the bottom portion of the screen.

Working with Nearby Property with Results

Tap the pop-up preview of the property details to see the full details. In the General section, scroll through to see characteristics such as Description (aka Public Remarks from Matrix), room sizes, features, tax details, estimated mortgage, etc. Tap the photo to open the full gallery of up to 50 MLS photos and swipe through. Click the heart in the lower right corner of the main photo to activate the “Folders” option. Top the graphic that says “Folders”. You can create a folder, called what you would like, and collect properties in that folder. The folder and its contents can then be shared with a consumer later.

In the Map section, tap the property pin of neighboring properties to view their Home Value Comparables. Use the links at the bottom of the page to view the driving directions, surrounding area via Google Street View, or get the estimated drive time from the property to the destination of your choosing. For instance, you can enter a client’s work address as the destination and estimate how long their commute would be to and from the home.

On the MLS INFO menu, view the Matrix Agent Full Report, any documents posted in MLS, the Property Archive, Home Value Comparables and Tax Profile. You can also tap to create an Instant CMA for an estimate of current Real Estate market value within just a few taps of the screen. Lastly, create a MarketInsight report to be automatically be emailed to your consumer in order to keep them up to date on new listings, price reductions and recent sales in their market. MarketInsight is exclusive to those who have subscriber to the Platinum package of tools.

At any point while viewing the property details, you can click the share icon in the upper right and then choose the means by which you wish to share it (i.e. text, social media, email, etc.) based on the apps available on your device.

Also in the upper right, the “More” menu, which looks like three, stacked little dots, you have some organizational options: Recommend to Customers, Move to Folder, Add to My List, mark as Not Interested, Share Documents, Print or view driving Directions via the GPS app on your device.

Property Search – Search by Criteria

Back at the home screen, you can also complete a property search by entering criteria. Tap Homes for Sale, then simply choose criteria such as property type, price range, bedroom count, etc. Click the blue Search button at the bottom of the screen to view the results.

Working with Search by Criteria Results

As with the results found using Nearby Search, you have the Map and List view options at the top of the screen. Using the icons in the upper right, you can sort by one of several options, edit your “filters” or pieces of criteria or Select one or more properties and adjust settings using the stacked dots menu. Once properties are selected, you can share them, view them on a map or use the stacked dots menu to: Recommend to Customers, Move to Folder, Add to My List, mark as Not Interested or Select All.

Other MLS Subscriber Options

Back at the home screen, you can also tap on the main menu icon in the upper left corner which looks like three stacked lines. There are many options within this menu which allow you to perform searches using the Nearby and criteria searches performed previously, viewing your HAR leads, editing your profile and photo on HAR, financial calculators, view PDFs of HAR, TXR and TREC forms, view your search history, properties marked as “Not Interested” and in your folders and much more.

In the upper right of the home screen, you have icons for: Scan (used to check in and out of classes held at HAR locations – you can also click the word Scan a bit lower in the upper right), activate Car Mode, begin a property search, manage your preferences for using the Chat feature and log in and out of the app. The Chat feature is exclusively for subscribers to the Platinum package of tools and is described in the last section of this handout.

My Branded App and Chat Features

On the home screen is access to the My Branded App feature. This feature is exclusive to those who are subscribed to the Platinum package of tools. Once you tap on the My Branded App menu item, you can then invite consumers to download your branded version of the HAR App. Once they accept your invitation, they will have access to ‘Premium Content’ including you can then view their activity within the app as well as recommend listings to them via the app. Any leads generated by that consumer’s use of the app features will all be directed to you. Even if it isn’t your listing, the consumer will see “Presented by…” and your contact info on any listing they view. This ‘perk of Platinum’ allows you to keep in touch with them and help convert them to client’s as well as stay on top of the type of properties they have an interest in.

The mobile Chat feature makes it easier than ever for consumers to contact agents right from the app. A consumer can simply tap on the “Live Chat” or “Chat Now” icons on any agent’s profile or listing detail page to start a conversation. Members decide the days and times of day that they choose to be available for chat and a log of the conversations will be stored within the app. Agent to agent communication is just as easy.

To begin using the Chat feature, click "Chat Settings" from the main menu (the stacked three lines in the top left). You can also access your settings by clicking the chat bubble at the top of the menu screen. You'll be taken to your list of active chat sessions and can click the settings tab straight from there to access your settings. From the main settings page, you can easily adjust your Do Not Disturb setting as well as the Working Hours. Just click the day and select the times you are available for chat with customers. Click "Predefined Messages" to adjust the greeting message that individuals will see when they begin a chat with you. You can create as many messages as you like and then select them from the menu.
